I'm finding many leads and lookers of homes right now appear to be people who need a bigger house or a better floor plan for their elderly parent(s) or kids returning home after college, or even yound couples moving in with their parents.  And at an open house this weekend, I had a possible customer come by and quickly look at the floor plan:  3 bedrooms down with 2 up, a great layout to keep mom in the first floor 2 bedrooms all to herself, the bedrooms were just off the kitchen and she wouldn't be going up and down any stairs (a hazard for older folks).  Agents, keep your eyes open for opportunities for a famly looking for extra space for a loved one.  It makes economic sense.  Whether it's good for family to come home to roost with your family will depend alot on communication and ex...

Having yet to attend a class on short sales, I'm thinking that I have saved some money I can use toward some other class more pertinent.  With the recent article in Realtor Magazine and from other realtors, short sales don't appear to be all they are hyped to be.  Some are not getting their commissions from lenders, and the transactions are taking forever to complete if they close.  And classes are being pitched to us realtors like a miracle for our properties getting ready to be foreclosed on.  Hmmm, are there any successl stories or multiple success stories on short sales.  Has anyone been doing these for years, enough to make great commissions and at the same time taking care of their clients?  Maybe I should take a class on short sales just to find out what not to do.

My first two weeks in being a Realtor I was attending a series of "fast start" classes designed to get a newbie up and running when a question from a female newbie was whether she should get a "glamour" photo for her new business card.  At which time the teacher answered - "well, you can scare them now or you can scare them later."  The majority of the time you scare them later.  I just recently refered a client to another (according to her photo on her card) young realtor in another city.  But when the client called back to give me an update, he said she was 61.

                                  I read the newspaper everyday....Today there was an article about a man who has lung problems because he would eat microwave popcorn everyday and the fumes from the popcorn has been linked to his lung problems.  Additionally, the article claims that workers from the manufacturing facility have health issues as well....            I have been in foreclosure properties that look like a crime scene.  It's quite apparent that the Homeowner was disgruntled and decided to destroy the home.  I have seen the built-in appliances torn from the wall.  I have seen doors removed.  I have seen the meters removed.  I have seen the water heater removed.  anything not attached was removed....It is not the Lenders fault that the home has gone into a foreclosure.  The Lender is not in business to own homes.  Additionally, it is not the Lenders fault because you might be in a wrong loan program for your needs.  Your loan program is determined by you and your Loan Officer / Loan Originator.  The foreclosure process is expensive and could range from $30,000 - $40,000.  Freddie Mac claims that the foreclosure process costs ...

The Mineral Rights can help the Seller sell his/her property....If the Seller has the mineral rights,  the Buyer can and should negotiate a % of the rights/royalties to go to the Buyer during the negotiation process ... Every year our neighborhood has a Halloween Tradition....It's fun and we see how far it will travel.  I prepare goodie bags filled with Halloween treats and the "Boo'd"poem.  I send my children out to pick a couple neighbors.  They leave the goodie bags on the front door, ring the bell and run.....  Then those neighbors are suppose to follow the directions in the poem....  My children love this !!The cute part is that a little girl down the street asked my daughter when she was going to start the treat bags this year....Shhhhhh, it's suppose to be a secret.I have included the "Boo'd" poem and instructions for you in case you want to join in the Spirit of Halloween !!A friendly ghost has come your wayTo wish for you a wonderful day.He left a small gift and something sweetNever heard him ...

              Artificial plants are a great way to make an outside area look more inviting, as well as, the fact it's low maintenance...I am all about low maintenance !!  I was having guests for Easter and wanted to dress up my patio so I added artificial geraniums in my pots...It was cold and even snowed a little...However, it looks like a warm summer day out in my back yard...I'm actually going to add artificial vines to a wrought iron fence and a flowering vine to a trellis in the garden....Just think of all the possibilities....          These are artificial bulb type flowers mixed in with little roses to dress up window boxes.....The roses I've had in those flower boxes for three years and they still look good !!  I just added the yellow flowers to freshen up the roses...          ...

Well I've been on a hunt for a very special toy.  It actually became an ugly obsession...Yes in deed...I traveled far and wide for this silly little toy....I went to every Walgreens, Target and Walmart within a 20 mile radius and I finally found it !!  Walmart in Roanoke, Texas had tons of this toy...I bought five of them.  I even bought all the "cool" accessories for the toy....Why did I have to have this toy?  Well, my daughter had to have this toy and I was determined to prove to her that the Easter Bunny does exist...According to my daughter this is the best Easter she's ever had....The little neighbor girl now believes too...All my Easter guests have gone home and I have spent time reflecting back on this day...I started to think that I probably should have bought all the "Tamagotc...
