Young, Urban, Hip = Economic Prosperity That's the D.C. metropolitan area.  Once thought of as just a government town, the District of Columbia and the surrounding areas of Northern Virginia and Suburban Maryland are now attracting that vital demographic of young, urban professionals between the ages of 18 and 34.  (Note: I turn 35 in July.  Does that mean I know longer fit into the category of young according to all these studies?)               Bizjournals.com named the Washington D.C. area as the third best place in the nation for job opportunities for young adults.  According to the article "Economic vitality goes to youthful metros," Washington has an insatiable need for lawyers, lobbyists, legislative aides (and other jobs that start with the letter "L")  The article states that "...

What are the Golden Zip Codes?  Each year, Washingtonian Magazine publishes a list of the top 50 neighborhoods in and around Washington D.C. by the median sales price of homes.  This allows the reader to determine the areas of Washington D.C., Northern Virginia, and suburban Maryland with the highest concentrations of affluent households.   Great Falls, Virginia -- zip code 22066 has topped the list for several years running and in the May 2008 issue of Washingtonian Magazine, its 2007 median sales price of $1,112,500 again places Great Falls as the frontrunner of fancy homes.   How has the housing market slump affected these priciest areas?  In other words, are the Northern Virginia "Golden Zip Codes" losing their luster?     Here's a chart of the top 10 neighborhoods in Northern Virgi...

Which market are you watching and what news are your reading or watching? To hear it from the national media, you're bombarded with stories about foreclosures, massive price drops, a downward spiraling economy, recession, Armageddon, doomday, death and destruction. The local news is not much better.  When the Washington Post reports on real estate, they are often examining the entire region, Suburban Maryland, D.C., Northern Virginia, as well as the far reaches of the outer suburbs.  Parts of Loudoun County may be more a suburb for Reston or Tysons Corner than they are for D.C.Sure, real estate is a roller coaster ride and it's not for the weary who are in it for the short time and must clench the safety bar and scream the whole way down.  Anybody whose ridden on one of the cars at an amu...

Among the attractions of condo living in Northern Virginia are affordability compared to single family homes and townhouses, less maintenance than a large home, and convenience of location.  Location plays a big factor especially in Arlington and Alexandria where many condominium owners commute to work in D.C.  As the two suburbs closest to the District, Arlington and Alexandria are always in high demand among homebuyers and these two areas have not been hit as hard by the housing decline as many of the further out suburbs in Fairfax County, and especially in Prince William and Loudoun Counties.  One factor that plays a large role in the commuting equation and thus in choice of location is presence of the subway, or the Metro, as we fondly call it here in the Metropolitan Washington are...

Today the Virginia Supreme Court ruled that the Northern Virginia Transportation Authority is unconstitutional. You can read the entire decision here. The NVTA was created by the Virginia General Assembly earlier this year, to levy taxes for Northern Virginia transportation projects. I wrote about these increases in more detail back on July. In an unanimous opinion, the court said that legislators improperly delegated taxing powers to the unelected members of the NVTA. This decisions affects the recent increase in the grantors/transfer tax homeowners pay when they sell their homes, in addition to some other taxes that were increased in in January to help pay for the $300 million needed in bonds to finance planned transportation projects. It’s still unclear what happens next. It’s also u...

Arlington County announced a new development project on the corner of North Glebe & Wilson Blvd. Also known as old the Bob Peck site, the new project will include: 400,000 square feet of office space, 36,000 square feet of retail space, 90 units of affordable housing, 28 town homes. I drove around there today and realized that it’s very big space– almost 5 acres. That’s pricey real estate across from the metro $26 Million to be exact when the Peck family sold it to JBG in 2006. That’s a little more than $5M/acre! There were also two old homes boarded up on Wakefield and another small apartment building that appear to be part of the project as is the Staples, according to the press release. These new buildings will compliment the Ballston Mall and the other new building that emerge in r...

Mark your calendars for public hearing at the county. WHEN: March 27, 2008 (Budget) March 29, 2008 (Tax rate) TIME: 7 PM, scheduled (could be sooner if other agenda items end quickly) WHERE: Room 307 #1 Courthouse Plaza, 2100 Clarendon BLVD. What Are The County’s Plan: 1. Your Arlington 2008 real estate tax assessment increases 3.7% from your 2007 tax assessment. 2. Raise your tax rate to .838 per $100 of assessed value. A 6.2% increase over the 2007 tax rate of .789 per $100. What Does This Mean To You? Your real estate property tax is made of of two parts. The first is the value of your home (your tax assessment) which varies widely in a county made up of single family homes, townhomes and condo homes. The second, is the rate at which the county taxes that assessed value. Your proper...

Arlington is an urban county of about 26 square miles located directly across the Potomac River from Washington DC. No incorporated towns or cities lie within Arlington's boundaries. Originally part of the area surveyed for the nation's capital, the portion on the west bank of the Potomac River was returned to the Commonwealth of Virginia by the U.S. Congress in 1846.   Arlington is among the most densely populated jurisdictions in the country with a population density of about 7,938 persons per square mile. Arlington's population is racially, ethnically and culturally diverse.  Arlington County public school children speak 105 languages and hail from 127 countries. There are more choices available than there are flavors of Jelly Belly jellybeans.  It's true!  That's the case for the homes currently on the market in Arlington Virginia.  Single family homes, townhouses, high-rise condominiums, duplexes, semi-detached homes, garden style condos -- each has its own unique style and are available through different area of Arlington.  811 Arlington homes on the market in Arlington Virginia (as of February 25th).  94 homes sold in Arlington in January.  While this month's sales will likely outpace January, there's still an abundant 8+ month supply of home inventory in Arlington.  That's a clear indication that it's a buyer's market.  Add to that the fact that the average Arlington sale in January closed at around 93% of the asking price, and you've got y...

The latest and greatest trend in going green is green mortgages.  New "green" construction is now leading to more affordable loans.  Ask your lender for further details, but one form is discounted closing costs.  Bank of America has a program called the "energy credit mortgage program" and refunds buyers $1,000 if the home they are purchasing meets Energy Star's energy efficiency requirements. In the case of homes with substantive energy savings, some lenders are even increasing buyers' debt ratios.  This can allow for approximately $12,000-$15,000 more buying power.  The rationale behind going green is simply this:  less energy consumption = less energy costs; therefore, buyers can afford more in a mortgage.   Here are just a sampling of features which make a home "green":Energy Star A...
