Today is a special day for me.  Not only is it Valentines but I made it really easy for my husband Charlie because we got married on Valentines Day 4 years ago. I feel so lucky to have found someone that I can share my life with and makes me so happy! We just recently started working together and although it has been an adjustment for us I think it is also taking our relationship to another level.  The 4 years we have been married ( and 9 years total together) has been great! And most of all I am thankful to have 2 of the most beautiful boys I could have ever asked for. Hunter and Ethan Doriguzzi have really made our lives together complete. I wish everyone a great day today! I hope everyone can have that special someone to share their love with.  I know that I have!

With spring ahead my buyer business is picking up.   Once again, I get phone calls from my buyers to cancel appointments that were made to go look at houses , and get the phone calls that we can go look at houses in a couple hours, as the buyer has for some reason or other extra time. I have a three hour window.  I call 10 listings and get through to three agents on the spot;  leave 7 messages.  Two of the messages are  returned  within the hour,  two of them call me while I am already showing the houses.  Three of them never returned the call. If it is a vacant house, I have no problem showing the house, but if the agent has specified to call before you go, I make sure to make contact before I show the listing. The Chesapeake Regional Medical Center is objecting to a joint hospital proposed in Virginia Beach by Sentara and Bon Secours.  The hospital will be located by the amphitheatre and will be a 200 bed facility.  Sentara has already been approved for a 120 bed facility but Bon Secours wants to add 80 beds.  The hospital will just carry the Sentara name.  Chesapeake officials are worried because they think that the hospital will impact them and damage competition.  Fully 18% of hospital admmissions come from Virginia Beach as well as 10% of outpatient procedures.  The Sentara system is a powerful draw because everyone in the system can see your records.  If you go to the foot doctor your GP can access those files.  If you go to a Sentara emergency room they can access your GP files and so o...

  An agent who showed a listing of mine provided me with feedback today- he said the house showed extremely well, all the lights were turned on, the blinds were open and the music on the tv was at the right volume. In addition, he told me, the house was clean and neat. BRAVO to my sellers, they listened, and did exactly what I told them to do prior to every showing.   The agent told me his clients really like our home, and it's in their TOP 5, he said these buyers saw 13 homes and ours was one of the few homes that had the beds made... can you believe it?  In this market, sellers are not making their beds?   Shame on them!   I didn't think that was one of the points I needed to address with these sellers, since every time I was there, the beds were made.   My sellers and I are very plea...

Well I must say business is slow for me right now.  Doing all the things in order to attempt to aquire more business. Going after FSBO, Expired listings , and talking to potential buyers. Seems folks are  holding back due to the economy situation.  Even bragging to them about recent mortgage rates and an all time great rate, does not seem to faze them.  I am just wondering if you are finding out the same responses from your attempt to aquire more business.

WEll it is Tuesday and have been making those calls to everyone I know.  Past Clients that I have ' done business with is number one.  Have contacted some friends for any referrals.  I am now planning to do as I do everyday, drive through neighborhoods and find those FSBO's.  My intention is to find them, drop off one of my flyers that give them information on what to do and expect as a FSBO.  I then will write down the phone number , look up the owner name on tax record, then send out a letter of introduction.  I then will wait 2 days and make a  simple phone call, to ask if they have any questions at all and if there is anything I can answer for them.  I do not push on the first call for the listing.  That is the second phone call 3 days later.  I have found this to be less intimidati...

I did an open house last week and it was a real bust.  I am just wondering how others are doing in their open houses.  I did one for 4 hours and traffic was low only 1 couple came through and were only looking with no aspect of buying at all.   I did make use of the time by networking , and lead generation.  It just seems that the open house maket is about over done .  What do you think"?

Wow what a night it was for America,  millions of people from all over the country came out to vote.  The long lines , but no one was upset.  For myself I took it all in and was proud to be an American and see the process of voting at its highest  peak. Men and women from all walks of life, voting either RED or BLUE , all taking part of such a historical event.  It is time now  whoever you may have voted for to band together as Americans to support the President elect, and pray that he succeeds in his mission to attempt to get  our great country back on the right path.  It is a great day as every day to be an American !!!!!!!!!!!!!!!!!
