The home prices in Ogden have been averaging $127,620 for the last 30 days making it affordable for many first time buyers.  The result is that homes in Ogden have been moving and have been selling in less time than the County average.  In the Ogden area there have been 92 homes sold in the last 30 days. They have ranged in price from $22,000 to $403,000 with an average of 89 days to get sold.  Homes under $250,000 are moving at a rate of 87 days on the market compared to homes over $250,000 that are taking an average of 135 days to sell.  At the time of this report there were 779 homes for sale in Ogden.  There is 8.47 months worth of inventory available in Ogden making it a slight buyers market, but not like it was when there was a year's worth of inventory.   For more information vis...

We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION   Other good signs in addition to positive price action is lower DOM (days of the market), lower new listings and higher percent of new listings being SOLD.    SUMMARY Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom.  This is NOT a good time for those with low and/or no risk tolerance to purchase.  High and medium risk tolerant investors are making buying decisions and are doing some bottom fishing.  Some are trying to time the market and market timing is risky.  Trying to time the bottom is not for the inexperien...

78 less homes were sold in Ogden, dropping about one quarter.  Median sold price slipped just $750 but average sold price slid about $11,000.  Ogden Real Estate has 8 months of inventory and 675 active listings.  Ogden homes continue to be some of the cheapest around and are currently listed around the mid 100's.

100 less Ogden homes were sold, dropping 37% when comparing with the first quarter of 2008.  166 homes sold over the first quarter of 2009.  There are 13.28 months of active inventory and 735 homes currently listed which is pretty normal for the area right now.   Sold price increased a few percent.  Median sold price of homes in Ogden rose 2.86% and average sold price is up 9.03%

Like many other cities in Weber County, Ogden saw an increase in median and average sold price. Median price increased from $120,000 to $126,000 and average sold price increased from $132,704 to $138,026. Ogden homes are among the most affordable in Utah, even when they are overpriced by 10% like they are currently.  There are 7.66 months of active inventory and 763 active listings. These numbers are not official.

Real Estate in Ogden is the least expensive for urban areas of Northern Utah. The 2008 median price of homes sold in Ogden is $125,000, nearly half of the Northern Utah median average sold price of $212,000. One of the big real estate problems with most of Utah is the huge surplus of high end homes. It's like Wall Mart out there! Prices are falling but not drastically. I think Agents are becoming more realistic about initial pricing of listings. Seems like the prices are not starting so high and stabalizing the Market a bit. Lately I have noticed that there is less of an area spike for price points. Meaning that in the 140k area the homes all seem to be within the bounds of the price range. This is nice because prospective Sellers who as we all do think our home is better than the ones on the market, dont get caught up in the pricing. This is a fun and changing market in the Greater Ogden area and I LOVE it. My activity as increased with buyers and sellers so not so much time on my hands for seminars.
