While I was at my daughters soccer game this morning at the Lions Club Park in Killeen, I was thinking to myself that this town has really changed in the 9 years that we have been here.  The City of Killeen has improved their parks and recreation department tremendously within that time and I have seen them offer more activities for families.  There is always something to do whether it be enroll your child in sports or visit the new Tommie Harris (Chicago Bears player that graduated from Ellison High School) fitness center at Lions Club Park.  The fitness center offers plenty of classes for its members to include aerobics, "boot camp," stationary bike class, and "light weight" classes. The City of Killeen also has completely maintained baseball & softball fields where kids & adults can...

While we were at the convention, our friends Kristin Moran & Sheila Moran mentioned Build A Sign, a company they blogged about previously & had a wonderful experience with.  We made our way to the booth they had and took one of their cards so we could go to their website when we got home. While we were there Paula had a conversation with the representatives and found out they are giving away 20,000.00 banners & jumbo cards to support the troops.  This is a wonderful gesture that means so much to us at Fort Hood.  Our streets and neighborhoods are currently lined with banners like these welcoming loved ones home from Iraq.  This sort of gesture is the reason I am so proud of our Country we live in and wanted to say thank you to Build A Sign for what they are doing.  You can go to their ...

Are you thinking about selling your home or are you selling your home by owner? Buyers are here and I need inventory. My name is Richard W. Overall, Jr and I am a Realtor at Casa Realty in Killeen. Some might argue that the market is soft and there are no buyers out there, but the fact is that there are buyers. In the last 30 days, 221 houses have gone under contract in our market and 171 houses have sold. The fact that more houses have gone under contract than have sold indicates that the market is picking up, at least in the last 30 days. Of course we have had 4th ID coming back in the last couple weeks so that always helps. I would like to talk to you about how I can help you sell your home. I use many marketing tools including my personal and company websites, an individual website ...

If you really want to know if you can buy a house in the Killeen/Ft. Hood, TX area, give me a call.  I am a local REALTOR with over 8 years experience serving the needs of first time military home buyers.  I help them reach their goal of home ownership.  With BAH levels starting at $950 per month and going up to $1744 per month (with dependents), why wouldn't you buy a home and let Uncle Sam pay for it?  You have to live somewhere so either you're paying someone else's mortgage or you can pay your own.  Additionally, when purchased correctly, you can pay no down payment, get all your closing costs covered by the seller and pay less per month to own a home than you would to rent.  Consider this 3 bedroom, 2 bath home at 2103 Carousel in Killeen.  At the asking price of $69,900 the payme...

Sales in the Greater Fort Hood area went up over 30% in December from the previous month.  Overall though sales where still down over -10% when comparing 2008 to 2007.  Home values still increase about 3% though from the previous year.

This is my first post ever, not only on ActiveRain, but anywhere, so please be kind... For nearly six months in 1958, Elvis Presley was stationed at Fort Hood while completing basic and advanced military training.  He left an entertainment career, where he was at the top of his game, to serve his country as a tanker.  What a great American.  While Elvis was at Fort Hood, he lived with his parents on Oak Hill Drive in Killeen, a small town right outside the base.  I grew up in Killeen and the fact that Elvis once lived here was a part of our small town lore.  An older lady who lived on Oak Hill when Elvis lived there loved to share a story of how he used to have to get out of the car a couple blocks up the street, sneak down to the creek that runs behind the houses (including her house...

It is very important to have a family budget if you have not done this already. I was talking to one of my clients, a young husband and wife with no kids, who were making the average median income but was not saving any of it. Their average income for a family of two was $45,000 yearly, yet they had no savings. They had no credit cards, no car payments and about to have one mortgage note. I know this may seem far fetch but it is the truth. They ignored the importance of writing it all down. Trust me when I say that setting up a family budget would be one of the wisest things you can do to make you alert of your spending habits. In addition, it is also important to pay yourself first. This principle is a proven strategy of wealth building. Just think of it as a bill you have to pay each ...

Can you imagine the clutter in many people homes and garages? I know there are people out there who are tired of garage sales, that is why when storing it is essential that you choose a great storage company. In Killeen Texas there are many storage companies to choose from, but when finding the one right there are key elements to look for and a lot to be mindful of. First, is making sure the company offers great customer service and reasonable pricing. Also make sure you call in advance to get adequate pricing over the phone and directions before heading out. It is also important that you know what you are storing such as furniture, how many boxes, any big appliance pieces like washer and dryer. This would give the storage associate a generalization of what you have and how much storage...

Before looking at properties, determine first what the current market rents are for the property type you have in mind in your area.  An experienced real estate agent or property appraiser should be able to tell you this.  You can then determine what your net income on the property would be each month (also remember the tax benefits, if any) after factoring in regular and unforeseen maintenance expenses. Determine also your long-term strategy for owning the property.  Will you be willing or able to break even, or potentially take a loss on the property each month, anticipating a high sales price in the future?  Will you be able to hold the property during times of declining property values, as we are experiencing now? Getting a Mortgage Mortgage lenders will typically charge a highe...

Poor curb appeal Buyers won't even go inside if the outside of the house looks unappealing. So clean up your front yard by tidying plants and pulling up weeds. Make sure the outside of your home looks well cared-for by painting the trim, mowing the lawn and placing attractive potted plants by the door. Unpleasant odors You may not even notice bad odors, but buyers surely will. Smoking and pets are the prime causes, so smoke outside while you are selling your house and consider what to do with your animals. Allow the house to air out thoroughly before viewings - don't just try to mask the odor with another scent. Loud and scary pets Apart from the odor of some animals, a big dog or noisy bird can be off-putting to some buyers. So keep your dog away when you have viewings so your potentia...

If you are buying a house at Fort Hood or even looking at houses for rent at Fort Hood, you may need some furniture fairly quickly.  I'm hearing that many of you are landing here with only a few days to set up your house before you head out to Ft. Polk or National Training Center at Fort Irwin and you've got to find a rental or get a house under contract before you hit the road for training prior to deployment. If you are in a hurry when you arrive, here are five places to shop for furniture.   Remember, if you pay cash, ask for a discount, and don't be afraid to try to negotiate with the stores.   It's sort of like real estate.. if you don't ask for something in negotiations, you give up your chance for a better deal!
