Want some great news?  Who doesn't? The U.S. Bureau of Labor Statistics released an unemployment report today that examined the rates of unemployment in the Northern Virginia counties and cities. Unless you've been living under a rock, haven't turned on the t.v., read a newspaper, been on the internet, or walked down the street in the last 6 months, you're aware that the unemployment rate in the United States has skyrocketed to the 10% region. Well, in Northern Virginia, most areas are doing quite well when it comes to employment statistics, and some counties, like Arlington, Fairfax, and Loudoun are doing phenomenal -- less than half of national unemployment. Court House Metro station is located near the Arlington County Courthouse at 2100 Wilson Blvd., Arlington, VA 22201. This station is on the Orange Line and will be on the new Silver Line. There are long-range plans to create a new entrance for the station at its western end.  Reports describe the new entrance as an elevator that would connect the western end of the platform to a location near the corner of Clarendon Boulevard and Barton Street. As homeowners, we tend to think more about the things coming into our house (i.e. electricity, gas, water, pests, etc.) rather than the things going out.  However, lots of stuff leaves our homes every day in the form of waste. What happens to it?  Do you really want to know?  I think inquiring minds want to know. I recently met a water engineer who told me that while most people don't think about it, the costs of dirty water leaving our homes is more expensive than the costs of water coming into our homes -- the sewer part of the water & sewer bill makes up more of the expenses. The recent Realtor's confidence survey was released by NAR.  It struck me as terribly negative, and in my market, Northern Virginia, I don't see it as all that bad.  Perhaps it is about perspective.    It made me think back to the market in which I began my real estate career - the boom of 2004.  I bet most Realtors would think we were better off then, yet I strongly disagree.  Selling houses was "easier" then, if you had a listing, it would sell.  Now, listings still sell, but the seller has to take a big dose of reality regarding pricing and staging, and Realtor's negotiation skills are more important than ever.  Buyers then had to often write multiple offers and see dozens of houses before actually buying a house.  Same thing is happening now, only now the prices are lower and not sk...

First off – Happy New Year! I don’t know about you, but i’m SO happy to see a new year AND a new decade! As such, i’m doing a 2010 Real Estate Market Prediction for the upcoming year…these are MY opinions of what will happen, they’re based on what i’ve seen, heard, experienced, and can foresee happening. So here goes! 1. Inventory Will Increase. We’ve had exceptionally low levels of inventory from August 2009 to now. I know December active listings were about 2/3 of the level in 2008. I think many people were scared out of the market last year with prices hitting bottom and the floods of foreclosures. Now that prices are starting to rebound (this will be prediction #2) I think we’ll see more properties on the market for sale. 2. Prices Will Continue to Increase. In hindsight, I think t...

  These statistics are from our multiple listing system and do not include for sale by owner transactions or any other unreported transactions that do not appear in the MLS. By way of disclosure, 22205 is the zip code I live in although I have lived (a couple of times) in 22207 and work in all Arlington zip codes as well as other Northern Virginia cities.   I think it's worth noting that the average sold price has stayed relatively stable while the average list price has gone up. The average sales price as a percentage of the list price has dropped.  In general what I am seeing is a pretty stable market. It's too early to say there is a trend but if you just looked at this chart you might conclude that we have gotten a bit over-excited about the market and priced things a bit too high p...

I received an email from the county that if your (mine) trash and recycling pick up is Monday or Tuesday this week, it is cancelled. The pickup will occur on the 28th or 29th. I would like to say that my cul-de-sac is plowed but alas.....not so. I did however, leave the cul-de-sac yesterday. Woo hoo! A little slick but managable. Still too hard to show houses though. Can't find a place to park, side streets are still unplowed. Also, no mail again. This is a first. I have not received mail since Friday. This will definitely be a snowstorm to remember. Wow. This is definitely an enforced vacation. I will try and enjoy it, I will try and enjoy it, I will try and enjoy it. There.....I'm enjoying it. :-)

Things seem to be finally slowing down for the Holidays. We do need more inventory for buyers so I hope we see some homes coming on after January. On my "to do" list this year is education. I will be getting trained on the new HUD-1 one form today so I'll blog onthat tomorrow. and will be getting my "green" designation next year so I can help buyers and sellers make their homes more energy efficient and environmentally friendly. I bought a hybrid car this year....Toyota Camry. I am doing alot more driving this past year than other years. Many buyers have expanded their geographic search as the real real estate bargains seem to be outside the Washington, DC beltway. It's a little small for showing homes but so far buyers seem ok with it. If you're a buyer and you've got a comment on this...

  Remember the Fallen Honor those who ServeTeach the Value of Freedom to Our Children   Those words are the mission of the Wreaths Across America Project Yesterday on a cold Virginia morning thousands of volunteers from across the country arrived in one spot to honor our fallen heros.  For the last 18 years the Wreaths Across America project has made sure that soliders buried at Arlington Cemetery are remembered during the holidays.My spot for laying wreaths was in a quiet section of Arlington Cemetery, Section 60 close to the Columbarium.  A contingent of police from Portland Maine were there as well as hundreds of soliders who were honoring their colleagues. Sales are up is the good news and averge sales prices are still moving lower is the news no one wants to hear.  The latest MRIS* statistics for Arlington VA homes sales were released on December 10 2009 for November 2009 closed Arlington VA homes sales.  Because of Arlington VA prime location, the numbers are down but they are still one of the best in the DC area.  I've charted the average sales price for preceding November's (2005-2008) to show you the Arlington VA homes price trends.  The average Arlington VA homes sales price in September 2005 was $605,561 VS. the average sales price for homes sold in November 2009 at $509,003.  That is a 15.9% drop in the average Arlington VA homes sales price for single family detached Arlington homes for sale.  We must also consider that Arlington...
