Logan, UT Real Estate News

The Logan Utah Real Estate market is getting a lot of attention lately.  In a down economy, I think it's important to find the bright spots. Logan Utah Real Estate is one of those bright spots in the national news, and I would like to sum up some of the latest reports on our market. The Utah Real Estate market showed a decrease in home values in 2008 by 6%. Logan homes are the only homes in Utah to show an actual increase in value. This increase, which is small, but is still an increase; was 1.9%, according to national reports. This puts Logan, Utah 32nd in the nation.  Logan skipped the housing boom and has skipped the bust, so far. In Salt Lake, prices fell by nearly 3.5%, in Provo-Orem more than 4.5%,  St. George saw the biggest decrease in the state at 13.3%. That puts ST. George in...

Logan Utah was announced by Business Week Online in the top ten of the Most Affordable Suburbs of The West.  Logan Utah had a median home price range of $183,500, which was the lowest on the list. The Logan Utah Real Estate market continues to be named amongst the best in the nation. Logan Utah was ranked 10th on the list, barely squeaking in. Logan came just behind Kaysville Utah, which is just north of Salt Lake City, Utah. The Utah Real Estate market continues to shine in a sea of gloom and doom in the national spotlight. There hasn't been a better time to buy a house in the Cache County Utah area. If you are a real estate investor,  prices are affordable, and interest rates are still at 20 year lows.  The real estate market in Logan Utah is strong, and the future looks the same. The...

http://money.cnn.com/galleries/2007/moneymag/0703/gallery.bp_retireyoung_new.moneymag/index.html  Congratulations to my friends up North. Logan is a great town. I have always enjoyed my visits to Logan. I have many friends there and a sister that lives with her family there. Nearby Logan canyon is a scenic byway and leads to picturesque Bear Lake. Recreational venues are all around in the Cache National forest. It is also home to Utah State University Aggies.

The Cache Valley Real Estate Market is showing some signs of balance. What do I mean balance? I was looking at our statistics for the last 7 days. This is what I found: February 24th, 2009 to March 3, 2009 New active listings for Cache Valley: 38 Cache Valley houses under contract: 20 Cache Valley Houses Sold: 18 These numbers are kind of surprising to me. We had 38 new listings come on the market in Cache Valley, and we had 38 houses either put under contract or sold. Balanced? I think so! These numbers indicate Cache Valley's market isn't over saturated with houses like some other states. We have had the same number of houses being sold as number of houses being put on the market. This balance is a good thing. We are still O.K. here in the Cache Valley Real Estate market. I can't pred...

We have all heard the excuses "I was just doing my job" or "I was just following the rules." When is it time to break the rules and use your moral education to do the right thing? When is it time to stop doing your job and start using your brain? The time was yesterday, and we missed the boat.   I have been hearing, in the news, these common phrases about our crisis. The banks, the employees, the underwriter's, everyone has an excuse to pass the buck. It seems as though the only thing I hear is "I was just doing my job." The reason I am writing this post is because of a video my son made me watch from the TED conference. It was from a brilliant man named Barry Schwartz. Now I don't know much about him, but his video is exactly what we need in our industry.  More character and fewer excu...

Changes in the market require changes in how we think and what we do. We have smart strategies to help everyone make a smart move in any Cache County Real Estate market. 2007 we had a seller's market, where the excitement of rising prices appealed to both buyers and sellers.  Purchasers clamored to purchase Cache County real estate in order to grab their share of the rising values.  Some Cache Valley home owners who otherwise might not have sold, decided to sell to take advantage of their sudden increase in equity.  2008-09 is a buyer's market.  This is the time when buyers in Cache Valley Utah should really be making the most of their opportunity to enjoy a wide selection and good prices; however the fear of paying too much holds many purchasers back.  Home owners in Cache County Utah...

Do unemployment rates and home prices have a link?   A few weeks ago I wrote a blog about the low unemployment rate in Logan, Utah. Logan has the second lowest unemployment rate in the nation at 2.8%. Today I read that a report by the Federal Housing Finance Agency said while home prices in Utah have dropped over 6%, home prices in Logan increased 1.9 percent last year. That ranks Logan 32nd in the country among metropolitan areas. So my question is, do these two stories have something in common or is this just a coincidence?    Johnnie Rosser RE/MAX Excel Logan, Utah http://uthomelist.com

And get $25,000 Cash Back! Okay, so that sounds a little too good to be true, but it is reality. First time buyers who buy a home this year will get an $8,000 tax credit. If this tax credit is used to pay down the principal of the loan, buyers can save approximately $25,000 in interest and will pay off their home loan 40 months earlier. The catch is that the savings is realized at the mortgage term and not right now. Lets suppose you buy a $160,000 house with a $10,000 down payment, giving you a loan amount of $150,000. With a ridiculously low interest rate of 5% (which is available today), you would have a principal and interest payment of $805.23 on a 30 year mortgage. Not a bad payment for a nice home. Over the course of the loan you would pay $139,884.83 in Interest. Now if you hurr...

Attention First Time Buyers: If you buy a home this year (before December), you will receive an $8,000 direct tax credit. This $8,000 will NOT have to be repaid if you stay in your home for atleast three years. You can buy any home you like, a townhome, a condo, a foreclosure, a short sale, or a nice house with a yard. It can be listed by ANY Realtor, or can even be listed for sale by owner. This $8,000 rebate is yours to use as you like. It can save you even more if you use this $8,000 to actually pay off your house. Some other details of this homebuying stimulus package include: Tax credit is up to 10% of the value of the home. So, homes purchased for less than $80,000 won't get the full $8,000. Full Credit is available for individuals who make less than $75,000 per year and couples w...

Here are the anserws to some of the questions I get from buyers after they have found a home they want to write an offer on. Q-Should I be present during the inspection? A-It's not necessary; the inspector will provide you with a report that you can review. The inspections are often very time consuming.  After we get the report back, we can then go back to the home and look over the items the home inspector brought to our attention. Q-Do I need to talk to an insurance agent? A-Yes, we offer a home warranty that covers the basics of your home for one year. You can purchase it or ask the seller to purchase it for you. Q-What's "earnest money" and how much do I need?                                      A-When you write an offer you have to include earnest money. Generally, on an average p...

I thought I would take some time to answer some of the most frequently asked questions I get from buyers. These are questions I get when people start looking at homes.                                                                                                     Q- Do I need to be pre-qualified by a lender? A-There are five great reasons to get pre qualified: •1.       You will know your monthly payment in advance. •2.       You won't waste time considering homes you can't afford. •3.       You can select the best loan package without being under pressure. •4.       Sellers may favor your offer if they know your ability to secure financing, putting you ahead of the competition. •5.       You will have peace of mind knowing that you will be able to purchase the home you love ...
