You’ve most likely heard the rule: Save for a 20-percent down payment before you buy a home. The logic behind saving 20 percent is solid, as it shows that you have the financial discipline and stability to save for a long-term goal. It also helps you get favorable rates from lenders. But there can actually be financial benefits to putting down a small down payment—as low as three percent—rather than parting with so much cash up front, even if you have the money available. Many first-time home buyers are only able to qualify for the government's FHA loan that required 3.5 percent down. Some lenders do offer a 3 percent down payment for a conventional loan, but higher credit scores are required. THE DOWNSIDEThe downsides of a small down payment are pretty well known. You’ll have to pay Pri...

Are you looking for a warm, comfortable, fun place to stay? Whether you need a place for your family to sleep when visiting San Antonio or you need a hub for family gatherings, you should book Tiki Taco Casa. This lovely 4 bedroom 2.5 bathroom home is my former residence. I just launched this business and have had my first guest. They were excellent guests who came to visit family who lived in the area. They wrote a fabulous 5 Star Review: It was so spacious for our family Thanksgiving gathering. Cathy was so thoughtful when preparing her home with the essentials. The neighborhood was quiet, peacful, and wonderful to walk around with the family for a stroll. The backyard is great for entertaining and just hanging out. Everything was clean and tidy. i love the uniqueness of this house. T...

Things that I loved the most about Thanksgiving are the times spent with my family and friends. I am truly grateful for my immediate and extended family. It gave me the opportunity to enjoy some quality time and great conversations, and even shared memories from times past. Family has always been very dear to my heart, and I was taught as a young child that families support each other. I used to always look forward to our family reunions every summer, as there was always some new cousins and family members whom I had not previously met. Yes, I am truly grateful for all my family members.  After joining Active Rain in 2011, I am truly grateful for all the friendships and experiences that I gained blogging in this professional community. I never imagined or dreamed that these relationship...

Happy Veterans Day November 11, 2022 Why do Americans celebrate Veterans Day on November 11th? The Treaty of Versailles was signed on June 28, 1919, marking the official end of World War I. Nonetheless, the armistice date of November 11, 1918, remained in the public imagination as the date that marked the end of the conflict. Veterans Day is a U.S. legal holiday dedicated to American veterans of all wars, and Veterans Day 2022 occurs on Friday, November 11. In 1918, on the 11th hour of the 11th day of the 11th month, an armistice, or temporary cessation of hostilities, was declared between the Allied nations and Germany in World War I, then known as “the Great War.”Information was gathered from https://www.history.com/author/history We here at Potranco Realty San Antonio TX honor our US...

The termination option period, which gives the buyer the "Unrestricted Right to Terminate the Contract" under the Texas Real Estate Commission (TREC) promulgated contracts is an integral part of the contract for both the buyer and the seller. It is designed to reduce litigation after closing on a house by allowing a buyer time to do more than a walk-through of the property before fully committing to purchasing the property. It's always recommended for buyers to request an Option Period with their offers to purchase a property, and the fees and number of days for that option period is always negotiable. In the present seller's market, fees will vary from $100 to $1000 depending on buyers and sellers' negotiations.  Number of days can also vary from 3 to 14 days depending on the needs of t...

TOWNHOUSE VS. CONDO: WHICH SHOULD YOU BUY?Whether it’s your first time buying, or you just want to purchase something smaller, townhouses and condos are both great options. Check out the differences between the two to help aid you in your search!CondominiumsCondominiums are similar to apartments in that you purchase an individual unit inside of a larger building, but not the property it sits on. This generally includes access to the building’s amenities, such as the clubhouse, pool, and gym. However, condo owners are not responsible for the upkeep and repair of these common areas. Because of the number of shared spaces, living in a condo often allows for meeting new people and building a strong sense of community. There is a fairly similar vetting process for loan approval as for a full...

When you’re getting ready to list your home, it’s of the upmost importance to ensure you are showing it in the best light. Taking time to highlight its strengths and fix up some of its possible weaknesses can make a big difference in how fast it sells. Here are our top four recommended repairs to make before selling your home.Repaint walls.Giving your home a fresh coat of paint is one of the most cost-effective ways to spruce it up, and generally, it can be a do-it-yourself project. Make sure cover any walls with scratches and chips and consider updating any accent walls with a more neutral coat.Repair floors.Hardwood floors are a very desirable feature in a home, so you want to ensure they look their best by fixing scratches or dull areas. Find a Mortgage LenderTaking the first step in the home buying process can be intimidating. The first thing you need to do is know what your priorities are.Determine how long you plan on living in the home, what your desired neighborhood or area is, and what thing you will not compromise on. This is also the time to check your credit score and make sure you are in a good position to qualify for a mortgage. Before beginning your house hunt make sure to find a lender who is right for you. This is one of the most important steps in the home buying process, because if you don’t  know how much you can afford you don’t know what to look for.It is important to be pre-approved for a loan before looking at homes, in case you find one you love and want to make an offer. In a fast moving market it i...

Here we are with prices up and a rise in the interest rates, not to mention gasoline, diesel and everything else.   Why?Partly because folks are looking only at issues of the day and not looking towards the future.  Decisions have consequences.  Not taking actions has consequences too.As they say, start saving today for tomorrow.  Seems with pricing going up in all categories, that will be a hard row to hoe.Governments at ALL levels need to start working harder for the taxpayers.  Their decisions reach far into the collective future of their communities. In real estate we must try and help our clients and customers even more with the increasing price surge.  Too soon we will be a Nation of renters which takes away the base for the American dream.
