Buying and owning your home can make a big difference in your life by bringing you joy and a sense of belonging. And with June being National Homeownership Month, it’s the perfect time to think about all the benefits homeownership provides. Of course, there are financial reasons to buy a house, but it’s important to consider the non-financial benefits that make a home more than just where you live. Here are three ways owning your home can give you a sense of accomplishment, happiness, and pride. You May Feel Happier and More Fulfilled Owning a home is associated with better mental health and well-being. A recent article explains: “Studies have shown the emotional and psychological benefits that homeownership has on a person’s health and self-esteem . . .” Similarly: “Residential stabilit...
Downsizing has long been a popular option when homeowners reach retirement age. But there are plenty of other life changes that could make downsizing worthwhile. Homeowners who have experienced a change in their lives or no longer feel like their house fits their needs may benefit from downsizing too. U.S. News explains: “Downsizing is somewhat common among older people and retirees who no longer have children living at home. But these days, younger people are also looking to downsize to save money on housing . . .” And when inflation has made most things significantly more expensive, saving money where you can has a lot of appeal. So, if you’re thinking about ways to budget differently, it could be worthwhile to take your home into consideration. When you think about cutting down on y...
If you’re planning to buy a home, an inspection is an important step in the process. It assesses the condition of the home before you finalize the transaction. It’s also a different step in the process from an appraisal, which is a professional evaluation of the market value of the home you’d like to buy. In most cases, an appraisal is ordered by the lender to confirm or verify the value of the home prior to lending a buyer money for the purchase. Here’s the breakdown of each one and why they’re both important when buying a home. Home Inspection Here’s the key difference between an inspection and an appraisal. Bankrate says: “In short, while an appraisal helps you understand a home’s value, inspections help you understand a home’s condition.” The home inspection is a way to determine t...
Maybe it's time to move? Owning a home means having a place that’s solely your own and provides the space, features, and location you and your loved ones need. But what happens when your needs change? If this hits home for you, it may be time to make a move. According to the latest Home Buyers and Sellers Generational Trends Report from the National Association of Realtors (NAR), the average person has lived in their current house for ten years. If you’ve been in your home for a while, think about how much in your life has changed since you moved in. Even if you thought it would be your forever home when you bought it, it doesn’t have to be. Work with a local real estate agent to explore all your options in today’s market before settling for your current home. That’s actually what a lot...
There have been a lot of shifts in the housing market recently. Mortgage rates rose dramatically last year, impacting many people’s ability to buy a home. And after several years of rapid price appreciation, home prices finally peaked last summer. These changes led to a rise in headlines saying prices would end up crashing.Even though we’re no longer seeing the buyer frenzy that drove home values up during the pandemic, prices have been relatively flat at the national level. Lawrence Yun, Chief Economist at the National Association of Realtors (NAR), doesn’t expect that to change: “Home prices will be steady in most parts of the country with a minor change in the national median home price.” You might think sellers would have to lower prices to attract buyers in today’s market, and that...
Wondering if you should sell your house this year? As you make your decision, think about what’s motivating you to consider moving. A recent survey from realtor.com asked why homeowners are thinking about selling their houses this year. Here are the top two reasons (see graphic below): I'll break those reasons down and explore how they might resonate with you. 1. I Want To Take Advantage of the Current Market and Make a Profit When you decide to sell your house, how much you’ll make from the sale will likely be top of mind. So, here’s some good news: according to the latest data, the average seller can expect a strong return on their investment when they make a move. ATTOM explains: “The $112,000 profit on median-priced home sales in 2022 represented a 51.4% return on investment compar...
Even though activity in the housing market has slowed from the frenzy we saw over a year ago, today’s low supply of homes for sale is still a sellers’ market. But what does that really mean? And why are conditions today so good if you want to list your house? It starts with the number of homes available for sale. The latest Existing Home Sales Report from the National Association of Realtors (NAR) shows housing supply is still astonishingly low. Today, we have a 2.6-month supply of homes at the current sales pace. Historically, a 6-month supply is necessary for a ‘normal’ or ‘neutral’ market in which there are enough homes available for active buyer. What Does This Mean for You? When the supply of homes for sale is as low as it is right now, it’s much harder for buyers to find one to pur...
Spring has arrived, and that means more and more people are getting their homes ready to sell. But with recent shifts in real estate, this year’s spring housing market will be different from the frenzy of the past several years. To sell your house quickly, without hassles, and for the most money, be sure to follow these four simple tips: 1. Make Sure You Give Buyers Access One of the biggest mistakes you can make as a seller is limiting the days and times when buyers have access to view your home. In any market, if you want to maximize the sale of your house, you can’t limit potential buyers’ access to view it. If it’s not accessible, it could cost you by sitting on the market longer and ultimately selling for a lower price. This is one reason why By Owner sales take much longer then s...

Once you’ve made the decision to sell your house and have hired a real estate agent to help, they’ll ask how much access to your home you want to give potential buyers. Your answer matters more now than it did in recent years. Here’s why. At the height of the buying frenzy seen during the pandemic, there was a rise in the number of homebuyers who put offers on houses sight unseen. That happened for three reasons: Extremely low housing inventory A lot of competition from other buyers wanting to take advantage of historically low mortgage rates And general wariness of in-person home tours during a pandemic Today, the market’s changing, and buyers can usually be more selective and take more time to explore their options. So, in order to show your house and sell it efficiently, you’ll want...
The last few months of the year saw the roll out of some pretty good new home incentives. As is typical in any year, builders work to sweep inventory off their books for end of year reporting, and the end of 2022 was no different. Entering 2023 there are still a few remaining discounts and new home incentives in the North Fort Worth area that savvy new home buyers should take a look at. Incentives in Northlake's Pecan Square include financing concessions and reduced prices. Price reductions are less prevalent in Argyle's Harvest, but builders are willing to contribute towards buyers closing costs. I'm even seeing a combination of financing and price reductions in North Fort Worth neighborhoods of Wildflower Ranch. If you're considering new homes in the Northeast Tarrant County and So...
The City of Argyle is growing, and the homes in the first planned multi-use development of Waterbrook are building out. The 290 single family homes currently under construction will be buffered on the north side along FM 407 and on the west side against Highway 114 by retail and office space. Waterbrook home sites include 40 foot wide patio home lots as well as more typical 50 foot and oversized 65 foot wide properties. The smaller lots feature rear entry garages and start around 1900 feet of living space. Larger lots can accommodate 3 car garage homes and range up to about 4200 feet in interiors. Waterbrook homeowners will enjoy nearly 10 acres of community green spaces, trails, and of course the iconic water feature featuring a catch and release lake with a waterfall and water wheel ...

If you're like most people, you may be wondering if home prices are going to drop due to the recent cooldown in the housing market, here's what you need to know. Not only are experts forecasting that home prices will continue to appreciate nationwide this year, a surprising number have actually increased their projections from the original 2022 forecasts - shown in green below. The chart shows, most sources adjusted up, calling for higher appreciation in 2022 than originally projected. But why are the experts so confident the housing market will see ongoing appreciation? Supply vs. Demand As Bankrate says:"After all, the supply of homes for sale remains near record lows. And while a jump in mortgage rates has dampened somewhat, demand still outpaces supply." Knowing that experts are f...
