To say that the Weber County Commissioners were a little put out by the revised list of names submitted by Powder Mountain would be putting it mildly. Powder Mountain refused to include any names other than their original selection plus 3 spouses and two new individuals on the town council list presented to the Commissioners. Interviews of numerous other qualified residents were jointly conducted by the Commissioners and a representative from Powder Mountain. The Eden Real Estate market has taken the extremes. While it was one of the hottest areas a couple years ago, it is now ice cold. Almost nothing is moving in Eden, and it has more inventory per Q2 sales than any other city in Utah. Currently there are 165 residential homes for sale in Eden. During the first half of the year, only 30 MLS listings actually sold. In the second quarter, 16 homes sold, and at the pace of 5 homes sold a month it will be nearly 3 years before the present supply of inventory is exhausted. The median price of homes listed for sale is $419,000. The median price of homes that have sold this year in Eden is $383,000. Unless some economic factors dramatically change soon, the Eden real estate market will be slow for a while so hold on tight.

"So I got ahold of the owners, and they said they were willing to sit down and talk with us."    After meeting with the resort developers on Monday, Dearden decided to move to table the incorporation petition at Tuesday's commission meeting so negotiations could continue. Single Family Home and Condo sales statistics for the Ogden Valley (Snowbasin / Powder Mountain / Huntsville / Eden /  Liberty) and Summit County (Park City / Deer Valley) are shown in the chart below.  Average # days on market (DOM) for the 90 day period ending 9/11/2007 decreased for both SFH and Condos in Summit County, while the Ogden Valley market saw DOM increases for both housing types.  In the Ogden Valley market, SFH and condo sales volume and price per square foot held steady compared to the previous 90 day period, while Summit County held steady in all areas except a decline in the number of condo units sold.  The Ogden Valley market may be establishing a baseline after experiencing declines in $/FT2 since 2006.  In my opinion, the data, and my conversations with local and ou...

Single Family Home and Condo sales statistics for the Ogden Valley (Snowbasin / Powder Mountain / Huntsville / Eden /  Liberty) and Summit County (Park City / Deer Valley) are shown in the chart below.  Note: Both markets experienced declines in Single Family Home (SFH) average sales prices (Summit County: -14%; Ogden Valley: -24%) and Sales Price per Square Foot (Summit County: -15%; Ogden Valley: -15%) since my April update.  Average days on the market decreased significantly for SFH and Condos in both markets.  For the Ogden Valley market, SFH sales volume was 50% greater than the previous 90 day period.  In my opinion, this data may be indicating the soft real estate market the Ogden Valley has experienced over the past year may be turning around.Looking at inventory and transaction...

As of mid-April 2007,  the 12 Month Moving Average Sales price was $613,000 for Summit County (Park City) and $421,000 for Ogden Valley home and condo transactions.  Another useful statistic is Sales Price per Square Foot.  As of mid-April 2007, the 12 Month Moving Average $/FT2 was $262 for Summit County vs $166 for the Ogden Valley.  In other words, the cost per square foot in Ogden Valley is running 37% (this difference was 35% in mid-February 2007) lower than the Park City area.  The average size of a typical home/condo purchased over the previous year was 2274 Square Feet in Summit County and 2571 for Ogden Valley.An apples to apples comparison, separating condo and home sales for the two areas is in the chart below. UTAH Real Estate Sales Comparison90 Days Ended 4/21/2007Measureme...
