This just might work! Recently it came to our attention here at Miller Homes Group that our market area did not have an apartment locator. As a group we went out and visited many of the complexes in the area and discovered that they actually wanted one and would be glad to support it. We looked very hard at what the startup would be and made the decision to move forward with it. We now have Tyler Apartment Locator as a new business. The decision was made with a lot of research and visiting with the community. I have a recurring theme as of late and that’s asking the question, “What’s good for the community?” I see businesses everyday open and then close because they failed to do at least a little bit of market research on what the area they live in needed and would support. What does a rise in interest rates mean to the housing market? I for one think it will stabilize the market to the point that more loans will occur. No, I’m not on drugs, just hear me out. There are trillions, yes I said trillions of dollars in private money sitting on the sideline just waiting to jump in. There are two main reasons that they haven’t already. Number one is, super low interest rates don’t offer a good enough return on their money and number two is you can’t mitigate losses with low interest rates. With interest rates at 3.5 percent or below an investor simply can’t take a risk with they’re capitol. Interest rates at around 5 percent will free up massive amounts of lending and qualifications will ease quite a bit as well. House payments would not vary that much and lender... 08/12/2013

Community! What does that mean to you? Several years ago I began to really get involved with things that make my community special. I fought for years with a big brand about their definition of helping the community and to say the least we never agreed.  However we are a very small independent and actually benefit greatly from helping the community. Whether it’s speaking at the BBB or Emceeing a concert for charity, we love helping and it shows. Does it help business? Yes, of course it does, but we love doing it. Is it measurable? Not always and we don’t measure it anyway.  You see we found the things we like to participate in and love doing and give our time and money to those things.  It’s really that simple. Let’s talk about Detroit for a minute. In 1960 Detroit had roughly 2 million people and today it barely has 700,000, is anyone surprised? Having been in the auto business and going to Detroit many times over the years, its decline was inevitable and predicted by several. You can thank corrupt politicians and union bosses for the complete destruction of Detroit.  Politicians have stolen billions over the years in outright cash and union payola contracts and in the process ran every company off. Thousands of dollars are attached to each auto because of retiree benefits that we’re never funded at the time the employee actually worked.   Do it right or do something else.       When you’re an agent selling a home or helping someone buy a home do you really make it about the customer? I have always tried to help the customer the best I can, but more and more I see agents not going the extra mile for their clients. In Tyler, Texas we even have an office that won’t take or talk about an offer after 5 or on weekends. I mean, really? I got a call back from an agent today that I called last Thursday for an appointment to see a listing. Yes, that’s right, 8 full days later. I bet their seller had no clue why their home wasn’t being shown. As each day passes, I am more grateful to the East Texas community for supporting the new Miller Realty Associates and the new Radio Show “Good Morning with Terry Miller.” Eliminating the corporate micromanagement from my life has strengthened my life in so many ways. There is a fine line between accountability and outright aggravation and I am so thankful to be rid of the aggravation.   Just a few thoughts:   I have known for a great while that changing anyone’s mind is impossible and if you think you have, you can’t trust that individual.  With everything going on in the world today the greatest concern is the worldwide attack on wealth.  Cyprus is being watched by all those in power around the world. The seizing of depositor’s money is a test case for things to come on a much larger scale. The banks had the money available to leverage and yet not enough could be made to sustain massive social spending and waste. Thinking their money was secure citizens and foreign investors knew that no amount of politics would ever touch money that in some cases already had been taxed at a huge rate. Talk about a mistake!   When you have business, it helps to pay attention to a lot of factors. When we picked a location for Miller Realty Associates we had in mind a location that was comforting and nostalgic at the same time. In Tyler we have a huge area called the Azalea District with brick streets and older buildings that are revitalized but still very old. We found a building built in 1905 that was tailor made for our business plan.   You see, in times of turmoil people like to go back to a simpler time and feel good about history and great times they once had. Texas, especially East Texas is very conservative and the political issues of the day create an uncertainty for a lot of people. No More Big Corporate for me! Wow, I have the feeling that I should have done this a whole lot sooner. The fact is, that being independent is hard work, but so much better that paying a franchise fee. I never felt the office ever got it's 6% back in services and now I realize that's exactly correct. There is a great place in our business for the  big box franchises, but in a medium size market being 100% locally owned is the way to go. In 30 Days we have given more back to the community than all of last year with a franchise. We are actually giving the agents in our office more tools for far less money and a better split than any franchise offers in the area. In December of 2011 I recognized the need for a Radio show trumpeting the virtues of supporting local businesses and charities. You see, I believe money earned in a local community should be spent in that local community. Charities need a voice and the small local business owner needs people to see them on a personal level. Life Skills is having their annual plant sale March 1, 2013 at the Robert E. Lee High School Greenhouse.  Life skills students have worked hard throughout the year planting seeds and growing plants. Grab your helmet & your bike because Tyler now has a new mountain bike trail at Lindsey Park.The trail was broken in Saturday morning when cyclists met for a four hour endurance race. The trail winds 10 miles through the 130 acres of Lindsey Park on Spur 346 west of town. The entrance and exit can be found across the park road from the parking lot for the lower softball fields. Tyler is one of the only communities in America with four completely different cycling/running/hiking venues for people of all ages and abilities. This completes the last of the "Four Pedals of the Rose," giving the city four completely different venues for biking, running, or hiking. The three other trails in the city of Tyler, one at Faulkner Park, the University of Texas at Tyler, and now Tyler State Park. 01/06/2013

AAA Texas is offering its free Tipsy Tow service during the New Year’s Eve holiday from 6 p.m. on Monday, Dec. 31, to 6 a.m. on Tuesday, Jan. 1, to help remove drinking drivers from the road. Motorists, bartenders, restaurant managers, party hosts or passengers of a drinking driver may call 1-800-AAA-HELP or 1-800-222-4357 for a free tow home of up to 10 miles. Callers simply tell AAA Texas operators, “I need a Tipsy Tow,” to receive the free tow and ride home. A regular AAA Texas-contracted roadside service truck will be dispatched.
