Clearfield homes sold have followed similar county trends.  Sales took a pretty big drop around 2006 but last year increased slightly so it appears that the downward trend for Clearfield Real Estate will change.  Sold prices have stayed pretty close to the 4% increase based off of prices in 2000.

We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION   Other good signs in addition to positive price action is lower DOM (days of the market), lower new listings and higher percent of new listings being SOLD.    SUMMARY Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom.  This is NOT a good time for those with low and/or no risk tolerance to purchase.  High and medium risk tolerant investors are making buying decisions and are doing some bottom fishing.  Some are trying to time the market and market timing is risky.  Trying to time the bottom is not for the inexperien...

Homes in Clearfield experienced the largest drop in number of homes sold in the county.  38 less homes sold, decreasing 34%.  Part of the reason may be because sold prices increased slightly instead of decreasing like most other cities.  Average sold price of Clearfield homes took a small climb of about $1,000 and median sold price increased close to $7,000.  Current home prices are not far off from what they were sold at last quarter.

The number of Clearfield homes sold decreased 13% from 61 to 53.  Median sold price increased slightly by 1.29%.  Average sold price also increased a little, up 2.16%.  Currently, price of homes in Clearfield haven't changed much.  There are 9.79 months of active inventory and 173 homes for sale.

There are currently 156 active listings and 31 under contract properties in clearfield.  That give us a total of 187 properties currently for sale since the under contracts have not closed yet.  By dividing 31 by the total number of properties available your answer is 16%.  If the percentage is greater than 25 then it is a seller's market and if less than 25% it is a buyers market.  That means the overall market in Clearfield at this time is a buyers market.

We just had a snow storm four days ago and got about 8 to 10 inches of snow around the area.  While driving around the neighborhood I saw numerious vacant homes for sale and the snow is still in the driveways and on the sidewalks and entrances to the homes.  I learned a long time ago that keeping the snow off the walkways and driveways helps the potential buyer and their agents get into the homes.  So keep your driveways and sidewalks clear of snow if you want them shown.

You have probably seen a lot of homes on the market advertised as short sales.  This is a term used for home sellers who are trying to sell their home for what they owe on their loan or less.  Homes in this category are not always really approved short sales.  That is to say the lander has not given the homeowner an exact amount that they will take for the home, they have only agreed that the home is on the market and is being sold.  To have an approved short sale, one that will sell in a minimum amount of days, you need to know how short sales work and what is required of the homeowner to get an approval for a short swell. In my training as a stager I was taught a little secret that I thought I'd pass on.  If you really want a home to look it's best for showings, simply replace the homes light bulbs with bright white bulbs.  You will be amazed at the difference.  We did this on a recent listing and the home sold in 5 days.  It really make a great difference.  Try it with you next listing and see what results you get.

As of 1 February 2009 there are 164 active listings on the market in Clearfield.  Prices range from a low of $94,000.00 to a high of $349,500.00.  There are currently 22 homes under contract.  Take the two numbers and add them to gether and you get a total of 186 homes currently available.  By dividing the 22 by the total of 186 you find that only 12% of the total available homes are under contract.  If this percentage is under 25% then it is a buyers market and if it is over 25% then it is a sellers market.  So once you have done the math you find the Clearfield City in currently in a buyers market.

Median sold price in Clearfield saw an increase of 3.06%, from $155,000 to $159,900.  Average sold price saw an increase of 1.26%, from $165,250 to $167,366. The number of homes sold dropped 31.45%.  Because there is only 6.13 months of inventory, the market is currently balanced. With 167 different choices, there are many affordable homes in Clearfield UT. There are as of 1 October 2008, 173 active homes on the market with another 29 homes under contract for a total of 202.  By calculating what percentage of the total the 29 homes under contract are you know if Clearfield is a buyers or a sellers market.  29 divided by 202 = 14%.  If the % is under 25 percent then it is a buyers market.  If it's over 25% then it's a sellers market.  So Clearfield, UT is currently experiencing a buyer's market.  To find out more about market conditions in Utah just give me a call at 801-540-3825.

There are a few ares in Utah where the real estate market is pretty healthy. Clearfield is one of those areas. Although home sales are down compared to 2007's numbers, the low cost of housing in Clearfield has kept its market moving. In the first half of 2008 175 residential homes and condos were sold in Clearfield these homes had an average price right around $168,000. The current average price of Clearfield MLS listings is about $195,000. Although this number is nearly $30,000 more than the price homes are selling for, it is still substantially lower than the Northern Utah average of $364,000.  Clearfield also has less inventory than any other large city in Utah. Clearfield's planning commission recently approved a zoning change that could bring a 100-million gallon water tank in a residential area.  The proposed tank would go into a newly created public facilities zone in the Autumn Ridge subdivision.  According to an article in the Standar Examiner, the tank's east end will be seven feet high and there will be a sloping hill that will reach the 25 foot max. high on the west end.  The district officiers say that it will be 25 feet above ground and covered in dirt.  The issue will be considered again by the city council in August 2007 when it holds it's first meeting.
