Just a reminder, the 2nd Downtown @ Sundown is this Saturday, Sept. 8 in Plano.  The event is from 5pm - 10pm.  I went to the event last month and it was fun.  The live music was great and the stores stayed open late.  Of course, I did some shopping and enjoyed myself.  Hopefully, the weather will be a little cooler this weekend to make staying longer a little more enjoyable.  Parking was easy and even though they are doing road construction in downton Plano, it was quick to get in and out.  Make sure and visit Cafe Vienna for authenic Austrian food.  They were recently selected in the Best of the Best Issue of D Magazine.  For more information, visit http://www.visitdowntownplano.com/

Monday is an office day so we look at the market to determine what is going on to help buyers and sellers in this market. There are 1801 homes for sale in Plano that have been on the market for an average of 75 days.  The median price is $260,000. For the past month or so the days on market has been trending up but the inventory and market action has remained flat, which basically means in layman terms, no strong indicators. Homes that are selling are under $325,000, 81 units sold last week. Only 8 homes sold last week over $600,000. Back in May the median price in Plano was $350,000, now it is $260,000. For those of us with children in PISD we are counting down the last few days of summer vacation!!! At least we are in the Otto Household. (Otto Family trip to Bryson City, NC - July 2007) We had an incredibly long 3 full months off this summer and during that time we did lots.  From taking a much needed family vacation in the Smokey Mountains of Western North Carolina (beautiful scenery and great temps although I came back with a few souvenirs of my own - bug bites of unknown origin - I think they were in the blackberry bushes that I ate from continuously...) to working, summer school, volleyball camp, reading, writing, staying up late, sleeping in (children), bbq's on the back deck, swimming, sunning and celebrating the passage of one child to 16 and the other to 12 - looking back now ...

The NTTA, North Texas Tollway Authority, has agreed to move forward with their plan to get rid of all the cash booths by 2010.  Instead of the people without TollTags to pay cash, the booth will take a picture of the license plate and mail the owner a bill for driving through. This sounds like a great way to get traffic moving smoother, and in that aspect, it's great!  The downside to this is that when they mail the bill, there is a service fee tacked on including the amount it costs to mail the bill.  Does that make sense?  Instead of it costing $0.75 at the main booth, it'll cost close to $2.  Instead of $0.40 at the intermediate booths, it'll cost about a buck fifty.  Does that make sense??Also, did the NTTA take into account the amount of out of towners and rental car drivers?  If s...

According to the latest information from NAR, the DFW area has had a 1.7% increase in sales prices over last year with the rest of the nation having a 1.5% DECLINE... Does the 1.7% increase give a true an honest look of what's going on in the area?  Maybe not...Since the subprime market made their changes, it knocked a lot of lower-end home buyers out of the market.  With that, the under $150k price range has been harder to sell.  However, sales of the higher priced homes are holding steady and are fairly strong. Then, you take the higher priced homes and add those to the lesser sales in the lower prices, which used to be the bread and butter, and it creates an increase in sales prices (up to $156,500), though it's not a complete and true story.                                          ...

I had a listing appointment on Saturday, and I got asked a question that I had never been asked before.  I thought it was an odd question, but the seller was very serious as he has bought his last two houses without a Realtor's help, and has never had to sell a house, so this is his first experience with using a Realtor and with selling.He asked if the commissions were based on asking price.  I looked at him, probably with a startled look on my face, and said no.  I then said, you may be on to something there.  I think commissions should be based on asking price and then I could list each house for $1M, and have the sellers also sign price reductions the same day.  Talk about motivation to sell that house and not let it expire!!On another side of it, I was thinking this was a good idea ...

The Medical Center of Plano received Level III Trauma Center Designation from the Texas Department of State Health Services last week.  The hospital was required to operate for a year as a trauma center and then go through a two day review process before receiving the designation. There are no other hospitals in Collin County with the trauma center designation so this means our residents will be able to get care quicker and not automatically taken to one of the hospitals in Dallas County. There are 4 levels of trauma centers in the State of Texas.  A level III designation means that the Medical Center of Plano can provide "Advanced Trauma Facilities".  The highest Level I center can provide "Comprehensive" care, Level II provides "Major" care and Level IV provides "Basic" trauma care. Mosquito Attack!!  Not quite, but that is what it feels like every year.  The City of Plano has recently confirmed that several mosquitos in the zip code 75075 have tested postive for West Nile Virus.  The city will be spraying in the area but you need to be careful no matter where you live.Here are some helpful tips:1.  Mosquitos are most active in the morning at dawn and in the evening at dusk.  Try to stay indoors. if possible, during these times.  2.  Since dusk & dawn are the nicest part of the day and it is hard to stay locked inside, make sure to use Insect Repellent with DEET.  3.  If you are outside, try to wear long sleeves and/or pants for extra protection.  4.  Drain standing water in your yard.  Fix any water leaks.  Don't let the water in your bird baths or wading pools be...

When our family first moved to Plano, TX in the fall of 2001, the weather was clear, crisp and wonderful.  Spring was just as beautiful. We were in love with our new hometown! But as that first springtime blended effortlessly into summer, I, along with every member of my family noticed a funny smelling odor coming from all of our faucets. The water tasted just as weird too!  We thought we had an internal plumbing problem!  Oh, no, our first BIG ticket expense we thought with our new house!  Why hadn't the inspector found it?  $$$$ signs were dancing in our heads.  We knew things around here couldn't be this perfect for long....Well, we soon discovered the real culprit so read on before you call the plumber!
