Okay, I admit, this really has nothing to do with Real Estate, but I was just looking for a picture of a bunny because my 4 year old asked how to draw one; (yes, I had to find a picture first) and when I saw this particular picture, I HAD to share. By the way, I checked snopes and HE'S REAL!!  The bunny, named "German Giant",  weighs 22 lbs. and is a tad over 3ft!! I thought when you ate carrots and lettuce you were suppose to be skinny!!!???

Despite the mortgage industry flop this summer.  And the media scaring the pants off of buyer the market is picking back up in North Texas.  Since December, which is typically the slowest month of the year buyers have been coming back.  Homes went from averaging sixty days on the market to over 200 days on market.  Now the Diamonds in the Rough are getting snatched up the first week!  For example in Lakes of La Cima Subdivions in Prosper this summer there were over 10 foreclosures that we hurting the rest of the market.  I just recently pulled comps for a client and there is only 1 foreclosure (in his price point) and the prices of the rest of the listings are getting back to where they were two years ago.  Last summer/fall the prices were down 10%.  It is good news for all of us to see...

Prosper is soon to be one of the fastest growing towns in North Texas. Prosper sits just north of Frisco and McKinney on the other side of 380.  Lots are larger and the community is smaller!  Dion Sanders put Prosper on the map, several years ago.  Jerry Jones owns a large chunk of land on the corner of 380 and Preston to the projected Dallas Toll Way.  It is slated for high end shopping, townhomes, condo, some homes and restaurants.  There are a lot of BIG plans in Prosper.  If you want to buy in Prosper now is the time!  Before prices become so out of reach that only executives will be able to afford it.  Did I forget to mention the rumor that Disney is building their next theme park in either Prosper or Celina(right next to Prosper). For those of you unfamiliar with Prosper, it offer:...

TEXAS VINEYARDS & WINERIES Believe it or not, Texas is home to 26 wineries and a wealth of independent grape growers. In 1996, the state's vineyards produced over one million gallons of wine, making Texas the fifth-largest wine producer in the nation after California, New York, Washington, and Oregon.  The rough and tumble state has become giddy with talk of full, woodsy bouquets; crisp, floral notes, and the virtues of a particular varietal is relatively new. What's not new, surprisingly, is the Texas wine industry itself.                                                                  ALAMOSA WINE CELLARS 677 CR 430 Bend, TX 76824 San Saba County Phone 915-628-3313 Email~karen@alamosawinecellars.com Website~ http://www.alamosawinecellars.com/-----------------------------------------...

Heat pumps are not new, they've been in use for more than thirty years.  Upward-spiraling energy costs and technological breakthroughs have made heat pumps a popular, sensible alternative to conventional heating and cooling systems. A heat pump is an air conditioner that contains a valve that lets it switch between "air conditioner" and "heater." When the valve is switched one way, the heat pump acts like an air conditioner, and when it is switched the other way it reverses the flow of Freon and acts like a heater A geothermal heat pump extracts heat from the earth through a series of pipes buried underground.  It is said to be more efficient than the most common type of heat pump, air-source heat pumps, which transfers heat between your house and the outside. Geothermal heat pumps oper...

Now that we're getting close to ringing in the New Year, I am asking "What are your traditions on welcoming the New Year? Do you make a resolution? Do you eat a certain food?  Do you celebrate with fireworks? Do you watch "the ball drop" in Times Square every year?"  Do you drink champagne at midnight and kiss your sweetie?" The way I spend New Year's Eve differs each year, but it usually involves, family, friends and alcohol, ( no drinking and driving, of course),  a kiss from my hubby, a "few" glasses of champagne and a pathetic attempt to remember all the words of "Auld Lang Syne". As for  New Year's Day,  we stick to the old Southern  tradition of EATIN BLACK EYED PEAS! Black-eyed peas are a symbol of good luck for the coming year. Some folks say you should eat one pea for ever...

Forest City Enterprises said Friday that it's moving ahead with plans to develop a 2,100-acre master-planned community in the Town of Prosper. As part of the deal, Forest City and the Mahard family - which owns the land - say they have reached an agreement with Prosper to annex the property at U.S. Highway 380 and FM 423. The Denton County land is the longtime site of the Mahard Egg Farm. Cleveland-based Forest City plans to build on the land in a partnership. "This project is not about building a legacy for ourselves, rather creating the greatest community possible for the place I've called home for the past 75 years," Ernest A. Mahard Jr. said in a statement. Plans for the project include neighborhoods of single-family homes, shopping centers, office space, parks and recreational fac...

If you are in the real estate market for a new home, you may want to include Steeplechase Lake of Prosper Texas on your list. Steeplechase is a gated community located in the growing town of Prosper, Texas. This community features custom homes on large homesites surrounded by the view of the lake. When completed, there will 50+ lots: a very small yet cozy community where every neighbor knows their neighbors. The lake is located in the heart of the community. It is stocked with big-mouth striped bass. At its deepest point, it is 38-feet. There is a walking trail along the 2-acre lake. Local ducks and imported geese greet you as you stroll the lake in the evenings. The 38-acre community is built by several custom home builders. Majority of the homes are 4,000 square-feet with a handful of...

As many of you know, I used to work for Legacy-Meritage Homes of Dallas-Fort Worth (DFW). I have an extensive knowledge of the land in Prosper and things that are getting ready to take place. The opening of the Dallas Parkway to Highway 380 last month was just the start of a huge push towards prosper.I see Glenbrook (Legacy Homes) as the lowest price point for Prosper with some of the most upward potential in real estate appreciation for this area along the 380 Corridor. For now, you will have to use your imagination. Within 5 years, you will be looking back at the day that you purchase in Prosper as the begining of a greaqt long-term investment.Legacy Homes is part of the Meritge Homes family of builders. I can speak first hand of the high quality and value that you get with a Legacy-H...
