April snows bring May flowers?  Now wait a minute.  I thought is was April showers bring May flowers...... Oh well....I think this is the last snow of the years. We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION                    Other good signs in addition to positive price action is lower DOM (days of the market), lower new listings and higher percent of new listings being SOLD.     This is NOT a good time for those with low and/or no risk tolerance to purchase.  A strong case can be made that those who are looking for a home for their family with plans to stay long term.  Why not buy now?  Especially if the numbers make sense, i.e. Owning vs. Renting.  Even, if the market retracts more (which is extremely likely) in the future.  Between the coming market bounce and future normal cycle ...

Saratoga Springs saw a slight decrease in house prices from 2007 to 2008.  Median sold price barely went down from $240,000 to $238,600 and the average sold price decreased a little more from $264,563 to $238,600.  With a decline in sales by almost 20% and 14.77 months of inventory, there are a lot of homes for sale in Saratoga Springs UT. There are currently more homes listed than what sold in 2008 so sellers will most likely need to lower their prices even more than what they have in order to sale.    These numbers are not official
