Halloween Safety Tips for Your Tooele UT Home   As October comes to a close, watch for ghosts, goblins and witches rushing across the lawn of your [city] home, demanding candy and giggling from sugar rushes. As you seek to soothe the trick-or-treaters and avoid teenagers lobbing rolls of toilet paper through your trees, implement the following safety tricks to keep you and your family safe for the season.   ·Playing with fire – No matter how encased in pumpkin the little candles inside Jack-o’-lanterns may be, they can cause damage if not supervised. Never leave a candle burning unattended. When you extinguish the candle, be sure it is completely out and won’t spark back up again the moment you step away. Consider using battery-powered lights instead of candles, if you want that orang...

Autumn Curb Appeal for Your Tooele Utah Home, Not Just For the Rich and Famous   It’s easy to make your Tooele UT Home look great in the spring and summer, but autumn lawn care and curb appeal is just as important. By taking the following steps, your property will be just as appealing to prospective buyers during the fall and winter as it would be during spring and summer:   1.Rake and dispose of leaves and pine needles. A yard that needs leaf removal can cost a seller. Leaving a mess of leaves that need to be raked can make a buyer think the house needs work, whether it does or does not. 2.Consider planting ornamental kale and cabbage in containers. Ornamental varieties from the cabbage family will add color and withstand the chills of winter. 3.Clean out the gutters. Clean, leaf-fre...

What Happens After You Buy a House in Tooele UT (Sign a Tooele Utah Real Estate Contract?)   Buying a new home isn’t a sprint; it’s a marathon. When you find the Tooele UT home or condo of your dreams and place an offer that is accepted, don’t assume the marathon is over -- there are many more miles you must travel before closing. I hope you will have me in your corner watching your back, but if not here are some things you should be aware of.   Here are four steps to take after the contract is signed:   1.Be prepared for your earnest money or escrow deposit to be cashed. This money can be anywhere from $1,000 to three percent of the price of the home. Your agent should normally put that deposit in their trust account. 2.Go over disclosures with a fine-tooth comb. Your agent will help...

The Short List about Tooele County UT Real Estate Short Sales   With the current economy, Tooele County UT real estate owners are finding themselves in sticky situations when it comes to keeping up with their mortgages. Jobs at the depot are not what they once were, and anyone dependant on the building trades has suffered.   If the possibility of foreclosure is in your future, you might want to determine whether you’re a candidate for a short sale.   A short sale is when the owner and the bank agree to sell the home for a loss. Short sales are more beneficial to the homeowner’s financial future because it tends to damage their credit score by reducing it around 100 points instead of the 300 points a foreclosure might inflict. If you are starting negotiations with your bank to try and ...

Don’t Count on Luck to Sell Your Tooele County Home   I wrote a post to this blog a few months ago that I forgot to post, and since it is titled around a Holiday it was dated and I thought i would just scrap it. But!!! The information about selling your Tooele home is not dated and is just as important as it was when i first wrote it. Enjoy. Here it is.   Even though we’re celebrating St. Patrick’s Day this month, do not count on the luck of the Irish when it comes to selling your Tooele County home. Finding the right buyer in this housing market can seem about as easy as spotting a leprechaun. However, with a little bit of research, you can identify the type of buyers most likely to purchase your home and develop a marketing strategy to target that group.   Pinpointing the buyers mos...

Real Estate Contract Contingencies in Tooele UT   Whether you’ve bought and sold a dozen homes or you’re a first-time home buyer, you probably know that after you purchase Tooele real estate, there is usually no option to return or exchange it. Because of this finality, you need to be sure your contract spells out all the conditions you want met before the deal can close. In real estate contracts, these conditions are called contingencies.   Contingencies are the requirements that both the buyer and the seller must meet in order for the closing contract to be valid. If something does not meet specific criteria, the contract must be renegotiated or it becomes null. Below is a list of contract contingencies every buyer should include in their bid — so that you don’t end up with an unexp...

Diffences Between a Tooele County Real Estate Agent & a Broker? What is the Difference Between a Tooele County Real Estate Agent and a Broker? You’ve probably heard the terms real estate agent, broker, REALTOR®, listing agent and buyer’s agent. But do you know what they mean and the differences between them? Here are the definitions of terms you may encounter on your Tooele County real estate agent search: 1.Real estate agent: Agents are licensed sales people. They are not real estate brokers. In fact, they must work for an employing broker and cannot work independently. An agent works under the broker's guidance and legal protection. Real estate agents are required to undergo education pertaining to real estate law and ethics. 2.Real estate broker: A real estate broker has more educati...

Definition and Obligations of a Dual Tooele Real Estate Agent   Whether you’ve decided to purchase a new home or list yours for sale, or if you are a commercial real estate investor looking to buy or sell an investment you’ll need to hire an experienced Tooele real estate agent. Selling and buying homes can be stressful, so you need to be able to trust and rely on your Tooele County real estate agent to do what’s in your best interest, even if they’re acting as a dual agent.   Here is what we mean.   While ‘dual agent’ might be a confusing term, it’s quite simple — the real estate agent is working for both the buyer and the seller of the home, building, or development parcel. As both parties will have a lot at stake, this could be perceived as a conflict of interest. Below are some of...

