Denton, TX single family resale homes are still moving!  While other parts of our market are sluggish, Denton, TX single family homes are selling in a reasonable amount of time and for close to asking price.  Foreclosures and short sales are on the rise, but traditional, well-kept single family homes are weathering the real estate storm.  Average days on market fluctuates from neighborhood to neighborhood, but staged or very clean resale homes are selling faster and for more money than those that are not staged or are in need of improvements.  For a sound real estate investment, you can still count on Denton, TX single family resale homes to build your porfolio!

The University of North Texas began as North Texas Normal College.  A normal college was the name given colleges that primarily educated students to be public school teachers. And normal colleges, for whatever the reasons, were second rate citizens among colleges and universities.  Oft times their classroom credits wouldn't even transfer to a new college should a student move, say, from North Texas Normal to the University of Texas.  Or, if the credits were accepted, they came in as a "C" regardless of what grade the student had earned. Additionally, at least in Texas, the legislature had a history of not giving fairly, much less adequate funding normal colleges.  Instead they showering University of Texas and Texas A&M with an abundance. So the question that has always haunted me is th...

I think in life as REALTORS, Stagers, Mortgage Professionals, and others working in the housing industry oftentimes we are called to act as "umbrella people." These are those who handle problems, take care of messes, solve problems, bring their knowledge and experience to bear to work through a situation, and basically to metaphorically speaking make sure you stay dry on a very rainy and cold day. But what about this topic in all of your life? Have you noticed The Advent Of Your Umbrella People? People come to you it seems when you exactly need them. When the student is ready, the teacher will appear. Guardian angels arrive right on time. You are hungry and you are fed. You are cold and someone gets you a coat or a blanket. Sometimes all this happens without even asking. Do you believe ...

Last August I took a listing in Aubrey, Texas.  It was a cute Short Sale listing and when I posted it on Active rain, I commented to my friend Karen Otto that one of my favorite things about driving to Aubrey to take the listing was that I got to stop in Frisco at the Rudy’s BBQ there.  Well, last week I took a new short sale listing in Krum, Texas and just a few short miles from Krum is Denton, home of another Rudy’s!  Don’t think that I didn’t stop… because Rudy’s BBQ is THAT good! Rudy’s is a cafeteria style BBQ place.  They serve all the traditional smoked meats (brisket, turkey, sausage, chicken, and more) as well as lots of side items.  The seating is long communal tables with metal folding chairs, and the BBQ is my absolute favorite.  I am a brisket lover, so that is always my ...

Whenever the Fed announces a Fed Funds Rate cut as they did last week, the Media typically gets it wrong which leads to much confusion for the consumer.  Since the Fed cut last Wednesday, several people have contacted me expecting this will mean lower long term rates.  WRONG.  Since this might seem confusing, let's unpack this... The Federal Reserve Bank controls the Fed Funds Rate, an interest rate that banks lend money to each other for overnight borrowing and this Rate is most commonly tied to Home Equity Lines of Credit , Auto Loans and Credit Cards. Whenever the Fed decides to take action, either by cutting or hiking, it bases its decision on two factors - promote economic growth and maintain price stability, which means keep inflation in check.  Last week, the Fed cut by an aggres...

Years ago I had a friend who had graduated from the University of North Texas in Denton.  He had worked his way through college by cutting grass and doing landscaping. By the time he graduated, he had such a big landscaping business there in Denton, that he figured he'd have to take a hefty cut in pay if he closed up shop and took a regular 9-5 job.  For some reason, I heard my brain say to me, "Ask him who's his best customer?" and I don't know why my braind said that to me.  Nevertheless, I asked. My friend  told me it was a Denton funeral home.  A funeral home?!  What gives, I thought. He went on, "Every morning unless it's raining relentlessly, we cut the lawn at the funeral home."  I asked him why? "Well, I asked the funeral home the same question when we got the contract.  The own...

Buy a programmable thermostat. Use it effectively and you can save you up to $190 a year on your energy bill. Shade the exterior air conditioner condenser unit and plant trees strategically around your home to keep it cool. That can save you $100 to $200 a year.  Make sure you plant them on the south and west sides of the home. Improving the insulation in your home can cut 20% off your cooling costs. Using an attic fan can reduce air conditioning costs by another 10%. Installing new energy-efficient or storm windows is a big expense but it can save you up to 30% on your annual energy bill over many years. Even simple steps like using cold water for your laundry and replacing incandescent bulbs with the compact fluorescent bulbs around the home can save you over $100 a year. Turn off ev...

OK, so the market isn't turning over as rapid as it has been in the past!  Big deal!  Let's take a look at the bigger picture.  We have lots of buyer's inventory.  The interest rate is still hovering in the lowest range it has been for the last 20 years or so (somewhere between 5-6% interest rate for a 30 year mortgage).  Buyers quit waiting for it to be a better time to buy!!!  You've got a line of every type and shape of house on the market.  Sellers are very motivated to get their homes sold so get qualified for a home loan, go looking, and make an offer.  But please be serious about making that offer so you don't waste your Realtor's time.  You will get a little discount but not pennies on the dollar!  At least not in Texas anyway!  If you wait much longer, you will miss the boat al...

