Nothin' like a little sunshine to brighten up your day (or your listing)! About a week ago I got a new listing and the owners were anxious to get their home up and on the market.  We signed the listing agreement, I took my pictures, put my sign up and got it done.  There was only one small problem, it was a cloudy, gloomy, dark and dreary day.  I really don't like to take listing photos on a day such as that.  Well, I went ahead and took the photos and got the listing on the market as my clients wished,  but told my new clients that I would be back when the weather was better to retake the pictures.   Boy am I glad I did... Beautiful home on a gloomy day... Beautiful home on a sunshiny day! Now doesn't that just make a world of difference! For more information on this GREAT home located...

Neighborhood Link.com ~ A site everyone can use~   I have this great listing that just went under contract in the Greenshire Subdivision in Schertz, Texas.  I was working with the Home Owners Association to get the related documents necessary to provide to the Buyer.  In my quest I ended up on the phone with the HOA Manager.  She mentioned to me that I could get tons of related information about the neighborhood that I was inquiring on by just going to: www.neighborhoodlink.com The nice thing about this site it that it contains all kinds of information about the subdivision that Buyer's might be interested in reviewing prior to making an offer on a house.  The sites are free to HOA associations (up to them to do the work) so keep in mind that not every subdivision could be listed! I wen...

Randolph AFB, San Antonio, TX Home to the 12th Flying Training Wing, Randolph AFB is the only unit in the Air Force conducting both pilot instructor training and combat systems officer training. Additionally, the 12th FTW provides host-base support to more than 30 Department of Defense units, including HQ Air Education and Training Command, Air Force Personnel Center and Air Force Recruiting Service. The concept for Randolph began soon after passage in the United States Congress of the Air Corps Act of 1926. The Air Corps Training Center and its headquarters were originally sited at Duncan Field, next to Kelly AFB. These facilities were soon deemed inadequate for the Air Corps needs, and the current location, north of San Antonio, near Universal City was selected. Randolph AFB is named ...

I am looking for a house, is there a charge for that?  I get this question all the time from potential clients and folks who register on my website.  It is a very valid question, especially for first time home buyers or folks who are looking to rent.   photo courtesy of: http://www.flickr.com/photos/28451957@N06/2806609520/sizes/m/in/photostream/ The short and quick answer is "absolutely not".  There is no charge for me to help you find a home, find a lender and get pre-qualified (if you haven't already), write the offer on the house, negotiate with the listing agent on your behalf, set up and attend the inspection, stay in contact with the lender and you during the loan process and go with you to closing (as well as "other duties as necessary").  Do I get paid for all of those things? ...

10 FREE Things You Can Do (or not do) To Help Your House Sell Everyone sees the HGTV and A&E shows about selling your house and staging it to sell.  Obviously doing some home repairs and minor renovations as well as staging your home work.  However, not every home owner has the cash to paint, replace fixtures, buy new flooring or pay for a stager.  That doesn't mean that there aren't some things you can do to improve your home and help it sell.  Here is a list of simple, easy and FREE things you can do to improve your chances of selling your home.  1.  Clear out the clutter - have a garage sale and donate to goodwill all the things cluttering up your home. 2.  Dust ceiling fans, corners and baseboards. 3.  Mow your grass. 4.  Trim your hedges. 5.  Be flexible on showing times. 6.  Leave...

Lessons from Nanny McPhee - Yes, I'm Talking to You! Yesterday, I took my kiddos to see Nanny McPhee Returns and I thought it was such a cute movie!  It was funny, a little sad (yes I cried like a baby), and had a really great message.  The story is about a mom with three kids who's husband is away fighting a war.  Her niece and nephew have to come stay with her, she is days from losing her farm and minutes from losing her mind.  In comes Nanny McPhee, she is a mixture of Mary Poppins and Maria (from Sound of Music) with just a splash of super hero.  During the movie, she imparts 5 key lessons on the children and I think that more adults should be reminded of these and try a little harder to follow them.  They are simple but not always easy.  So, here they are... 1.  Stop Fighting - Com...

On August 14, Sysco broke ground for a huge new distribution center in Schertz. The 635,000-square-foot facility will help the giant food service distributor consolidate its existing San Antonio and Round Rock facilities.  About 600 people will be employed there, half of them relocating from the existing facilities. Sysco is projected to be the largest taxpayer for the city of Schertz, according to the city mayor, Hal Baldwin, when the new distribution center opens in late 2011. Schertz, located northeast of the San Antonio metro, is eagerly anticipating the opening of the new center. The company, based in Houston, is the nation's largest food service distributor. The facility is being positioned on the busy IH 35 corridor to better serve its customers throughout South Texas, from Austi...

