December home sales numbers are in for El Paso, and it looks like the real estate market is performing well.  There were 464 homes sold in December - up from 444 in December 2009.  The average sales price has declined down to around $152,000, and the average months of available inventory has sharply dropped to 6.7 months. The cumulative home sales numbers for El Paso in 2010 show an actual increase of sales vs 2009.  There were 5,544 homes sold in 2010 as compared with 5,370 sold in 2009.  El Paso is the only major metropolitan market in Texas where home sales increased in 2010 vs 2009! Its the first of the year and more and more 2011 forecasts are being released.  The latest report on El Paso to be released is UTEP's Borderplex Economic Outlook.  I think it paints a generally positive picture for job and real estate growth in El Paso. The El Paso economy is expected to grow at an equal to or better pace than the national economy...driven in large part by all the happenings at Ft. Bliss.  Expectations are that the local economy will grow at a 3.3% pace resulting in an unemployment rate of 9.7% Housing - both homes and apartments - are expected to be stronger in 2011.  Housing starts are projected to substantively higher as are apartment starts.  As the military population of Ft. Looks the El Paso housing market is hanging in there and holding steady as the year is ending.  There were 392 homes sold in November - a sharp drop-off from the same month in 2009 - but is explained by the end of the homebuyers tax credit.  Average sales price is only slightly off at $146,200 as compared with November of 2009 and there has been a further reduction in the average months of available inventory down to 7 months.  Generally a 6 month supply of inventory is considered to be a healthy real estate market. It looks like a bit of a mixed bag for home sales data in El Paso in October as compared with the prior year.  There was about a 30% drop off in units sold from 541 in October 2009 down to 416 in October 2010.   The average sales price inched up to just north of $150,000, and the available inventory fell further to about 7 months.  Typically available inventory of around 6 months is considered to be a healthy real estate market. There have been 4,688 homes sold year to date in 2010 vs a total of 4,356 during the same time period in 2009.
