Old Trail Village is a significant new home development within the Crozet area of Albemarle County, Virginia.   The developers have striven to create a New Urbanist community, and to some degree, they have succeeded.  On a recent visit, I discovered the walk-ability of the community first-hand by wandering from the commercial area to the golf course and back and up around the “future site of Western Park” to a neighborhood called West End Square.  I took photos and shot a couple of video clips, had lunch at da Luca’s, stopped in for a latte at the coffee shop, and poked my head in the ACAC Fitness Center.  A day or two later, I brought clients out, and we met with the representative for Southern Development, and we considered the lots with mountain views at Creekside.  For these particu...

I opened Twitter this morning to a post from @ChilesPeachOrch, "Wow, what an incredible morning! It's shaping up to be a beautiful weekend, and the strawberry picking is.. http://fb.me/VEbb4zXI".  I was out at Chiles' place earlier this week, and oh my gosh, it was beautiful.  The drive alone is worth the trip out to Crozet, and it couldn't be any easier!  250 to 240 to Jarman's Gap Road, follow to the sign for Chile's... you'll come right up on their peach orchards on the left.  Bear left and you'll come to the store.  The picking is happening in what they call Field 1, right across the street.  Go in and get a box, and go to the field to start collecting.  Really, I can't imagine a better way to enjoy a morning or afternoon. Yesterday I attended a Realtor event at The Old Trail golf community.  I was thrilled to hear how well this exciting new community is doing in the current real estate market.  We were informed that 60 homes have sold in Old Trail so far this year. Old Trail is located in Crozet Virginia just to the west of Charlottesville.  this is the perfect location for families where one member works in Charlottesville and another in Waynesboro.  There are a variety of builders who are constructing a variety of home styles, sizes and price ranges.  There are townhomes and single family attached.  Prices start in the mid two hundreds and can go up to a million. If you’re a loyal reader of the Nest Report, this post may sound a little familiar to you.  To give a little background, we’ve been scouring through Charlottesville real estate market data from the first 7 months of 2010…and comparing sales statistics to years past. A few tidbits from Crozet... 1. Google made it's way through Crozet a few months ago and Crozet is now on Google Streetview.  Check out Nest Realtor Jim Duncan's blog for more on the topic.  (Thanks to Jim Duncan for pointing this out to me) 2.  There was a write up in yesterday's Daily Progress on Crozet Station and it's progress in Downtown Crozet.  With the Crozet Streetscape project making great strides, the Crozet Station re-development is a perfect next step to help with the look and feel of Crozet.  I agree that Crozet has its charm...but the shops, restaurants, and businesses in Downtown Crozet could use a major facelift.  I think it would be a great thing for the success of those businesses and for the entire community.  Read more in the Daily Progress. Established in 1997, Cory Farm is a 67 home neighborhood located in Crozet.  Cory Farm homes are 8 miles from the Blue Ridge Parkway and Skyline Drive, yet within walking distance to a variety of shops and restaurants including the Shoppes at Clover Lawn and the Crozet Harris Teeter. As a relatively small subdivision, Cory Farm doesn't have a large number of sales from year to year.  After the final new homes were completed and sold in 2004, there have been a total of 28 sales between 2005 and 2008...meaning that about 42% of the homes have ‘turned over' in that 4 year span.  Considering the average homeowner moves every 7 years, Cory Farms is in line with normal turnover rates.
