Flood meeting a success - Southbelt Area residents get behind Corps' planMore than 100 concerned residents attended the Clear Creek drainage improvement meeting on Tuesday, Aug. 21. The discussion included representatives from both the Harris County Flood Control District and the Army Corps of Engineers.Although many in attendance were concerned about their specific needs, the main topic for the evening was the corps' long-range plan to construct a local watershed, an area where all water running off the land drains to a specific location. The proposal, referred to as the National Economic Development (NED) Alternative, would require that all in the area (17 cities and four counties) agree on the project.                                The housing market in the Houston area seems to have held up well... so far!  According to the Houston Association of Realtors (HAR) statistics, sales have come up from the previous couple of months decline.  The inventory entering the market has slowed from its fast pace.  The price segment of the market that is still showing signs of weakness is the $80,000 to $150,000 range.  Most likely, this is a result of the current mortgage climate.  The active listings have increased 9.2% over the same month last year and the median home price has had no significant change during the same time frame.       Existing single-family home sales increased almost 4% from July of 2006.  The homes sold in the month of July of 2007 were on the market an average of 76 days.....

By show of hands, when someone mentions HUD Homes, how many people think of something that looks like this: You may be surprised to know that in fact, HUD homes in the Houston Area in this day and age are much different than most stereotype properties that look like teardowns. If you think about it, in order for a property to become a HUD home, it must have had FHA (government guaranteed) financing and its condition had to fulfill FHA guidelines which happen to be very strict. Well folks, it's been a roller coaster ride. I'm talking about the first two quarters of the year. It looked like the real estate industry as a whole was taking a nose dive. But, like trends in the stock market, everytime there's a dip, there seems to be a resurrection. Thank God for that. I just could not see myself selling cotton candy at the flea market. For many, the presence of so many foreclosures is a stigma and many consider it to be the worst of times. But, like Charles Dickens commented, it is also the best of times. Never before in history have there been so many foreclosures. It is truly a "Buyers Market". The result?...competition! With whom?...new home sales! The other day I received an email VIA Active Rain regarding Green Building.  The person was sharing their thoughts on the issue as to what they thought the down side was of Building Green. This was not a hostile e-mail, he was simply sharing his views.I appreciate that.  This is one way how I know what topics need to be discussed.  One of the statements I was quick to disregard at first:"So, I guess one might ask the question:  Why should a house appraise for more because its constructed to the codes?
