Ego To The Back. Clients Are Riding Shotgun!     Arrogance is the fastest way to kill a real estate career. Nothing screams unprofessional louder than putting oneself first, leaving potential buyers or sellers behind. My rule is simple: the client always comes first.     Their needs. Their dreams. Their goals. Take priority. Every time.     Treat people well and the results follow naturally. I can’t control how others behave. Some play dirty, some flake, some may lose their minds in the middle of a transaction. That’s out of my hands. I can determine how to show up.       I bring respect. When deals start falling apart, conversations get tense, or emotions run high, I stay focused on staying in my client's lane. Quitting isn’t an option. Determination drives me, tenacity keeps me movin...

Trusted Business & Personal Growth Success in any industry is built on passion, relentless work ethic and a small, trusted circle of like-minded people. After years in numerous networking groups and organizations, I saw a clear pattern: a small core group consistently won big, while those doing most of the work gained very little return. I eventually stepped away from almost all formal groups. Reality determined that I needed to focus entirely on building my own business and came down to saving time, energy and resources. Referrals from satisfied clients, both local and nationwide became the foundation of my practice. My network now consists of past clients, family and trusted colleagues. Each of them gladly refer business because they know I always put the client’s interests first. Thi...

New construction is a big part of the Southern Utah market, especially in Hurricane, Washington, and the growing edges of St. George. A new home can be a great move, modern layouts, energy efficiency, and less immediate maintenance. But “new” does not automatically mean “easy.” The best experience usually comes down to asking the right questions early, getting answers in writing, and having a realistic budget for upgrades and timelines.Full local guide here: New Construction in Hurricane and St. George: 15 Questions to Ask Before You Sign15 questions I recommend asking before you sign What is included in the base price? Get the standard features list in writing. What upgrades are most common in this neighborhood? Focus on upgrades that help resale and day-to-day living. What does the des...

Stuff Your Sorries in a Sack!  For many people, an apology will not be accepted, no matter how sincere the other party might present or request on repeat. Some may see it as an excuse that doesn't cut it. To them, "I'm sorries" are worthless and easily discarded.  In a memorable episode, George Costanza on the TV Show Seinfield said, "Stuff your sorries in a sack, mister!" as a way of rejection. When asked what it means, he says it's an expression, which brings me to ask the question...Why? Of course, I researched the answer:It's an exaggerated way to tell someone their "sorry" doesn't cut it, the apology is worthless and should be bagged up and discarded. Similar to "Save your apologies" but nicer than, "You can take your sorry and shove it."  My Advice:Think about the importance of ef...

The April 2026 market update for Greater St. George and Washington County is a good example of where our local market really is right now. It is not the wild seller’s market from a few years ago, and it is not a crash. It is a more balanced market where buyers and sellers both need to pay attention to the details.According to the April 2026 Washington Residential Market Summary from FlexMLS: Median sale price: $524,948, up 2.93% compared with April 2025 Average sale price: $664,443, up 3.70% compared with April 2025 Active listings: 1,932, up 7.8% compared with April 2025 Pending listings: 430, up 10.3% compared with April 2025 Sold listings: 350, down 17.3% compared with April 2025 Average cumulative days on market: 84 days, up 16.67% The biggest takeaway is that buyers have more choic...

I’ve been having the same conversation over and over in 2026:“Lance, should we wait for rates to drop a little more before we buy, or is it smarter to move now?”In St. George, Hurricane, Washington, Ivins, and the rest of Southern Utah, buyers are still trying to make sense of mortgage headlines and decide whether to play the waiting game or lock a rate and move forward. The challenge is simple: mortgage rates don’t move in a straight line. You almost never know you saw the “bottom” until months after it’s gone. In the meantime, inventory, competition, and pricing keep shifting in the background. In a new article on my site, I break down: Why timing the exact low point in rates is so hard How small rate moves actually change, or don’t change, your monthly payment The hidden cost of waitin...

When Shooting a Luxury Video Became a Sexual Threat Everyone knows that using humor when writing is my go-to but this post is no laughing matter. The subject matter is of an extremely serious nature! Apparently, a 'social media influencer' showed up drunk to a video shoot at a luxury property in southern Utah, stripped down naked, propositioned both females present. They were extremely horrified by his actions! The event is both disturbing and deeply disappointing and further proof that despite a 20+ year career within our industry, egregious behavior can quash it abruptly! It appears that this agent allowed his libido to override any semblance of common sense, whatsoever!  Charges were filed and eventually he was convicted. More women are now coming forward with their own stories of hi...

In Southern Utah right now, the market feels split. Some homes get snapped up quickly, and others sit longer than sellers expect. The biggest difference I keep seeing in St. George and Hurricane is simple: buyers pay up for homes that feel easy, and they hesitate on homes that feel like a project. What "move-in ready" means to today's buyerThis is not always a full remodel. It’s the feeling that the home is clean, cared for, and not hiding surprises. Most buyers are doing quick math on monthly payment plus repairs plus time. If the project list looks long, they move on.What buyers react to the most Clean presentation inside and out Neutral paint and consistent finishes Lighting that feels current (even simple fixture swaps help) Flooring that looks fresh or a realistic flooring credit Ma...

