Builders, Builders, Builders…. What are you thinking?   Our Housing market never really seems to stop building. We may have a single builder get out of the game, but the demand for housing is and continues to be strong for the Charlottesville Real Estate Market.   Some of the smart builders and smart developers know this.   We are seeing smaller developments around the city and even have a new development with hundreds of homes in the plan for the southern part of our area (This project is called Biscuit Run).   There is a lot of debate over where and how and why.      However, I want to go on record as saying to builders, "stop building homes that do not have a First Floor Master!" In reading my blog you know that we are building a custom home with my clients in the Charlottesville area with a local builder. The process started with purchasing the lot and then designing the home. This certainly took some time, but it was not long before we broke ground: Well, I stopped by yesterday (acrtually I stop by at least once a week) and the progress is going very well. We are under roof, have windows in and also electrical. This will be one of the largest homes built in Old Trail and it is hard to get a good feel for the size from the photo, but look at the front porch and also we have a full finished basement. We are doing several inspections along the way and it will not be long before we have this fine home finished! 10/19/2010

Yesterday I attended a Realtor event at The Old Trail golf community.  I was thrilled to hear how well this exciting new community is doing in the current real estate market.  We were informed that 60 homes have sold in Old Trail so far this year. Old Trail is located in Crozet Virginia just to the west of Charlottesville.  this is the perfect location for families where one member works in Charlottesville and another in Waynesboro.  There are a variety of builders who are constructing a variety of home styles, sizes and price ranges.  There are townhomes and single family attached.  Prices start in the mid two hundreds and can go up to a million.     Well actually Segway is in Old Trail, located in Crozet Virginia. The town center has a Segway store in the Old Trail town center. This is great! If you have read my blog you know that this development has both sidewalks and trails.         Many people have already discovered that Segway PT's are a fun, ultra-economical and environmentally friendly way for today's urban commuter to get around town! Not to mention GOLF!!! I have been seeing folks zipping along on their Segway with ZERO emissions! Have you seen the off-road versions of the Segway? What fun! I want one too!!! This morning over coffee in Charlottesville, my wife and I are discussing our little boy (not so little anymore) who is graduating from Henley middle school tomorrow!  We will have a family celebration after and I know he is excited. This morning I am flooded by emails that I need to go through. One in particular caught my eye. It is from a friend who is very tech savvy. He shows me where a local agent in our MLS is duplicating what I do on my blog sites(s). When I was younger, this sort of thing bothered me, but I now look at it as flattery. When dealing with the competitive business of selling  Charlottesville Real Estate, there will always be those that copy one another. The community of Crozet began as a whistle stop on the Chesapeake and Ohio Railroad in 1876 that was established at the request of the Miller Manual Labor School (the Miller School), which had been founded a year earlier. Is this an indirect effect of the Crozet Real Estate Market and the Scottsville Real Estate Market specifically the Albemarle area? Lower values on homes equals lower tax revenue which means budget cuts.  This is what is reported in the Daily Progress By BRANDON SHULLEETA  “We don’t see any other way around it,” said Anthony Townsend, president of the library Board of Trustees, at a news conference Tuesday. Townsend said talk of shutting down libraries isn’t a scare tactic. Instead, branch closures might be the only options, because the libraries already have lean budgets, Townsend said, adding that the intent of Tuesday’s news conference was to make the public aware of the situation.
