With sellers in real estate often they are waiting for the market to rise in price even more or the hassle of moving overwhelms them. With buyers they just can't seem to decide over many houses looked at. In LIFE, in general terms, we can feel MORE comfortable doing nothing, and not encountering CHANGE.You hear, you are not getting younger, aren't those pickets you are sitting on hurting, nothing ventured nothing gained.People need encouragement. If anything else, SOMETIMES people need a PUSH to make a decision NOW vs. sometime later. I liked this phrase. Let it sink in with them. It may make all the difference in the world concentrating on a truism that life is indeed SHORT. Believe it!! The longer you wait for the future the shorter it will be.

In times of tragedy and much heartache that we either feel personally in our lives or read about in the news around the world, you can just get a heavy heart. Fred Rogers from TV used to say his Mom told him to not focus on the scary things that happened that he saw but see the helpers that followed making things better. While that is part one of that particular situation and thought, I am a big person on being mentally awake as a part two, not asleep at the switch, and PAY ATTENTION to what is going on around you in life.In our daily lives, NOT just from tragedies LOOK for the helpers. They are all around you. People who support you, people who give a lending hand, those that smile at you or contact you to lift your spirits, someone maybe even who emails you, writes a blog post, replie...

by Patricia Feager 5/11/2016 Last night's storm passed through quickly. Here are clouds from yesterday's storm in Flower Mound on May 10, 2016: Current Weather Conditions Flower Mound, TX  Wind gusts were powerful. But after the wind died down, I saw fire and I saw rain. These are my photos taken after the winds died down while still raining.    Quickly, I thought how fast a current situation can change. Life is a game of chance. When severe weather warnings prevail, storm clouds is something to pay attention to closely. A swift change in conditions means one must pay attention, look, listen, problem solve, and act decisively. Clouds are the study of science. Taking a chance is a personal choice and involves almost immediate decision-making. Some people take chances; they may be playin...

Often in life there are days to step back and party! This week and on May 12th is one such time. Why you may ask? Well good friend, fellow virtual services and real estate associate in Virginia, Sharon Lee, has a big, fun birthday appearing on the calendar. If you don't have this sweetheart in your circles, what are you waiting for? She will be one of your most loyal followers, kindest, most honest friends, most generous people ever in your life. I have known Sharon now since the Fall of 2008 when she was just a reader of my blog material. She progressed to writing her own material the beginning of 2009 and she was off to the races with her sharing. She takes care of her Mom in the middle of her busy life, had an awesome cat named Lindsey who she loved very much and even built a memorial...

Happy Mother's Day for all current Moms of ours or others, or a day of honor and remembrance too for those Moms who have passed. The Mom is the one there all along for us time wise, even before we were born, and I think it is instinct they always want us to turn out well, launching part of them into the future. But no matter what they do support us, even if we get off track, and want us to do our best. Such sacrifice as a woman to carry us for nine months and get us going in life. Moms are people too, but you look back on what they do and think they are Super Mom, with having to put up with us from diapers to age 18, to launch us into adulthood. Each Mother's one on one story with each child is a unique journey and as sons and daughters we should always let them know they are loved and ...

They say in life timing is everything. So too it is with dealing with people in their preferred method of communication with them. Whether a budding and developing new personal relationship you are starting with someone, or the traditional business encounter with a new client, ASK first and up front, how they would like to be contacted by you, their BEST preferred method or methods. Maybe #1 and #2 to have a back up method to contact them both ways. Why do you do this you might ask, or why is this important? Some methods may be ignored, or  more importantly SOME methods are downright ANNOYING to them. MANY Millennial generation folk HATE phone calls and do not check voice mails or even have the mailbox set up. Many of the elderly would think texting is very impersonal. So think the many ...

With photography, getting that right photo, is it a matter of luck? Being in the right place at the right time? Practice? Taking classes and workshops? A bad weather day? The right equipment? I think the magic is just as my grandmother said, "just say cheese."

There's an old saying,If you are too busy to laugh, you are too busy.As we grow older and older, it seems the chuckles or belly laughs per day dwindle down for many people. We should not do this as laughter is A GREAT STRESS RELIEVER. And we need that in our sometimes complicated if not at times hard lives. Life, just to be alive, a challenge goes with that.I have been accused of being naturally silly at times so some tips to keep the laughter going. poke fun at yourself, we sure can do some embarrassing or downright not intentional dumb things at times catch other people doing funny things, don't always point them out to them but keep them in your head, unless they are close to you and they trust you. People are sensitive Read editorial cartoons, it really blows off steam in the politi...

What's happening in Flower Mound, TX now??? The Girls are back in town all dressed up in lilac. They are my late bloomers standing 4 feet tall this year! Rain is in the forecast, causing havoc to other parts of Texas but Flower Mound is feeling the love of gentle and just enough rains. Cloudy skies in North Dallas this morning but that didn't stop the girls from showing up in my backyard. They were the brightest thing I saw when I peaked outside my kitchen window!  The soft petals of lilac reflect sentiments of emotion, that feeling of hope! I don't mind the rain. Droplets are refreshing and necessary! Just like the magnificent Scarlet Tanager that puffs out it's chest to boldly profess territoral rights, so too do these large Iris plants! Some people may get depressed when the skies a...

