Those of us that love fresh produce and who among doesn't? will be glad to learn that a Farmer's Market is coming to Lake Granbury and will be located in the parking lot of the new HEB on the eastern side of the city.   The Granbury City County approved a Specific Use Permit to allow a farmer's market on Fridays, Saturdays and Sundays between May 1 and August 31 for the next three years.  This will allow area growers to bring their freshly picked produce to a central area and sell it to consumers every weekend of the summer.  The Permit does not permit sale of any meat, fish, eggs, refrigerated dairy products or home canned or packaged  items to be sold.  The fresh produce that will be available for sale will be uncut so there will be no health concerns for the consumer.  The local HEB ...

I know you are inundated with data these days but it is time for my MARKET REPORT FOR LAKE GRANBURY SINGLE FAMILY HOMES FOR 2011.  If you are like me it's getting harder and harder to watch the news media these days.  Between the coming election, the wars waging around the world and the rising gas prices there seems to be hardly any good news anywhere.  And---it is easy to find lots of conflicting data wherever you turn about the state of the real estate market in our area or in the US in general.  One thing to remember, however, it really doesn't matter what real estate sales are doing in Chicago or New York as long as they are doing well in our area that is all we have to worry about and the numbers are looking up all across Texas for 2012.  According to ActiveRain.com, the largest re...

It is time for a Lake Granbury Waterfront Homes Market Report 2011 and a little perspective on the real estate transactions of 2011 with regard to waterfront properties in Granbury, Tx.  It is always good to look back over the year just past and see what has transpired and draw some conclusions about our waterfront market and where it is headed.  It is necessary to look at waterfront properties as a separate category from other single family homes since the cost of the lots are considerably more than lots with no water exposure.  As with the rest of the nation, our real estate market here in Hood County has suffered from a lack of qualified buyers for all our real estate since 2009 and as a result we have more homes on the market than we normally would.   Sellers have had to discount th...

For the citizens and visitors of Hood County, Texas, the courthouse in the middle of the town square has been a beacon of beauty and history for all to see and the county to use as offices and courtrooms.    Recently though, the interior of the courthouse has begun to look a little unkempt and luckily for all of us Hood County and the Texas Historical Commission partnered together in 2008 to make this old girl beautiful again.  Built in 1890 and designed by W.C. Dodson in the Second Empire style, this courthouse is similar to others in Texas with its three stories and mansard roof treatment.  Through the years the original zinc roof has been soldered, painted, tarred, and finally replaced with lead coated copper and zinc in 2008 with the help of the Texas Historical Commission once ag...

What a difference a day makes!!   Those of us who live in the southwest and love it have been in the throes of anxiety for the last 18 months as we have watched our countryside and lakes and ponds get drier and drier.  We have watched the tanks (ponds to you Northerners) on our ranchlands go completely dry and read  heartbreaking stories of livestock dying from lack of water and available feed and grass.  One really terrible  story out of Weatherford Tx was of several horses that were found dead with one  tangled up in the barbed wire trying to get to a swimming pool full of water  a hundred or so yards away.  We have watched our cattle ranchers sell off all or most of their herds because there was simply nothing to feed them until the cattle market in Texas has been almost completely d...

GRANBURY HIGH SCHOOL REUNION ~ CLASS OF 1976  Isn't it crazy to think about how quickly time passes?  You look up and many years have passed and you are heading to a class reunion.  This weekend, I went home to Granbury, Texas where I graduated in 1978.   You read that right, ‘78'!  I crashed my sister's class reunion and it was FUN!  Granbury back in the day was a small high school and we all knew everyone.  Many of my classmates married people in the classes above us.  Therefore, crashing another reunion was great as I saw a ton of people I had not seen since the late 70's.  Granbury in the late 70's was a small, 2-A Texas high school.  With Granbury situated right along the Brazos River and Lake Granbury, friends were spread out all over the lake and river area.  It was a diverse mix...

Down 15 homes from April, Hood County saw 76 single familt dwellings change hands in May according to the North Texas Real Estate Information System, my chief "relied on" resource. Of those sold, only 2 properties were over a half a million bucks, averaging right at $600K, bringing 92% of the their list price, on the market for 264 days got you a home with about 3102 sqft.  Three properties sold between $400K and $500K, all waterfronts and one had 10 acres with in. They sat on the market for about 294 days average. That bought you a three bedroom, three bath, triple car garage home with 2932 sqft of air conditioned and heated living space.  Three properties also closed in May in the $350-$399K range. One distressed in Pecan that was over 6K sqft. of living so it kinda skewed the numbers...

A major piece of property sold in April, some 2832 acres with a rather large 6K sqft house and a pretty big Foreman's house, gas wells, ponds, etc. all located on the highway going to Lipan just northwest of Granbury for almost a quarter of a million dollars over $3 million.  WOW!  Yep, that one topped the list & may stay there for awhile. Granbury also saw a home sell for over $700K which hasn't happened in awhile too.  When it was all said and done, our little area southwest of Fort Worth saw 91 homes sell in April including those two!  Yippee! Yahoo!  Is the market on the upswing?  Was it the tax credit that spurred it?  Will it continue?  The million dollar questions!  As far as confidence in the market, I've got it & everybody knows it is what you perceive it to be. Of those homes ...

The very wise professor at UGA explains this concept very well!  Let me know what you think. Suppose that every day, ten men go out for beer, and the bill for all ten comes to $100.  If they paid their bill the way we pay our taxes, it would go something like this:The first four  men (the poorest) would pay nothing. The fifth would  pay  $1.The sixth would  pay $3.The seventh would  pay  $7.The eighth would  pay $12.The ninth would  pay  $18.The tenth man (the richest) would pay $59.So, that's what  they decided to do.  The ten men drank in the bar every day and seemed quite happy with the  arrangement, until one day, the  owner threw them a curve.  'Since you are all such good customers,' he  said, 'I'm going to reduce the cost of your daily beer by $20.'  Drinks for the ten now cost ju...
