With the end of the tax credit Richardson appears to have been harder hit with declining sales that some other areas. Sales were down in June by 28% and the average sales price was down slightly by 2%. More troubling that those figures were the pending sales figure that was down by 41% and the number of active listings that jumped 61%. Even with these numbers, Richardson still has a relatively low months of inventory compared to other areas with a 6 month supply. Event starts at 6:00 pm, and attendees are always encouraged to bring blankets, chairs and snack to enjoy the fireworks display   Plenty of attractions at the "Family Fourth Celebration" for you and the kiddos to enjoy - balloon artists, a climbing wall, bounce houses, fire truck slide and goody bags!  If you'd rather not lug a cooler of food with you, there will be food concessions available as well.    Free shuttle service will be provided from the Rockwell-Collins International Campus at Renner and Shiloh, nearby in Richardson. Fort Walton Beach, Destin and Okaloosa Island a great beach Vacation June 2010 Jay and I returned from a much needed vacation on Tuesday we spent 5 nights on Okaloosa Island right outside Destin, FL.  The sand on the beach is white as sugar and the water was emerald green.  We arrived on June 17th and did not see any oil on the beach.  After a couple of days we notice same tarballs.  We were delighted to witness the cleanup crews working and cleaning up the tarballs on the beach.  We ate dinner twice at our all time favorite restaurant Old Bay Steamer! Have you enjoyed Old Bay Steamer?

Sales were up by 10% in May but we saw declined in both the average sales price and the median sales price. Average days on market continues to be low at 48 days. The number of new listings shrank by 15% but the number of active listings increased by 21%. The months of inventory, while creeping up, is still very low at 4.4 months. The real problem with the May numbers is found in the pending sales which declined by 40%. The end of the tax credit is hitting sales very hard. Just as an FYI to all Agents that get frustrated with their clients purchase of an REO Property, here are some ground rules to keep in mind: Hurry Up and Wait - Yes, you submitted your offer at 4:52 yesterday afternoon. Unfortunately, we don't have a response from them just yet, seeing as it's only 10:35 in the morning. As a general precaution, most REO offers are submitted through a portal of some sort, which takes the Listing Agent or Transaction Coordinator time to input into the system, the Asset Manager or Assistant to receive notification and then wade through the other 56 million tasks ahead of them to get to your offer and compare it to what they've been allowed to accept. It may take a few days, so expect 48 hours without a response. They want to see what?! - Yes, you submitted...

Back in the Roosevelt era of this country when we were going through similar financial strains the President confessed he was speaking to as many economists as he could to understand what was going on with the economy so that he could make decisions about what to do.  Sound familiar?  An exasperated President back then told reports that each economist would start out explaining a particular theory in depth, but before finishing would say, “on the other hand…” and then go on to explain another theory.  What the President was looking for was a one handed economist. Sales were up 67% compared to a year ago in April. The average sales price increased 11% and the median sales price was up by 8%. . The number of new listings jumped up 51% causing the active listings to increase my 13%. The months of inventory increased to 4.1 which is still very low. The pending sales number was up by 31%. This bodes well for a continued increase in sales for the month of May, but we do not know how sales will be effected now that the tax rebate program has ended. We'll just have to wait and see if the buyers continue to show up.  Friday, Saturday, Sunday ~ May 14 - 16, 2010 the city of Richardson is sponsoring it's annual Wildflower Arts and Musical Festival. The event has been a long-standing favorite within the Dallas Metroplex pulling crowds of 70,000 or more. It is held in the Galatyn Park Urban Center - just a few minutes north of Dallas at US 75 and Galatyn Parkway. The musical lineup is as diverse as the wildflowers and the lineup is available online. Tickets can also be purchased online and printed from home. Enjoy the festival!
