This was not the most robust January on record for McKinney housing starts, but there are some bright spots. The builders are sticking to their guns and not starting any new homes except build to suits. That has helpped reduce the inventory of completed new homes. The bright spot here is that buyers (and there are  still buyers out there) with an immediate need for a house will have a large selection of resale properties. There were actually ony 20 residential building permits issued in January. In January of 2008 there were 75 permits issued and in January 2007 there were about 170 issued. The McKinney planning department estimates that there are 122,083 residents in the city which is about 1,100 more than we had last January.

There is a change coming to builders in the Dallas Ft. Worth area that Realtors and consumers should be aware of. The cities are now requiring that sprinkler systems be professionally engineered and inspected. That is good news for the new home buyers that the builders are working with the cities to help conserve water. This will save consumers money over time. The catch, however, is that sprinkler subcontractors must now be licensed, a permit is required, and inspection by the city is required. This has doubled the builder's cost of installing sprinklers. There are some communities where full sprinklers are required. In the communities where sprinklers are not required the builders are either not installing sprinklers or raising the price of their homes to cover the cost. If you are co...

10 ways to conserve water and save you money! Turn the dial on your irrigation system from Automatic to Manuel. Even though you can water 2 times a week, you don't always need to. Step on your grass. If it springs back when you lift your foot - it doesn't need water Put a thick layer of mulch (2 to 6 inches) around trees and plants. Chunks of bark, peat moss or gravels slow the rate of evaporation. Fix leaky faucets and plumbing joints.   If you have a pool, use a pool cover to cut down on evaporation. It will also keep your pool cleaner and reduce the need to add chemicals. Don't water on windy days. There's too much evaporation. Set lawn mower blades one notch higher.  Replace your lawn and high-water-using trees and plants with native and adaptive plants that use less water and are m...

You just bought your new McKinney, TX home. You move in. Unpack. You start settling into the neighborhood. You feel overjoyed, sound, safe & secure. You go to bed one night, set your alarm system and the unthinkable happens...someone tries to break in and sets the alarm off causing you to jump out of bed. If you live in McKinney, TX - 2 things could happen at this point: 1.) The emergency personnel show up, responding to the burglary alarm. OR 2.) There is NO RESPONSE from Emergency Personnel. Now, why would #2 happen? RESIDENTS MUST ANNUALLY REGISTER WITH THE CITY FOR AN ALARM PERMIT. Per City of McKinney Ordinance No. 2007-05-041, if a home or business burglary alarm is activated, there will be no response without a permit. Failure to register an alarm could result in a fine up to $50...

Builders such as Lennar, Legacy, Drees, Buescher, DR Horton and Mercedes Homes built this sought-after community in the late 90's. The average price per square foot was $74.22. Of the 124 sales, 22 were either foreclosures or short sales (17%). Stone Brooke Crossing is a neighborhood in McKinney, TX with approximately 400 homes. Building began in 1998 by Highland Homes, Grand Homes and Sovereign Homes. In 2008 25 homes sold in Stone Brooke Crossing, according to MLS statistics. The low price went for $139,900 and the high price was $225,000, with sellers receiving 98% of list price on average. The average price per square foot was $75.87. Out of the 25 sales, 3 were either foreclosures or short sales (12%). One of the most interesting facts, yet a fact that is hardly ever revealed but SHOULD be, is the fact that 13 of 25 sellers contributed towards buyer's closing costs! Why is this so important? Let's say a home sells for $100,000. The sellers did not pay for any of the buyer's closing costs. Let's say their neighbors with th...

This is my second series on home maintenance program for your home that all home owners should be doing to protect the largest investment of their life. Being a Home Inspector In McKinney for many years I have seen that if home owners would just put a small effort in their maintenance around their home it could save them thousands of dollars in repair in the long run. This is the first of a two part seriesd on watering your foundation maintenance program. Foundation Watering Maintenance Program Tip # 1 - It is important to keep the soil around any foundation sloping away from the foundation for a distance of about five feet.  This slope should be at least one percent, or a drop of a little over one half an inch for the five foot distance.  The homeowner may have to add or remove dirt in...

The prospects for real estate buyers in McKinney just keep getting better. Interest rates have been below 5.0% much of this week. A friend of mine took the plunge and refinanced locking in one of these recent rates. He is going to reduce his payments by about $500.00 per month. He will save about $18,000 over his projected three year stay in this house. This more than pays for the cost of the refi and puts money in his pocket. I have also begun working with a couple of first time buyers (That is anyone who has not owned a home during the last three years.). Both buyers have excellent credit scores and some money in pocket to pay the 3.5% FHA down payment. They are really excited about the possibility owning a home. They will also benefit from the federal government tax credit for first ...

I have begun to see increased activity from potential buyers in the past two weeks. Builder subdivisions in McKinney are seeing more traffic and our resale listings are also seeing increased traffic. I gave a potential buyer a chart that graphs mortage interest rates since 2000 until today. His conclusion was that he probably will never see rates this low again. We then began looking at new construction and narrowing builder selection and floorplans. I have several other buyers who have been sitting on the sidelines tell me this week that they think they need to act. We have sold and closed transactions in the last couple of months but have not seen this amount of active buyer activity.
