Looking for Highland Park Real Estate? Read on… Highland Park has been one of those many areas that suffered a downswing during the economic downturn. However, as Highland Park real estate looks to be getting back on track, the demand for houses in this area has surely shot up in the past year or so. Reducing inventory coupled with the rise in demand for Highland Park homes for sale. However, according to the general consensus, this hike in demand is yet to have any effect on prices. When it comes to reasons for high demand of real estate in Highland Park, there are many reasons for the same. At present, the relatively low rates on houses and condos are one of the biggest reasons for the increase in demand for Highland Park real estate for sale. For example, here are a few houses and co...

Located less than four miles from downtown Dallas, Highland Park offers a quiet respite for families in the heart of a major urban center. The town’s founders named Highland Park after its elevated geographical location and the fact that 20 percent of the community’s land was to be devoted to parks. Highland Park’s commitment to preserving its scenic spaces continues to this day, offering over 20 parks and elegantly landscaped public grounds. The town is known for its glorious springtime display of azaleas, redbud trees and dogwoods. Beautifully appointed homes line the streets of Highland Park, which was incorporated in 1913. Highland Park’s proximity to central Dallas and the Dallas Fort Worth International Airport make this community the ideal location for business executives. The fi...

I wrote a couple of weeks ago about our new Highland Park real estate office needing a little help. Indeed it did. Over the holiday weekend, we went in and painted it and started decorating. One of the first areas that we concentrated on was the back wall. That is the wall that everyone sees as they walk by and the first thing they see when they walk in.  "People often say that motivation doesn't last. Well, neither does bathing - that's why we recommend it daily" -- Zig Ziglar We decided to make this our Motivation Wall.  We will continue to look for good motivational items to add in here and I'm currently doing our logo that will go in the middle blank spot. What do you think? Do you have an inspiration wall? Show me some photos!

Everyone wants the value of resale homes to increase and they want demand to continue sliding up at a rapid rate. The hope is that things will quickly return to at least where they were before the gigantic market subsidence that we've dealt with over the past few years. What was different about this past bad market was that even high incomed and wealthy people all but stopped buying homes.  In my years, I don’t recall ever before experiencing that. In my own case, in 2011-2012 I had three homes listed in Dallas’ high end market known as Highland Park.  All three in the 7 figure range. Each of them was listed at a substantial discount from what the owners had invested.   I had all three listed for over a year.  None brought an offer. Month after month, I studied that market.  There were ...

(This article was originally published on one of my other Dallas real estate websites under the title "How To Sell Your Home".) If you have a Highland Park home that you wish to sell, you must be knowledgeable of the processes involved. You'll find that there is much to read and learn online and in books. However, most people simply don't have the time to shuffle through it. Luckily, using a licensed real estate agent in Highland Park can help to guide you through the process of selling your home without losing your mind. Before approaching the task of selling real estate, it is a good idea to set specific goals. By maintaining true limits on acceptable prices, a seller can ward off the temptation to accept an offer that may be unfavorable. It also will give you a better idea about how ...

Saw a post from one of my Facebook friends the other day that I had to share. He spoke to someone who insisted that the Dallas real estate market is about to crash. Here is the conversation on Facebook: "Talked to an interesting guy yesterday. He was looking to buy a house here locally. He proceeded to tell me that the market in Texas was fixing to crash and he was looking for a safe purchase. I explained to him that our market is strong, our inventory levels are dropping and he rudely interupted me calling me a liar, saying its being reported nationally that the housing market is horrible and Texas hasnt been hit yet, but we will soon. He then told me "we wouldnt get along" and hung up." There is a difference between being concerned and being irrationally stubborn about something you h...

"Finding The Best Highland Park Real Estate Agent" was originally published on my Dallas real estate website. How to Avoid the Horror Stories and Enjoy a Happy Ending If you’re planning to sell your home in Highland Park, you may have heard a horror story called “The Disappearing Seller’s Agent.” An unsuspecting seller is seduced by an agent’s cheap commission and high suggested sales price. Once the house is listed, however, it sits for months. Meanwhile, the agent has mysteriously vanished, refusing to answer calls from the worried client. As it turns out, the Highland Park seller’s agent is alive and well; he’s just making as little effort as possible to earn that low-ball commission. How can you avoid this horror story and find an energetic, motivated agent? Look For a Talented Mark...

Highland Park real estate is the epitome of luxury homes in Dallas. You can find homes of all sizes, qualities, architectural designs, and of course, prices.  In the past, I have said how much fun I have being a Highland Park real estate agent because of the homes that I get to see - and sell - every day. Words really do not do these homes justice. Heck, even pictures do not do these homes the justice that they deserve. To get a true feeling for these marvelous Highland Park homes for sale, you must see them in person. **BUT** And there is always a but... I get to see these homes by showing them to people who I (and a mortgage lender) have already determined are preapproved for a home like this and are serious about buying. As a Highland Park REALTOR®, I know how difficult it is to keep...

I'm a numbers guy. I watch the numbers like a hawk, learning from every little tweak and trend of the numbers. I especially watch the statistics for Park Cities real estate.  Park Cities Real Estate Statistics Month over Month During the month of December, 62 homes sold between Highland Park and University Park, up 9% compared to December of 2011. The average sale price was $910,889 which was down 8% from a year ago. The average days on market also dropped 8%, taking around 87 days to sell a home in the Park Cities. Only 41 new listings came on the market during December down 2% from a year ago. This reduction in new listings has caused a 45% drop in available inventory, putting Park Cities real estate squarely in a SELLER'S MARKET with only 2.9 months of inventory.  Park Cities Real Es...

Earlier this week I asked the question "How important are photographs to selling a home in Highland Park?" After reading that article, you know that we at B&B Realty Group feel that photos are extremely important. So important in fact that we hire a professional photographer for every single one of our listings. But selling your home in Highland Park is more than just about photographs - it is about knowing how to market online to sell your home fast and for the most money. This takes knowledge and creativity.  When thinking about selling your home in Highland Park, how many websites did you visit that had the same boring information? Or the same boring FAQ? Or the same boring "Call me for a free estimate of your home's value!" button? Boring may have worked a few years ago, but not tod...

According to the National Association of REALTORS®, nearly 90% of home buyers are starting their search for homes online. The first impression that they get of your property is the photos that they see online. So how important are photographs to selling a home in Highland Park? PRICELESS! At B&B Realty Group, we hire a professional photographer on every single listing we take. It is THAT important that the homes we list stand out from the competition because of good quality photos. Before we get the photos taken, we will look at what is available in that area to see what is available. Are all of the photos daytime pictures? Then we'll arange for an evening shoot. Are all of the primary photos (the ones that show up as the main picture of the home on the web) of the front of the property...

Highland Park Village began a wonderful new tradition last year with its Gingerbread Stroll. This year, sixteen shops feature imaginative gingerbread houses lovingly designed by local pastry chefs. Each house is a work of art.   Everyone is invited to vote for their personal favorite gingerbread house. By submitting a vote, one has the opportunity to win a $100 gift certificate to be used at Highland Park Village. A bonus to casting a vote for your favorite is that the ballots are located at Celebrity Cafe. While you ponder your vote, I recommend that you try their delicious Cranberry Chicken Salad and the pastry of your choice. You will love this salad!   Located at Preston Road and Mockingbird Lane, Highland Park Village was built in 1931. This shopping center is on the National Histo...