Speechless Sunday (almost!): Passing by 150 years past. Spending a weekend in Tooele, Utah visiting family, my husband Mike and I came across the historic Benson Grist Mill while on the way to a BBQ in Stansbury Park. The mill is open from April through November for tours and special holiday events during the year. The best time in my opinion to visit is the Pumpkin Walk, held this year October 12, 13, 2012 ~ 10am - 8pm and is FREE to the public! The whimsical decorations and activities are a sure treat for the young ones. We passed by 150 years of the past in mere seconds. Happy Sunday everyone!

They Do More Than Sell Houses In Tooele UT I'm talking about Chris & Berna in the Tooele office, they do more than sell houses in Tooele UT. Much more. They are good citizens. They spend a lot of time doing things in the community that help make Tooele a better place to live. The 4th of July breakfast, the Easter Egg hunt for the kids, the Womens shelter, endless hours of planning commission & zoning meetings plus donated time for just about every charity Tooele County can muster. I guess you could say thats only fair since what they do is sell houses in Tooele, Stansbury Park & Grantsville UT. Making a place better makes selling a home a lot easier. And of coarse it helps get their faces "out there". The cynical might say "they give of themeselvs because it's good for business". But no...

I spend a significant part of my time "selling" the Tooele County area. Whether it's working with a relocation client and talking about our schools, or trying to get Miller Motorsports Park to think about marketing to the locals, I always am talking about the quality of life here in Tooele.  About the only thing I've struggled with in that regard was opportunities for students that are coming out of High School that aren't interested in "college life". These aren't dumb kids, just kids that may have an aptitude or interest in a career that doesn't always fall under the realm of traditional higher education. For, example, I have a son with a passion for drawing and an interest in drafting/architecture. However, he has little interest in English lit, Sociology, or the writings of Plato. O...

A Day In My Hometown ! Tooele Utah ! Good evening, I hope you all have a had a good day, and a great week. I had a lousy week, for the most part. I want to tell you about two good things that I did, one to start, and one to finish my week.  By now, all of you have heard about the death of PFC Jordan Byrd of Grantsville. Jordan was a combat medic who joined the Army to get some experience before going to medical school to become a doctor. Jordan was killed by sniper fire while going to the aid of another soldier. To my knowledge, he's the first soldier from Tooele County killed in the line of duty in many years. At 19yrs old, he leaves behind a wife and a month old son. Happy stuff, right? On Monday morning, Berna and I were at a meeting at the Chamber offices when the long procession of...

A bit of actual Tooele County Real Estate stuff... After several posts about "life" (read: auto racing!) in Tooele County, I thought I'd change it up a bit and talk about Tooele County Real Estate Stuff. The sales figures for July were released a couple of weeks back, and there are some interesting things and some things that aren't that surprising. The first non-surprising thing is that most of the home sales took place in the areas of Grantsville UT, Tooele City, and Stansbury Park. Home buyers pretty much look for homes and buy houses in those 3 areas. Lake Point and Erda get some activity as does Stockton and West Wendover Utah, but not enough to "move the chains" as they say. Tooele County fared better than most of the rest of the State. While the number of sales dropped by 23%, th...

Time for the Tooele Chamber Business Expo! It's that time again. Time For The Tooele Chamber Business Expo ! One of the fun get togethers we have here in Tooele County is the annual Tooele County Chamber Of Commerce  Business Expo/Taste of Tooele. This year, it's a group of 70+ local merchants from Tooele, Grantsville, Stansbury Park and other places mostly around Tooele County getting together to show their wares, and show the local townspeople that every thing they need can be found right here in Tooele County. Show them they will,  with lots of give-aways, all types of fun and funny games and a real good time for the entire family.. In conjunction with the Expo is the "Taste of Tooele", which is a showcase for a dozen or so of the local restaurants mixed in with the County merchants....

Tooele County Has Big Time Sports Car Racing-This Weekend! Tooele County has some "Big Time" sports car racing this weekend! The Grand-Am Rolex series makes it's last stop of the year at Tooele County's own Miller Motorsports Park . The track went "hot" this morning at 8AM with practice and qualifying in five different classes of racing and doesn't stop today until after 6pm. Tomorrow gets started early with MMP's "Motormouth" Celebrity go-cart challenge at 8AM. The winner of this race wins a $1000 donation to the charity of their choice. Berna & I have been asked to race, and it's our hope to win and get the Tooele Valley Community Co-op/Baby Cupboard a much needed donation. These aren't your usual "state fair" go carts. These carts are capable of speeds in excess of 70 MPH, and on the...

Can Fall In Tooele Really Be Here Already? Could it be true? Can Fall In Tooele Really Be Here Already?  After one of the longest, wettest Springs we've seen in Tooele County, and a short, hot summer, it seems that Fall has arrived! How do I know this? Well, my 50 degree bike ride through Pine Canyon this morning was a clue. My next clue is that high school football has begun, with Tooele, Grantsville and Stansbury Park's teams already into their schedule.  High school spirit is running rampant. Even my son, an incoming freshman in Tooele has asked for some purple stuff to wear, as he will "no longer wear anything red"! Yes, Tooele wears Purple and Grantsville wears red. If he ever figures out that Stansbury wears blue, he'll be heartbroken, and have nothing to wear! Fall in the busines...
