The number of Bountiful homes sold over the past few years has hit a ten year low.  Sold prices of homes in Bountiful have recently decreased, but are still prettty close to the usual 4% appreciation.  With the amount of homes that have been selling, there is plenty of Bountiful Real Estate to fit a variety of needs.

We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION   Other good signs in addition to positive price action is lower DOM (days of the market), lower new listingsand higher percent of new listings being SOLD.    SUMMARY Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom.  This is NOT a good time for those with low and/or no risk tolerance to purchase.  High and medium risk tolerant investors are making buying decisions and are doing some bottom fishing.  Some are trying to time the market and market timing is risky.  Trying to time the bottom is not for the inexperien...

Bountiful Real Estate sold 15 fewer homes last quarter, falling 22.4%.  Sold median price fell about $27,000 and average price fell about $61,000.  There are 205 actively listed homes in Bountiful and inventory is getting close to one year.  Today's median price is in the mid-300's and average price is in the low to mid-500's.

Bountiful homes sold declined 25%, making it close to the average in the county.   Bountiful median sold price had the largest increase in the county, rising 22.4%.  Average sold price also increased, but only 6.5%.  The average current price of homes in Bountiful is 40% higher and is close to one half million, probably meaning that more higher end homes were put on the market this past quarter.

Bountiful homes sold decreased 18.23% in 2008 which is just under the county average. Median sold price is down 4.4% to $229,950 and average sold price is down 9% to $273,817.  Homes are currently overpriced by over ten percent and there are 8.27 months of inventory.  One of the 235 listings in Bountiful could be the right one for you. There's no doubt about it. The Bountiful Utah Real Estate market is down. Home sales area way down, and the price homes are selling for is down as well. There is a lot of real estate competition out there and the homes that are selling are the ones that are priced low. People just aren't buying the expensive bench homes like they used too. For the first half of 2008, 160 Single family homes and condos were sold in Bountiful. The median price of these sold units was $225,000, and the average price was $296,170. Currently there are 271 homes for sale in Bountiful, the median price of these listings is $315,000 and the average list price is $491,304, nearly $200,000 more than the average price of homes sold in the first half of '08. Next Tuesday Sept. 11 at 7 p.m. there will be a meeting on the county's recent tax assessment. It will be held at the Bountiful Library, 725 S.
