While many "non-real estate professionals" may not see the trouble brewing here, Tim Harris of Inman clearly sees a problem with the MAJOR MLS data feed to Zillow possibly disappearing in April.   Is the beginning of the end of Zillow?   I receive almost half of my rental inquiries from Zillow/Trulia/HotPads although I do not personally place my rental listings there - my website host... HomeRentals.net ...SYNDICATES their client's listings to these "migration" sites.   The ONLY sites I place my clients' rental listings on DIRECTLY are 1) my HERO website; and 2) Craigslist.....and NO, I do not put my rental listings on our local MLS.   I personally see Craigslist becoming/coming BACK into favor for real estate listings now that their scamming potential has been minimized and their real ...

I already have a vew rental homes posted on my web site for occupancy this summer where I know that the residents will be leaving....and ALREADY rental prospects are getting frustrated with the VERY SLIM choices they have.   While I will certainly have more rental homes available after I send out my February rental increases, that will place my increase in inventory directly in line with the new "matches" to the UVa Medical School who need to secure their rental housing for move-in the last week of June.   So when rental prospects who really want a house are not willing to secure it ASAP and want me to hold it for them to view in 3 or 4 weeks when they have time to come into town, they are frustrated when I say...it may be GONE!     ...it may be GONE and there may not be that many for t...

While I was in the line at a local popular bagel shop recently, a woman and her husband in front of me were lamenting to a friend how HARD homeownership is.   Their plumbing has a leak and she was unsure what to do.  Her quote was..."when she was a tenant, she just called her landlord"....now that she is a homeowner, she has to determine who to call and how much it will cost.  She had not considered this aspect of home ownership when they purchased their home last summer.   Meanwhile, a WORKING single mom w/3 small girls is suffering with a broken heating system that she can not get fixed until February when she gets her tax refund. Her family is staying warm with space heaters loaned to her by friends in her community.   Local community action agencies, utility assistance programs and ...

Finding out when rental prospects are moving is one of the first questions I ask in my PRE-screening routine.   Prospects coming from a "migration site" like Zillow, Move/Realtor, Trulia (sorry ActiveRain) do not see when a rental property is available so they often go through the FRUSTRATING process of filing out an inquiry form thinking that someone will call them.   NOT IN MY WORLD!  I don't know where they are,  what time zone and if I call them and they don't answer we are in phone tag and they can then call me back AT ANY TIME with the anticipation of a discussion of their rental home needs at 3A - THEIR or MY time.   MY WORLD gets them a return e-mail with the following:     NOTE to ZILLOW, TRULIA, MOVE, Realtor.com& HotPads users....these are "migration sites" and do not contain...

Do Pasture Horses Need Grain? When looking for Charlottesville horse farms, one must look at the horse’s necessity. Horses naturally eat grass. Grain was only created by man to make the horses heavy. Horses were used to pulling caravans and did not have the luxury of time to graze. Feed bags were invented during this time to supplement the food of horses. Here are several ways to know if a horse should be given grain: Activity Horses are created to survive on grass alone. Giving them grain is a decision that can be greatly influenced by the activity of the horse on a daily basis and amount and quality of pasture that is available. If a horse is reserved for a competition, it would be best to calculate the number of games that the rider wants to enter and its condition. Age Young horses ...

In early December, I received the Realtor Emeritus designation from NAR. There were 2 of us awarded this designation out of over 600 members of our association.   To be fair, the NAR emeritus application wanted proof of my continued membership in NAR for the last 40 years.  I almost did not complete the form as I have been an NAR member in 3 states and 4 associations under 3 DIFFERENT last names.   I did have my GRI designation certificate from the University of Hawaii Small Business School from 1973.     In the "olden daze", the GRI designation was actually taught by NAR national instructors and held at colleges and universities.  I took the course as it would lower the number of years I had to be a sales person in order to sit for the broker exam.    ....and since they have added a "s...
