We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION   Other good signs in addition to positive price action is lower DOM (days of the market), lower new listings and higher percent of new listings being SOLD.    SUMMARY Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom.  This is NOT a good time for those with low and/or no risk tolerance to purchase.  High and medium risk tolerant investors are making buying decisions and are doing some bottom fishing.  Some are trying to time the market and market timing is risky.  Trying to time the bottom is not for the inexperien...

Sold price of Sandy homes increased last quarter.  Median sold price went up 4.8% and average sold price increased 8.4%.  On the other hand, the number of homes in Sandy that sold went down 12%.  There is one year of active inventory and 738 homes listed.  On average, homes are currently listed 25% higher.

Just under 1,000 houses sold in 2008, down almost 28% from 2007. Average sold price went from $351,114 to $321,137, down 8.5%. Median sold price went down 6.5%, from $286,250 to $267,500.  Current average price of Sandy homes is 30% more than what sold price was in 2008.  Current median price is almost 19% more than sold price last year.  There are 710 MLS homes listed and 8.85 months of inventory.  These numbers are not offical.

Any one wondering about Salt Lake Homes for Sale In Sandy Utah? I was, and if your a Real Estate investor or your looking to buy a new home, you should be as well. So Sunday I took a look at the MLS statistics related to the area with the greatest number of homes for sale in the Salt Lake Valley. (710). SANDY, UTAH. Yes thats 710 single family residents (either houses or condominiums) listed for sale in an area that has seen little new construction in the last few years. Speaking of Condominiums, we were surprised to find that over 100 of these listings (14%) were Condos. Mostly Town-Homes. That makes Sandy UT the home of the 3rd highest concentration of condos in the SL Valley. I had another home inspector friend get his car stolen in Sandy at an upscale 8,000ft home. He opened the garage and backed his car in the garage, then went inside to turn the heater on. Who ever was sleeping in the basement snuck out the basement exit and went thru the garage and drove off with his car. It makes you wonder what is going on in all of these vacant homes sitting empty. At the midyear point in 2008 there are currently 852 MLS listings in Sandy. This is almost twice the number of homes as sold (464) during the first six months of the year. At the current sales rate, more than half of these listings will still be for sale in 2009. Sandy not only has a problem with an oversupply of inventory, but it also has a problem with the price of the inventory. Homes sold Jan-June had a median sales price at $270,000 (not counting seller paid concessions and closing costs) and the average sold price was $321,751.