Looking for a fun and easy way to re-connect with past clients? I love to get in touch with past clients and friends from way back.  Facebook has made that easier than ever but in a way, it has also de-personalized it.  I mean, with one click, we can wish someone a happy birthday, tell them we "like" their photo or status, or even poke them!  Another option we have to reconnect is the old fashioned phone call but then you need to have something to call about.  Nobody wants to be the irritating sales person who calls with the impersonal "Hi!  How are you, how's your family, know anyone who wants to buy or sale a house?"...blah, blah, blah.  A third "old school" idea is the greeting card...again, some people love the cards and work them, but they are not real personal or creative.  So, wh...

Active Rain Success Story: The Proof is in the Pudding! I finally get to write one of these babies!  I closed a transaction from an Active Rain referral, this means I get to write my very own Active Rain Success Story!  This isn't the first taste of success from the rain, I do have some leads in the making and a few listings on the market, but until this summer, I had not actually CLOSED on one yet. Well folks, here it is...money in the bank directly thanks to Active Rain!    Dawn Tetro,an amazing REALTOR in Alpharetta, Georgia, gave me the opportunity to help her niece and husband find a great home here in San Antonio.  They were relocating from Japan to San Antonio (military) and were purchasing their first home!  Thank you so much Dawn for trusting me to help them find the perfect ho...

Is it time to "hit the pavement" or is that just old school? As we neared the end of an office meeting yesterday, my colleagues and I started a discussion on prospecting, marketing and growing our businesses.  The usual suspects were part of the conversation (i.e. social media, blogging, sphere of influence, etc).  I am 100% convinced that those types of activities work.  Lucky for me, RE/MAX Access, happens to be (IMHO) one of the leaders in social media and blogging in the San Antonio area, so I am blessed to have some amazing mentors in that arena.  This post, however is not about the "new" way of marketing.  It is not about the greatness of social media, blogging and online presence (although they are GREAT)!  This is about another idea that one of the agents brought up, an idea tha...

How to Survive Writer's Block...For Better or Worse! photo courtesy of: http://www.flickr.com/photos/drewcoffman/4815205632/sizes/m/in/photostream/ We all know how important blogging is (at least most of us do).  Less than two years ago, I had not ever read a blog, much less written one.  Thanks to Active Rain, here I sit, almost 2 years later with a good number of blogs under my belt and priceless knowledge, content and resources I never thought I would possess.  I have learned everything I know about blogging from the AWESOME folks in my office (Kristin Moran, Sheila Moran and Matt Stigliano) AND from the AMAZING folks here at Active Rain (way too many to list...).  The keys to becoming a successful blogger, IMHO are consistency, content and authenticity. For me, the hardest part in b...

Wynnbrook Subdivision, Schertz, TX As you are traveling down Roy Richard Drive, (FM 3009), in the great city of Schertz, TX, you may decide to take a left turn on Green Valley Road just to see what is there. Among other neighborhoods, as you reach the end of Green Valley Road you will see on your left, an Elementary School, (Green Valley Elementary School to be exact), and the quiet neighborhood of Wynnbrook. The Wynnbrook Subdivision in Schertz, TX consists of one and two story single-family homes. The neighborhood is relatively “newer” and comprised of Pulte Built homes. Although the neighborhood is newer, (I believe the oldest home is around 8 years old), homes are already established. You can tell by the mature landscaping and manicured lawns, (the residents really know how to take ...

Lazy, ignorant or just plain incompetent...which is it? photo courtesy of: http://www.flickr.com/photos/kretyen/2782900308/sizes/m/in/photostream/ I am usually a pretty easy going, laid back kinda gal.  While I have been accused of being hyper and talkative, I am not one to anger easily or roll my eyes in frustration at the mistakes of others.  BUT.... I must take a moment to rant.  I have seen many folks complain about this exact thing here on Active Rain and I apologize for adding yet another blog complaining about it.  That being said....I just don't get this one, I just don't understand why on earth an agent would engage in this practice and be allowed to survive in the business.  What is this egregious act??? Well in short it is the failure to take pictures of your dang listing!  I...

Is anyone else counting down the days till school starts...or am I just a bad mom?   photo courtesy of: http://www.flickr.com/photos/52636849@N00/204934333/sizes/m/in/photostream/ I am not going to lie, I have been counting down since August 1st (perhaps even a bit before that).  My kids go back to school in 12 days and I AM READY!!  Okay, stop judging, its not for the reason you think.  I really do love spending time with my kids, they are tons of fun, but during the summer we lose all sense of schedule and routine.  I know I am partly to blame (okay totally to blame) but between summer activities, camps, visits to grandparents and the other miscellaneous summer distractions, I just can't seem to stick to any semblance of a routine.  I NEED ROUTINE!!  photo courtesy of: http://www.flic...
