Real estate sales in Greater Park City for the second quarter of 2014 present quite a few different talking points regarding the Park City, UT real estate market. The combine number of sales for single family homes, condominiums and vacant lots fell by 12% compared to the same quarter last year. This is the first comparative drop in quarterly sales volume in nearly 4 years. The drop in sales was lead almost entirely by a drop in single family home sales. But while the number of sales dropped, the median Park City area single family home sales price rose by 5%. Inventory levels have also risen, so we may be seeing a slight “push back” from buyers to the price increases. Home sales in the $500K-$750K represent the hottest portion of the market. The Colony at White Pine Canyon is located at the Canyons Resort in Park City and encompasses 4,600 acres of beautiful alpine terrain.  Over 90% of the land at The Colony has been set aside and will forever be preserved as open space.  The lot sizes here average more than 5 acres and are the largest ski-in/ski-out lots in the Rocky Mountains. The Silver Springs area of Park City continues to be the hottest sector of the Park City real estate market though there are a number of great homes for sale in Silver Springs as I write this. Silver Springs encompasses the following subdivisions:  Snyder's Mill, Northshore, Southshore, Silver Springs and Ranch Place and most homes here are priced in the $500k-$1,000,000 range. The real estate market in Park City continued it's strong pace of growth in the first quarter and the additional good news is price increases have slowed considerably giving substantial hope that this will be a lengthy and sustainable cycle of growth. The number of closed sales in all property types was higher than at any point since the first quarter of 2007.  Total dollar volume was just shy of $327 million dollars which represents a 11% increase over the first quarter of 2013. Surprisingly, with this strong demand, median prices in the Greater Park City Area increased just 2% year over year and are still well below the market peak in 2007. Pinebrook is located just across the freeway from Jeremy Ranch and although separated by just a mile or so in distance the two areas are a completely different experience for the homeowner.
