Freddie Mac: Buy Sooner Rather Than Later   In a recent video update on the housing market, Frank Nothaft, Freddie Mac’s chief economist, stated that with both mortgage interest rates and home prices projected to increase in 2015 buying now makes sense. “If you are planning to buy a home in the next year, it’s better to do it sooner rather than later.” Here are the latest mortgage interest rate projections from four major housing entities: Fannie Mae, Freddie Mac, the Mortgage Bankers Association (MBA) and the National Association of Realtors (NAR):     Thinking of Selling & Moving Up? This advice isn’t limited to just the first-time buyer. If you are considering moving up to the home your family has always wanted, waiting also makes no sense. 4 More Reasons to Sell Now As we discussed last week one reason to sell now is demand is still strong. With inventory levels also still below historic numbers, you could be missing out on a great opportunity for your family. 1. There Is Less Competition Now Housing supply just dropped to 5.1 months, which is under the 6 months’ supply that is needed for a normal housing market. This means that, in many areas, there are not enough homes for sale to satisfy the number of buyers in that market. This is good news for home prices. However, additional inventory is about to come to market. There is a pent-up desire for many homeowners to move, as they were unable to sell over the last few years because of a negative equity situation. Homeowners are now seeing a return to positive equity as rea...

It's embarrassing. It's frustrating. And it's just downright sad. It's been so long since I wrote a blog post that I... I... I forgot my login ID and password! The horror. This year has been a whopper. Dirty words like chemo, death and divorce took the place of beautiful things like date night, weddings and baby showers. Like a miracle, now that I feel like I have a firm grasp on personal situations, the professional engine just flipped the switch not just to on but to overdrive. And sort-of did so in the "off season." Amused and grateful! How amazing that when I need a little break, I get it, and when I need the business(es) to come back to life, they do? And immediately following... I remember it! My blog login ID and password! Sometime this year my blog died. Fortunately as broker ...

1. Flower up curb appeal. Do the lawn and bushes look neatly manicured? Could it use more? Are pretty flowers or plants framing the entrance? Is the walkway free from cracks? Does it smell like blooms or manure as you approach the front door? Are the windows clean? Is the paint peeling? Is the grass healthy? Weeds are green, too, you know, so by healthy I not only mean green, but I also mean no weeds. Does your front door have a fresh coat of stain or paint? Curb appeal can be a chore or a fun family event. Either way, it has to happen before the sign goes in the yard! And, by the way, continue it 'til the closing. It's just the right thing to do. 2. Have a pre-sale home inspection. Be proactive. An inspector will give you a good indication of what will stand out to potential buyers. Pl...

Top 10 Buyer Agent Mishaps (I hope I don't make today!) Leave the office. Leave the lockbox keycard on the charger... At the office. Leave the office with the lockbox entrycard. But it's not updated/charged. Leave the office without your cell phone. Open the front door. Oops. The showing instructions to the alarm code are in the car. And it's armed. Leaving the house. Left the key somewhere inside... Where? Opened the door. Cat escaped. Opened the door. Announced presence. Someone's in the house anyway. Asleep. Half-naked. Picked up buyer client. Didn't map out directions where to go. Nav system, please work! Arrived at buyer's house. Forgot info sheets. iPad's @home. Used the restroom. Forgot to check if there was water on first. Oh $#!% I will be showing houses this afternoon. Giggli...

Here are the top 10 Do's and Don't during the loan process that I hear lenders flutter about saying while helping prep my buyers for a smooth move! DON'T APPLY for any NEW credit! Until you MOVE! If ever there was a house with a history, I am selling it. In fact, I would classify it more as infamy. See, I subscribe to a foreclosure list and my investors beat it down. They buy houses at the court house steps and they take on the biggest amount of risk imaginable. They even buy condemned houses. My investors take houses that no one in their right mind would buy and they buy them. Yes, my investors are CrAzY! I say that to deflect the real craziness being the state of mind of the former owners who lived among you don't want to know what. And I say that with a soft and sincere tone. Honestly. Some of these people are clearly in need and my heart goes out to them. So when it comes to marketing the finished product (after it's been fixed well), I get really hung up on disclosure. Man...

#1  Organize and clean. De-clutter! Items like rarely used kitchen appliances, out-of-season clothes, half the toys, and dusty exercise equipment need to GO. Store items off-site or in boxes neatly arranged in storage areas. Clean windows, floors, fixtures, walls and baseboards to make the interior sparkle! Details, friends, it's in the details. #2  Flower up curb appeal. Do thelawnand bushes look neatly manicured? Could it use more? Are pretty flowers or plants framing the entrance? What is fair market value of a property, anyway? Consumers are prone to looking at tax value from public records, Zillow, Trulia or they take their appraisal from their loan or refi x years ago. These are all... wrong. Those "market values" are good for the purpose intended: (a) estimates (b) at the exact time they are performed (c) to satisfy a different agenda. But none of those are the definition of fair market value, technically. Fair market value is what a willing seller will sell for and a willing buyer will buy for without any undue pressure. Period. How do we, as pros, determine that value? Easy. I mean, it takes time, as well as our know-how to do, but it is easy to define. We look at recent sales just like yours. If recent sales are not exactly like yours, then we look at your...