In today's social media posting society you probably notice this more than ever. People emphasizing and promoting WHO they are or have become and WHERE they are, place or event. Look at me, look at me, is the mantra stated, to derive comments from followers or fans of your "club or tribe".I would encourage all of us to polish up, upgrade, and  become more of our WHAT than our WHO or WHERE.Our what is our inside. Our character. You might say the invisible or unseen part. It is your essence that is at your core. It should be the unchangeable, honorable and noble part. The part that transcends our looks, money, any kind of fame or status or adoration by the external world, or where we live or visit. Our internal. Qualities like love, caring, listening, devotion, being honest and genuine, s...

With our consumption of the physical we all are aware of how "junk food" is not good for our bodies. Sure, a little in moderation can make you feel good and won't kill you but long term junk food leads to health problems. Likewise, not even in moderation we shouldAvoid Junk Food For The "Mind."I would have your senses, the eyes and ears put this in the category of negativity and darkness. Your mind is like a garden and we don't need weeds growing there. Sometimes you are in meetings or watching the TV or Internet or social media or hearing someone, and there it is, the negativity and darkness. Steer clear of rants, gossip, arguing, viciousness, meanness, hate, prejudice, discrimination, foul language, coarseness of any form, cause it is NOT light that your inner spirit needs. It is a fl...

I have always thought the 'Airlock' concept in space travel was a perfect analogy with the hallways of change in our lives, closing one door and opening another. WHY? Cause their needs to be some time spent here, a period of ADJUSTMENT.I think with our impatient selves, we want to get to the new environment with ease. MOST times it does not work at all like that. The time can vary from short to extended, even to years. Examples,Moving out of a house to moving into a house. A health change. A loss of a significant family member or friend death or relationship. A loss of a pet. Financial change. Moving across the country. Active living versus retirement. A complete change of type of job. Changing what you eat or your weekly routine. Not exercising to becoming a fitness nut. Changing schoo...

In both business and personal relationships if you observe correctly, loyalty is underrated. Your neighbor who has known you for years lists their house with someone else. A long sustained relationship business or personal, goes sideways and they don't talk with you anymore. A dentist or doctor does not care that you don't have insurance anymore and starts to gouge you, even though you have seen them for years. Like unconditional love and trust with people keep your eye out for loyalty. It is good to find in others AND GIVE of yourself. It is underrated and if you are honest with what you see, RARE.Maybe why we appreciate our fuzzy friends our pets so much. They are such great examples to model ourselves after and to look for in others. ALWAYS THERE, even if we are away for awhile doing o...

There can be a perception that is not a good one between real estate agents within an office or a town, or between lenders, inspectors, title companies, any professionals in an industry that they are "competition." At one level that may be true in terms of "getting the business." Competing for a listing, offering best price or service showing your credentials and experience but a better way to look at it, these other people are ASSOCIATES. The pie really is big enough for YOU, if you focus on being the BEST YOU. We all can WORK TOGETHER.If someone is cutthroat and wants to run you over, let them be. YOU be the one that shares knowledge, is helpful, and not snarky.BE a high integrity worker that serves the client and WORKS WELL WITH OTHERS.A way to not beat yourself up "with the competit...

One letting go technique I have discovered along the way is don't push too hard to figure everything out. If you like questioning, or analyzing deeply especially to understand human behavior, pull back some. Not Knowing All The Answers Is Freeing.Too many questions up front to people to solve the riddle that is them can be annoying. Let them come to you with their being more open. Sometimes it turns out like the cliche, it is what it is, they are who they are. But trying to play psychologist and hit root cause in five minutes, you can end up quite perplexed with what you think are superior people reading skills. Let life flow at times, understanding CAN take time, or only go to a certain depth. Otherwise you may end up looking on your face like these barn owls.

With buyers and selecting the 'target' of what they are after too often junior agents immediately ask number of bedrooms, what city, price range etc. That is the NUTS & BOLTS to a bigger question where they should have a blank canvas and PAINT a picture of something called LIFESTYLE.What are you hoping to accomplish? More freedom, retirement, more rooms for the kids or a better school district? Close to aging parents, a home base for your RV? Country living, urban downtown living? The suburbs with rail service to sporting events? We have phases in our life and do not want the same amenities throughout. Maybe with ailments you want to be closer to your doctors.PAINT a "clear" lifestyle image first, then fill in the details with what goes with it. It is all good!!

In our modern society persistence is lauded, but stopping a pursuit, and saying ENOUGH when you are done, not so viewed as heroic. So today's topic,When It's OK To Give Up.Think of the opposite first, Churchil saying NEVER NEVER NEVER NEVER to the Nazi invasion of England. Crippled Apollo 13 trying to return to Earth, with Failure is Not An Option. Sir Edmund Hillary is GOING to get to the top of Everest. Some things, stopping is just not going to happen. But many non-spectacular endeavors you have to lose the battle perhaps and later win the war. Too much time, energy, money, emotional capital put into something. You go hamster wheel and insanity is doing the same thing over and over and it is not working.A tough nut to crack. So in real estate, your dream home in the market is outside y...

What is interesting working social media, whether it be blogs, Facebook, Google Plus, Instagram, Twitter, YouTube commenting, etc. some people get upset with what they see or read and respond negatively. It can turn into a loud voice where they write lots of paragraphs back, or write about it everywhere, or worst in a public forum head toward personal attacks with name calling and berating someone. The ultimate in a LOUD voice. You see this a lot with politics or religion discussions.Passion for your position is one thing, and I think all that is good. But too often the LOUD voice especially when putting down the original person's idea or opinion, transcends directly into DISRESPECT. And, when we hit that point the free exchange of ideas in a civil manner is lost. The only remedy as the r...
