TIMBERVIEW MIDDLE SCHOOL in KELLER ISD FORT WORTH, TEXAS A few weeks ago, I posted on Timberview Middle School in Keller ISD to provide homeowners information on the school many of their children would be reassigned to. Above is an artist's rendering, although if you drive by the facility, you can see its current stage of construction. Timberview Middle School is the newest addition to the Keller ISD.  It is scheduled to open on the first day of school, which is August 23rd.   Timberview is a bit different from other middle schools because it will teach children from 5th to 8th grade.  The mascot for the various sports teams at Timberview will be a hawk.  This seemed like a natural choice due to the fact that there are so many red tailed hawks circling the skies around Golden Triangle B...

Consumers in the Keller area make their home buying decisions based on schools. That's right. One of the many criteria consumers ask me to pay attention to right now is what schools the house feeds into. Whether their kids are unborn or entering high school football, it's important. I get it. My 8 year old had play day at school. Never mind the red and yellow on the weather radar, they got in a lot of sack racin' and tug o' war prior to the tornado-potential weather. While I was watching the girls nail the target with the baseball on the dunkin' booth and seeing the teenager on the seat go splash,  I thought to myself how much I'd love to have a play day with all these people I do business with. We need a goof-off day. A bonding day. We need a day no blood, sweat or tears are involved! Tug o' war happens in every negotiation. At the end of the day, who wins? We all accomplish a goal for the buyer and seller and we all get paid. The other day my mind lay boggled. I'd experienced a zoo keeper in a suit and tie in a cage behind a gavel tame the animals outside the cage that roared and squawked at him. A circus was in session. When I came home, I blogged about the experience, stating I learned three things: be quiet, be quiet, and be quiet. Silent composure really did top the list by miles. But now that I'm not so rattled by all the gnashing of teeth, I'd like to share the nitty gritty. Brief background: My friend owned and leased her former home. Today no telling what will happen. This last week, no, the last month, has brought odd events at every special occasion... from children's birthdays to mother's day to the anniversary of a death in the immediate family to my dad's 63rd birthday -- each special occasion is a real estate catastrophe day. It's been 7 years in R.E. now and this is it. This wins, hands down, for the cRaZiEsT R.E. market ever. It's just nutso. I confess, a lot of it creates biz and to that we can all salute. What is fair market value of a property, anyway? Consumers are so prone to looking at, for example, tax value for "an accurate value" or they go to Zillow or they take their appraisal from their loan or refi x years ago. These are all bzzzzzzzzzzzzzzzzzzzz wrong. Fair market value is what a willing seller will sell for and a willing buyer will buy for without any undue pressure. Period. How do we, as pros, determine that value? Easy. I mean, it takes time as well as our know-how, but it is easy to define. Timberview Middle School and the early development center are still under construction on Old Denton Road in North Fort Worth/Keller. I live just a few minutes away and have noticed work crews on both sides of Old Denton Road. This leads me to believe that they're preparing to expand the road into multiple lanes. I'm kind of sad about it because we'll lose several nice trees framing the entrances to our neighborhoods, but at the same time, I can't imagine it being a two lane road during school hours. As of this report, there are currently 398 homes listed as active in Keller, Texas, Multiple Listing Service (MLS).  That is 60 more homes available for sale in the Keller MLS compared to 90 days ago, an expected seasonal increase.  It is also 42 less homes available then 180 days ago. Keller is a northern suburb of Fort Worth and is part of the Dallas-Fort Worth Metroplex. Keller has seen an increase in population of over 100% just in the last three years, with families and professionals finding it the ideal place to live and work. Keller performed very well in March selling 38 homes, as per our local MLS as of April 1st. Prices range from affordable homes in West Bursey Ranch selling around $90,000 to luxury homes in Danbury at close to $800,000. The market averages look like this: •-          Days on market: 120 •-          Size: 2,940 feet •-          Price: $294,792 Of those 38 sales, only 1 house was bank owned. There were 3 builder sales. The rest appear to be individually owned sales. That is a good thing. With that said, bring on the good sales again in April! Keller ISD in Keller, Texas continues to grow rapidly! The construction of Timberview Middle School is under way as we speak. Located in between Heritage Trace and Golden Triangle off Old Denton Road, the school will be home to grades 5, 6, 7, and 8. It is planned to open in August 2010, but rain over the last few months has slowed down the construction somewhat. Timberview Middle School's mascot will be the Hawks decked out in purple and black after a unanimous vote by the Keller ISD school board. There will also be an early childhood development center on the property called Keller Early Learning Center. Their mascot will be named appropriately, the Cubs, with green and white as their colors. Heritage - Keller, TX  Alliance Town Center If you've driven down Heritage Trace Parkway recently, I'm sure you've noticed that there have been many changes in the past year and a half.  Phase One of the Alliance Town Center (Heritage Trace and I-35) is just about up and running, and there seems to be something for everyone.   My husband and I regularly eat at some of the restaurants there, such as Cheddars, Jason's Deli, Kincaid's, Which Wich, BJ's Brewery, and Freebirds. The shopping is getting better every month as well.  In January, we found a great deal on a new plasma TV from Best Buy.   We are particularly excited about the new Kroger Marketplace that is about to begin construction.  I hear that it will be similar to a Super Target but with a better variety of foods. If you're lo...

The Bluffs at Heritage in Keller is opening a new phase! If you live in the North Fort Worth/Keller area, you may have noticed all of the dirt that is being moved around near Central High School. This is for the final phase of the Bluffs. Toll Brothers and Standard Pacific Homes will be building in this section, although the lots are not yet ready for construction.