Growing Together or Destined to End? Long standing relationships depend on nurturing roles, they play a large part in moving forward together. All parties must take part in mutual beneficial practices, otherwise it can become co-dependently one-sided, holding everyone hostage and destined for a disastrous or quick end. These 3 things are necessary for success: TRUST is essential in any relationship, though it may not be immediate, time can build a solid foundation between parties.  RESPECT means acknowledging set boundaries while confidently appreciating the contributions put forth by each. HONESTY becomes clear when a sincere commitment shows itself through fulfilled expectations and follow through. Some relationships shift, and at times, it's best to remove oneself completely from any...

Fastest Trip Ever! Three lifelong friends decided to meet at the local bar to have a few drinks. As a pre-caution, they ordered an Uber to be the designated driver for the trip home. As the day came to an end, they stumbled, weaving their way back to the car. They had all imbibed well past the feel good part! Once seatbelts were clasped, as a joke, the driver turned the engine on, turned it off and said, "We're here!" The first man paid him. The second one thanked him. The third guy slapped him! The driver was getting ready for a brawl but asked, "What's your problem?" The drunk slurred, "Next time my man, slow down, you almost killed us!" Enjoy the ride folks, laugh often, embrace those true connections, we're unsure of how many more trips are left in life's journey.

Hey! Is That Bedroom Legal? Five things are required for a room to be considered and count as a true bedroom for appraisals, loans and real estate listings. The space must meet these requirements set by building codes and lending guidelines. Fact over fiction leads the way! FirstIt needs to be large enough, at least measuring 70 square feet, with no dimension narrower than 7 feet and a ceiling height of at least 7 feet over most of the room. Get out that measuring tape if necessary and confirm for yourself! SecondSafety is critical in all homes. Every bedroom must have proper egress, usually a window or exterior door that opens directly to the outside and meets local code requirements for size and height. This is especially important for basement bedrooms.  Third The room must have a pe...

Spring is when Southern Utah homes show their best. Buyers are out, the light is good, and curb appeal sets the tone before anyone even opens the front door. You do not need a huge renovation to make a big difference. You need the right details handled.Start with cleanA clean exterior photographs better and shows better, period. Pressure wash the driveway and front walkway Clean the front windows so photos look sharp Wipe down the entry door and hardware Keep the porch simple and uncluttered Desert landscaping should look intentionalRock beds and drought-tolerant plants are normal in St. George and Hurricane. What turns buyers off is weeds, messy edges, and plants that look stressed. Edge rock beds for crisp lines Top off rock or mulch where it has thinned out Replace a few struggling p...

Cedar City, Utah Agents: It's TIME to BRING a BUYER!!! Fascinating how quickly the phone starts ringing on an expired property listing. Agents who showed little interest when it was active, suddenly reach out urgently, like nocturnal creatures emerging at night, hungrily looking to feast on an opportunity. What’s equally telling is how they scatter to parts unknown, once the same property is relisted with the same agent. Calls that were quite frequent to sellers, drop off dramatically, as are the requests for walk-throughs. I kept notes on every agent who toured the property or contacted my clients directly, especially those now circling back to suggest they can “Bring a Buyer.” Please do! Otherwise, it's an overpromise, under-deliver scenario. In this business, persistence is part of t...

Dirt Nerd-in We Are! Fierce winds and frigid temperatures didn't deter us from successfully protecting our gardens. Realizing that a freeze would hit early morning, the night before was spent covering the raised garden beds, taking down hanging flowers, hauling the citrus trees inside.  I'm happy to report that little damage occured during Mother Nature's fitfull storm and we are in the process of setting everything back to order.  We're both committed to tending the soil and nurturing the tender plant material.  Yes, we are garden nerds and know it. Our name reflects that very well! Dirt Nerd-in we are!  Real estate industry tie-in: Successful gardening is much like running a real estate business, in that you must protect what is most important, the client. If you fail to do that, the ...

Standout: The Ben Kjar Story  What I thought would be just another mini-convention for the Washington County Board of Realtors yesterday, turned into one of the most memorable meetings I’ve had in years. After the Pledge of Allegiance, the Board President introduced the speaker.   No one could have predicted how deeply Ben Kjar’s story would resonate. Born with Crouzon Syndrome, a rare craniofacial condition, he was told from an early age that his future would look different from others. Rather than accept that, he wrote his own story.  With extraordinary grit, resilience and an unstoppable mindset, he transformed adversity into fuel. He became Utah Valley University’s first NCAA Division I Wrestling All-American and went on to represent Team USA on the international stage winning a gol...

St. George Utah: Best Small City to Start a Business For the second year in a row, St. George was named by WalletHub as Best Small City for Starting a Business! Washington City, Utah came in third and Cedar City, Utah, sixth! I am not surprised because of the warm business climate! On their web site:WalletHub declares: "St. George, Utah, is the best small city for starting a business, ranking among the top cities in the country for both startups per capita and growth in the number of small businesses (nearly 42% between 2017 and 2023)." "St. George also has very cheap office space, costing around $10.73 per square foot. In contrast, the most expensive city charges nearly $62 per square foot. St. George residents have short commutes, too, at around 17 minutes on average." "In addition, t...

Need a new view? Change the focus. Successful, determined real estate professionals can thrive in any market, I’m living proof of that, after jumping into the industry during an economic downturn. People thought I was crazy!Instead of waiting for the market to adjust, I took as many classes as possible, changing the focus, similar to guiding a boat away from rough water by heading toward calmer shores.  Rather than get caught cycling and recycling worried, paralyzing thoughts about an uncertain future, change the focus. Reach out to past clients to discover what their needs may be now.   Most often, the best opportunities come when shifting the view and dropping a line in the new spot. You're able to gain a clearer mindset and a whole new view of what is right before you. When condition...
