We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. The new asking price is positive, days of the market are down and sold price is flat.  Indictors of market bottoming action.  Let's hope it continues. PRICE ACTION      Other good signs in addition to positive price action is lower DOM (days of the market), lower new listingsand higher percent of new listings being SOLD.   SUMMARY Has the Utah Real Estate Market bottomed? I thought I would share some information on homes in one of my favorite areas in the county. The area I am talking about is the South East part of Draper, the part in between Highland Drive and the summit of the mountain. Draper is a fantastic place to live, and draper is where we do the majority of our business, here at our brokerage. The homes up on the mountain are some of the best properties available in the state. I was out showing property the other day up at a Development called Suncrest, Draper Utah. The winter Carnage of a Vole infestatation was very apparent with the yards in this bedroom community. It almost look like a power rack was hard at work over the winter. What is a Vole? Voles are small rodents that grow to 4-8 inches depending on species. They can have 5-10 litters per year. Gestation lasts for 3 weeks and the young voles reach sexual maturity in a month. Needless to say, vole populations can rapidly grow from one or two to many within a very short period of time. Since litters average 5-10 young, a single pregnant vole in the yard can become 50 or more in less than a year. Voles are commonly mistaken for other small animals.
