I write this posts to help people considering moving to or living here in South Davis County to find some of the great attributes that this community has to offer.  Don's Meats is a butcher shop that is a stand alone shop.  There is not a grocery store attached to it. Don's Meats has great package deals to help you stock up your freezer as well as great meats to buy for daily consumption.  The Don's Meats nearest our home is in Centerville, it is near our Keller Williams office on Main Street. Here is the website for Don's Meats: http://www.donsmeat.com/ This is a wonderful shop to have in our community! Don's Meats Centerville, Utah

This is a post that I just had to write.  I mean Tony Burgers, I just had to go there and eat.  It is located in Centerville and the food was really good.  There are currently 4 Tony Burgers locations.  The one in Centerville is located at 84 West Parrish Lane. We have only eaten there once, but the food was excellent.  Their french fries were exceptional!  If you're hungry for a burger and willing to try something new, give Tony Burgers a try!  Here is their web site: http://www.tonyburgers.com/

The Centerpoint Legacy Theatre in Centerville is now getting ready to perform the classic musical, The Sound of Music.  This seems very appropriate with the recent passing of the las surviving Von Trapp family member, Maria.  The performance will take place from March 3 through March 29th. The ticket prices are very reasonable with adults paying $22 for main level, and $21 for the balcony. Senior and students are $20 main level and $19 in the balcony.  If you really want a great deal, season ticket prices are $110 for adults on the main level and $100 for the balcony.  It is $105 on the main level and $95 on the balcony for seniors and students.  This year there are 12 plays being produced, so it really is a great benefit to purchase season tickets! Here is the website for more informat...

La Puente is another really good Mexican Restaurant located in South Davis County.  It is located in Market Square in Centerville.  The food is very good, I really like it.  There are several La Puente restaurants located in Northern Utah.  From my research, it is a local chain.  The food is traditional Mexican Cuisine, so you may want to order extra tortillas, it is hot.  La Puente is resonably priced, and as I mentioned, I really like the food.  Like my earlier post about Lorena's Mexican restaurant, the tortillas are wonderful.  They are thick like Lorena's and very good.  I will normally order an extra order of them, even when the food isn't too spicy!  It is a casual restaurant, and family friendly. One of the great things about doing a series of blogs like this is the experience.  By that I mean it has forced me out of my comfort zone and try new restaurants even when you like to eat at one restaurant.  Fuji Sushi is one of those great restaurants.  As the name implies it is  a wonderful Japanese Restaurant specializing in sushi. I may have mentioned that I like sushi, I could probably eat it 3 or 4 times a week.  If you were to twist my arm, I could probably eat it 5 or 6 times a week.  Fuji Sushi is located in Centerville, across the street from Walmart.  The food is great and the restaurant his an intimate atmosphere.  This is a restaurant that I would recommend to anyone without hesitation!  Here is their website for more information: http://www.fujisushiut.com/ Fuji Sushi, Ce...

Centerville, Utah FHA Mortgage Requirements Buying a home in Centerville, Utah? A good mortgage choice may be a Federal Housing Administration Loan (or FHA). Centerville, Utah FHA Mortgage Requirements can be hard to navigate. To simplify, I went ahead and made a general list of what makes a good candidate for an FHA Home Loan in Centerville.    Do you fit this criteria?: - Think your credit score isn't good enough to buy a home. - Can't afford a steep down payment. - Think you won't be approved for a mortgage. - You're looking to buy your first home.   Well, I have good news for you, FHA Loans ease all those worries! Let's clarify, the federal government does not give you this loan. Rather, they back the loan and the lender grants you the loan. Because the FHA backs this loan, your len...

Centerville is another great community in Southern Davis County.  Located just North of Bountiful, it is a city with over 15,000 people mostly nestled between Interstate 15 and the mountain.  It is another beautiful area with some great parks and recreational opportunities.  Centerville is another of the great commuter options to Salt Lake City, Ogden and Hill Air Force Base.  Centerville real estate offers a great mix of historic Pioneer homes with a good mix of newer homes. Centerville Utah Infrared Home Inspections provided by Utah Infrared Inspections Often times alot of money can be saved by using a home inspection company that provides thermal imaging technology. Many Centerville, Utah Real Estate Agents have become big fans of thermal imaging home inspections over the last year. At first, Real Estate Agents are weary of the infrared inspection services thinking that it will scare clients away. The agents who have given the new technology a try have experienced nothing but expedited inspection services and a much smoother real estate transaction. Clients feel much more confident about the purchase decision and less worry about needing further opinions or additional information. An infrared inspection can also help eliminate the need for additional cost...

Centerville Utah Home Owners Should Definitely Have a Radon Test   During several home inspections in Centerville Utah over the last couple of weeks I've found extremely high levels of Radon gas. The EPA strongly recommends Radon mitigation on any test results above 4.0 pci/l's. The last few Centerville Utah Radon tests have tested at levels over 3x what is considered safe. Utah is a MAJOR hotspot for Radon gas and Centerville Utah is definitely an area that has proven to have elevated levels of Radon. Radon mitigation is often cheap, $1,000 to $1,500, and there are very effective ways to correct the problem. Radon gas should be taken serioulsly as it's the 2nd leading cause of lung cancer. Any new home or structure that hasn't been tested for Radon should be tested as soon as possible....

We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION      Other good signs in addition to positive price action is lower DOM (days of the market), lower new listingsand higher percent of new listings being SOLD.   SUMMARY Has the Utah Real Estate Market bottomed? Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom.  This is NOT a good time for those investor with low and/or no risk tolerance to purchase.  Investors with a long term buy and hold strategic.  Opportunities are starting to make sense.  Contact your property resource specialist for information to make an inf...

Real estate in Centerville has experienced both ups and downs over the past ten years.  Over the past three years, the number of homes in Centerville that sold have been pretty close to the same.  Sold price slipped for a few years but is now where it should be based off of a 4% appreciation since 2000.

Homes sold in Centerville had a small increase from 23 to 29.  Centerville Real Estate was also one of the few to see an increase in price.  Average sold price stepped up 0.84% and median sold price increased 2.77%, taking sold price into the mid to upper $200,000 range.  Considering the 69 Centerville homes currently listed, median price is 9.64% higher and average price is 19.38% higher.