Being a 2 university town (with University of North Texas and Texas Women's University), it was no surprise to hear that Denton High School in the moderate sized town of Denton, TX was accepted into the International Baccalaureate of North America. This will make it a part of the IB World School community which will allow it to offer a Diploma Programme (DP).  Much time was spent by Denton ISD personnel in getting the faculty and the curriculum in place to be able to offer this program to the local students of Denton ISD.  This is a highly acclaimed program where the students are focused on learning about other cultures, languages and are given little more universal view of the world.  They encourage students to have a lifelong understanding of different cultures other than their own.  ...

Welcome to my new blog for the North Texas area!  I thought I'd share the rare occurrence that we had last week.  We saw about 8-9 inches of snow which is totally unheard of in this North Texas area (around Denton and Corinth, TX).  It happens about only once in 10 years and lasts for only one day usually.  So build those snowmen while you still can.  The kids loved it!   Of course, in Texas it brings a full standstill to traffic and businesses.  People go home early and act like it was the blizzard of the year!  And we don't know how to drive on it so at least 10-12 cars were in the ditch on the way home.  Always lots of craziness around a storm like this but lots of fun since we have very little time with it.  By the way we are less than a week out from this snow storm, but today we h...

BAM! BAM! In the words of one of my favorite TV Chefs, "Let's Take It Up A Notch!" Cross Oak Ranch in Aubrey, Texas was a slow real estate development disappointment to a few builders. It has so many great amenities including swimming pools, parks, and stocked fishing ponds. Add in the top rated Denton ISD and Exemplary Rated Providence elementary school. The location was just a few years too soon - until now. The announcement earlier this year about the toll road extension over Lake Lewisville has brought new life to the area of Oak Point, Cross Roads, and Aubrey. Construction has already started on this new bridge and completion will be in the next couple of years. This opens up the entire middle corridor of Highway 380 (Denton to McKinney) to convenient travel without having to travel...

searchMLS.TV Presents our analysis of Meadows at Hickory Creek, Report on DR Horton's new community in Denton, Texas and serviced by Argyle Independent School District, Argyle ISD.I had the opportunity to preview this community yesterday and spoke at length with the sales manager. Great location, great school district with convenience to I-35 and the Alliance Corridor employers. If you are familiar with the Denton real estate and Argyle real estate, The Meadows at Hickory Creek are just adjacent to The Vintage subdivision of Denton (FM 2449 and I-35W)Beautiful new home construction in the Argyle area, the prices are higher than the closed out community of The Vintage but the level of included features is more desirable. For many buyers, Hickory Creek near Argyle will be worth the price ...

The Vintage Subdivision's ISD is a subject that sparked a huge controversy in Denton, Texas around 2002. Argyle ISD is one of the most sought after school districts in North Texas. When Pulte Homes originally opened this Denton County subdivision somehow the buyers were under the impression that it was part of the Argyle Independent School District. To thier dismay, several home owners moved into the community and were suprised when it came time for school registration and they were at the wrong campus for their children who would be attending Denton Independent school district.Denton ISD is a great school district, but you can imagine the level of frustration by families that thought they were buying a home in the Argyle ISD. Today you can choose a location, but be sure to do the resea...

Denton Foreclosure Report: Attention all deal shoppers, some of the best deals are coming as a result of Denton Foreclosures. The Denton Real Estate has been an interesting market this year - actually strong (holding steady with incremental increases) for the first 3 quarters but now we are having more than the usual Holiday slump since October. One factor is the amount of Foreclosures in Denton Texas. Another factor is an abundance of new homes that are available for move-in from Denton Texas Builders. And then you have the group of resells listed in the Denton MLS for 90 days or longer that are ready to move their properties. In the past few weeks, I have actually found some of the best deals Denton MLS deals with new home builders in Denton Texas and surrounding areas of Denton County ...

3 Phrases: Krum TX, Rayzor Ranch, Denton Real Estate. That sums up the new hot spot for real estate in Denton, Texas. We first broke the story on Rayzor Ranch Town Center just over 18 months ago on www.kruminfo.com  Today we have the latest information and link to the Rayzor Ranch project on our websites.North Denton has not seen a real estate expansion this big since "Idiot's Ville" 35 years ago. Anyone building a new home in Denton north of University was called an "idiot" because it was so far away from the city. My, how times have changed! It is an immediate and long-lasting impact for a giant retail center at the intersection of Highway 380 and HWY I-35 in Denton, TX to just start moving dirt. It will be a huge benefit for Denton County Real Estate. And then you have the little town ...
