The population continues to grow in North Texas, and that puts you in the prime area in which to be a real estate professional.  Dallas-Fort Worth placed among four other areas in the Texas as the nation’s top 10 growing cities.  Census Bureau estimates recently released show that we added more than 162,000 residents between July 2006 and July 2007, more than any other metro area in the state.  Houston, Austin and San Antonio also placed in the top 10.  Remember, REAL ESTATE IS LOCAL.   People move to our area because of the strong local economies, cost of living,  and the fact the have some of the most affordable housing the country.  A report earlier this month by Global Insight found that housing prices in our area are undervalued by as much as 30 percent.  This allows homebuyers mo...

Most homeowners today do not want to look at an offer unless a pre-qualification letter is attached to the offer.  They want to know the person submitting the offer is qualified to purchase the home.  Once an offer is accepted, the listing is usually changed to active option.  When a property goes active option, most realtors will not show the property, so the homeowner has all but taken the property off the market.  No one wants to take their property off the market for someone who is not qualified to purchase the property.  If you are interested in purchasing a home in the Fort Worth, Texas area and would like a list of lenders I have worked with, please e-mail me at peggymccready@sbcglobal.net Peggy McCready, GRI, PICPREMIER Real Estate Services817-737-7777 - office817-437-4851 - cel...

Real estate professionals base the price of your home on what homes in your neighborhood are selling for.  The best matches are solds in the last 6 months within a 1/4 mile radius of your home.  The 1/4 mile radius must be in the same neighborhood.  For example, quite often property on one side of a freeway is worth more than the neighborhood on the other side of the freeway.  If you live in the Fort Worth area and would like to know what a home sold for - e-mail me at peggymccready@sbcglobal.netand I will e-mail the sold price to you.  If you would like an over the internet estimate, e-mail me at peggymccready@sbcglobal.net and send me your address and I will send you the sold prices within a 1/4 mile radius of your home.  For the most accurate evaluation, it is always best for a licen...

We spent the morning at the Tarrant County Auto Show at the Tarrant County Convention Center. I'm glad we left the checkbook at home! The most impressive (???) vehicle they had was a monster truck by Ford. These pictures don't give a true perspective on how tall and big it was. I'm 5'5" and my chin was level with the door handles. I don't know if you can really tell, but it had hardwood floors! It didn't have a price, but I guess it's one of those "if you have to ask you can't afford it".                                                                                   Chevrolet has brought the Camaro back in a big way! This car was totally cool! This car really brought back some great memories from high school. I don't think I can talk about many of them here! LOL      There were a lot...

What is staging:  Staging is more than getting rid of the clutter.  Most homeowners have personalized the home and decorated it to their taste.  Decorating and design are based upon one's personal style.  That's great while you are living in the home, but when it's for sale, the home needs to appeal to a wider audience.  Staging will depersonalize your home and have it appeal to the widest number of buyers possible.Staging is the process of preparing a home, for the sole purpose of a quick and top dollar sale.  In today's changing market, staging is critical. I have my certification in home staging.  When you list with me, I will advise you on staging for free!  Call or e-mail me today for a free home evaluation and I'll be happy to discuss staging your home. Peggy McCready, GRI, PICpe...

HOA (Home Owners Association) dues are used for the general maintenance of the building's common areas and exteriors. In general, HOA is responsible for the care of the common/shared areas of the property, such as lawns and landscaping, recreational facilities, lobby, elevator, hallways, roof, etc. The association also saves money in reserve to help pay for any special assessments that may arise in the future(Painting or replacing exterior siding, replacing a roof, etc.) .An annual budget and regular Reserve studies evaluate these costs and help the condominium's Board of Directors to determine the amount that owners need to contribute in monthly dues. Many building include other regular expenses in their HOA dues including, gas, cable TV, internet service, etc. Often the HOA dues are ba...

Trinity UptownTM is a bold new plan for waterfront development. It aims to revitalize an 800-acre area north of downtown Fort Worth with a combination of public improvements and private development. Its goal is to provide a vibrant, stimulating environment in which families can live, work, shop, play, and learn. The combination of public improvements and private development is key to understanding this project. Private development of the area will be possible once flood protection is in place and levees are removed to open up the land. The area will enable up to 10,000 new homes to be constructed in the area, providing a solution to the demand for high-density urban housing. Fort Worth is the fastest-growing large city in the United States. Its population is expected to increase by more...

Villa De Leon, a Tom Struhs development, has released final renderings of the exterior and interior of its 23 unit luxury condo development on the Trinity Bluff Northeast of Downtown Fort Worth. The building offers a level of exclusivity that Fort Worth has not seen in condo developments thus far and amenities to match. Units start out at over $780,000 and go to just over $2,000,000. Pecan Place Condos is another development by Struhs that offers luxury condo living to a select 9 individuals. Re-sales are also available in the Pecan Place Condominiums. The advantage that buyers in Villa De Leon will enjoy is sharing their beautiful home with a limited number of residents sharing a similar demographic makeup. If you have visited http://www.trinityrivervision.org/ lately, you know the pot...

Every day I am confronted by buyers and sellers who are conflicted about the decision to purchase or sell in what they have been told is a down market. Why not wait until things are better? Well my friends there are  a few things you should know:1.       Real Estate is a Commodity Not a day goes by that gold is not bought or sold, the only thing that changes is its value. Real estate is very similar. What you bought your home for yesterday has nothing to do with what you will sell it for tomorrow. Only the "market" can determine what you will receive for your home. Consider this example. One purchases a gold coin for $200 last December, holds it for a year and decides they have to sell it today. If the market for that gold coin has dropped to $175 can the Seller receive $225 for that sam...

Stating that the very market that you work day in and day out in is softening does not appear to be a smart business strategy for a Realtor. Then again I am a Rotarian and abide by their "4 Way Test"1. Is it the truth?2. Is it fair to all concerned?3. Will it build good will and better friendships?4. Will it be beneficial to all concerned? So why volunteer this information. Well maybe the stats aren't as bad as they seem and maybe they present more of an opportunity than a challenge. Remember real estate is a commodity and if you can get in high or low, in the long run it still pays to play the game. Here are some statistics comparing September through November of 2006 to the same date range in 2007.Downtown Fort Worth Statistics 09/06-11/0609/07-11/07For Sale196344Sold2519Pended3118Avg....
