Geeez, I see so many businesses, including NAR, trying to take the hard earned monies of Realtors, both veteran and especially newbies by pitching this designation and that! I just despise where businesses and people try to sell things to others where most of the time it's fluff! However, I do VALUE where the education teaches someone who has no clue about certain topics and they can't get the info/material elsewhere. Or, they just don't have the abilities to learn it another way.Come on, how much has the designations really gotten you if you have one VS one who doesn't? We are in the full evolution - revolution of seeing Darwinistic Theory at work as related to the real estate market.Back several years ago, the Bulls were running everywhere and buying up trailer homes in California at over $1,000,000 (that's right, six zeroes for a trailer home). That's right, my toes are tappin' and glee as heck to be alive and well even through the doldrums of the tougher real estate market.How can it be KIM?Well, I've seen the hardships that my mother has gone through in her life working in a factory for many years,  battling cancer nearly throughout her life, and finally losing to the very end in 2000 to liver cancer at 64 or so. That woman was a FIGHTER. She was a WORKER! The next three to five years will be leaps and bounds where we'll have video streaming with nearly crystal clear clarity "beaming" to just about all of our hand held gadgets. Time to lighten things up... Real Estate is tough enough these days.I just got a call from a friend down the street who also has a license. Except that he is now working for the county doing something else and trying to do real estate on the side. He called to "recommend" - ask me to call his broker to switch to their realty brokerage. It was a long conversation of ahem.... (basically it was another sales call from another brokerage trying to get me to switch). Ughhh! Well here we go, another winter approaches. It's up in the air just how much snow and cold weather will hit the northern and midwest states.I remember living in NY, OH, NJ, and traveling to and through some beautiful states like IN, MO, TN, KY, Portland, OR, NM, PA, GA, MD, TN, DE, AR, MI, WI, VA, WA, OK, MA, KS, ME, RI, NC, SC, CO, CT, IL, and many other states during winter months for mostly business. Beautiful states and nice people, but Brrrr.When winter approaches, I am so glad to be down in the Heart of Texas  - here on N. I am what I am... My day as a Realtor:I wake up and make some Starbucks or just heat up from yesterday's brew.Log on PC and check emails from clients/customers.Jump in the shower quick.Run my Twins to school and deal with traffic trying to get them there on time.I check my phone for appointments and start running down my activities for the day.I start answering and returning calls from 7:30 AM to 10:30 PM some times.I run to rental properties, ones I manage and ones that I've placed in others, and check on problems with appliances and such some times.I stop by the Title Company and check on status of different projects (contracts under escrow) and chat on what's happening with the market from their file loads.I answer calls from renters who want me to show them houses at the drop of a d...

I got inspired again about two or three weekends ago to get off my buns and get out there to burn calories and earn some body aches, LOL.Did my stretching exercises on the tile floor of my bedroom. Sat on my buns, bent my knees with legs flat on floor, and touched the two feet together forming a diamond shape, well sort of. Started bending down over the inside diamond shape. Inched ever so delicately and saying... "Ouch, ouch, ouch... oh man, this sucks." And more ouch. Tried holding down for 10 counts. More ouch. Well enough of the stretching exercises!Put shoes on and went into the garage to hoist my Cannondale off the hooks from the ceiling. With loan requirements being tougher these days for people who may not have a Lamborghini credit report, even then - the Lamborghini client may have a Saturn credit, how do Realtors best protect their client's from pre-spending money on appraisals, home inspections, termite treatment, etc. prior to the home going final to closing and funding? Will it go to closing?
