Last night I attended my old high school football game -- Keller High School. Awesome thing! I haven't been into loud crowds or wild sport events for many years now. I was a leader of school spirit in my youth and my husband played football -- offense and defense -- when Keller wasn't big enough to have a whole team. Now they have 4 large high schools. The game last night was one Keller team against another Keller team. One where I have as many friends and clients on one set of bleachers as another. Kids on both sides of the field that I know what their rooms look like -- I sold it to them. I felt torn! Can't we just have one big blue and gold school?! A lot has changed. Over and over again, I meet people who ask me about either the "Median" sales price of a particular area or the "Average" sales price of a particular area.  And, occasionally, people ask "What's the difference?" I've put together some charts to show the difference for Keller TX below.  The Median price is the absolute middle price of the properties sold.  For example, in August, there were 59 homes that sold.  29 homes sold above $322,552 and 29 homes sold below $322,552.  Therefore, $352,552 becomes the Median sales price for Keller TX for August, 2010.  The average sales price, however, is quite different.  The average is calculated by taking all of the sold prices, totaling them and then dividing by the number of homes sold.  Therefore, although the median price in Keller TX for Augu...

Another short sale closed! The sellers avoided foreclosure, the buyers purchased a nice home at a discount, and the lender did not have the losses involved with a foreclosure. Many people feel that the nation's economy rises and falls with the housing market. While this is often true, we believe the current housing crisis is a direct result of the economic downturn and massive job loss across the nation. It's a huge thrill when a national magazine conducts a survey, study or otherwise reports your hometown has it goin' on. This week when I opened our Keller Independent School District's Summer 2010 issue of "The Key," a quarterly publication mailed to all parents of Keller ISD students, I grinned from ear to ear. I sell houses for a living. There is this huge cherry on top... I sell in my lifelong hometown. I'm awfully proud of Keller, but when others recognize it, I swell. This Newsweek article basically states Keller High School (I'm a '94 grad) and Central High School are among the top high schools in the nation. I recently sold 9440 Pastime Court in Heritage Glen, which is a community located in Keller, Texas. In my world fired can mean all kinds of things. My hubby is a firefighter, for one. I used to be a big fan of the reality T.V. show The Apprentice, but too much of a good thing means the show gets "fired" from my DVR and often times a consumer fires another agent to hire me or fires me and lists with someone else or better yet, sometimes I fire clients. As I grew up like a weed and decided what I wanted to be when I grew up and eventually became a real estate pro when I grew up, another problem grew up with me -- well, growing pains. It isn't often I have the privilege of selling houses to someone I consider highly artistic. After all, I am a business major and a business owner and find my clients to be, well, like me -- business-like. Or a mom, stuck in her own little world, devoid of any culture beyond Yo Gabba Gabba. In my sphere of influence and clientele, I can literally count on one hand the people I consider to be highly artistic. That being said, I absolutely love it when I do have the opportunity to serve an artsy person when it comes to real estate, because they don't sell or shop the norm. Today is a special day for a lot of young men and women around here. My little girl had a haircut last night and right beside her was a senior cleaning up for his big day. His shaggy hair was getting the special occasion chop. What real estate advice could we share with these kiddos who we can assume aren't listening to mom and dad right about now? SALES AND LISTINGS IN HERITAGE In the month of April, 18 homes closed in Heritage in Keller, Texas. These homes ranged in size from 1620 to 3479 square feet, and prices ranged from $148,000 to $316,835. This does not include new homes sold directly from builders that were not listed in the MLS. This is an increase from the same time last year, when just 9 homes closed in Heritage in the month of April. The increase in sales seen this year may possibly be explained by the expiration of the homebuyer's tax credit, although we can't say that for sure. Currently, there are 82 homes listed in Heritage in Keller, Texas that are available for sale. These prices range from $149,000 for a 2,103 square foot foreclosure built in 2002 to $519,900 for a 5,347 square foot home built in 2007 in the Bl...
