Believe it or not, one of the most fun places in Brazos Valley has become Elm's Orthodontics  with the advent of Dr. Elm's new faculities.  Open just a few months his office features a movie theater, gameroom and chairs that have handheld game systems at each station. Not to neglect the parents, the faculities are comfortable, beautiful and hot coffee is readily available.  Christian rock music plays in the background, nice for both the kids and the adults!  No worrying what your kids are going to hear!Faculities aside this is one rocking office!  Dr. Elm's is not only professional, but great!  The kids (and us...ahem..slightly older folks that are trying to straighten up!) get a kick going into this new improved office and interacting with Dr. Elms and his great staff.  This facility is...

May the 12th at 9 a.m. is Graduation!  A wonderful time for kids who have worked extremely hard to get their diploma.  Congratulations to all who have achieved it!It isn't a wonderful time for finding a hotel room or driving however.  Watch the roads everyone, expect delays and especially avoid the areas right around campus.  If you are in need of a hotel room during this time remember that the Convention and Visitors Bureau keeps track of hotel vacancies during heavy seasonal bookings and can usually tell you where the few vacancies in town are.  1-800-777-8292.

April 24th the Main Gallery of the George H.W. Bush Museum was closed for renovation.  The project won't be completed until November 9th, 2007.  Though many new and exciting exhibits will be available, some of our favorite will be gone.  One of my favorites, the Air Force One mockup will be gone, and replaced by a replica of the White House situation room.  The Oval Office exhibit remains, but will now allow visitors to sit behind the desk and get their picture taken.  There will be handheld udio guides, interactive touch screens and displays added as well. The White House in Miniature stil remains and the museum hours remain unchanged during the renovation.  Monday through Saturday 9:30 a.m until 5 pm and Sundays noon till 5.

Meadowcreek is a subdivision south of town off Koppe Bridge Road.  Years ago this was considered the "boonies" and might still be to some.  The homes are built by Main Street Homes and vary in size from 842 square feet ot 2111 square feet.  The community will offer amenities such as a pool, a playscape and a park.  This is serviced by College Station ISD and school zones are Forestridge Elementary (Pre K-4th Grade), Cypress Grove Intermediate (5th and 6th grade), College Station Middle School (7th and 8th Grade) and A&M Consolidated High School (9th-12th Grade). The prices are a bargain for what most homes run in College Station, buy buyer beware!  As in most cases, you are getting what you pay for.  Meadowcreek advertises homes in the 80's.  These are, of course, the 842 square feet hom...

2006 saw College Station selling a total of 1385 residential units (this includes homes, condos and townhomes, but not multifamily units such as duplexes and apartment complexes).  The most expensive was a brand new build by Marriott Builders, represented by RE/MAX Bryan-College Station, this builder home was listed for $999,900 and was on over 1/2 acre in the prestigous Pebble Creek Subdivision.  It was 4,970 square feet and featured 5 bedrooms, and 5.5 baths.  A pool, hot tub, outdoor kitchen and media room with big screen TV all came standard.  The property was on the marekt for 76 days total and sold for 1,138,712.  Upgrades were added to come to the new total.  The price per square foot was $229.12.The least expensive was a one bedroom/one bath condo in Cripple Creek Condominiums l...

Gameday condominiums, a Northgate area project has been put on hold.  Atlanta based Gameday Centers, who have done many college condos before has pulled out.  The project was going to cost a cool $20 million dollars with the efficiency condos selling for up to $350 a square foot for sale.  Gameday Centers, in the past, has developed similar luxury sports condos near uiversities in Auburn Al, Tuscaloosa Al, Athens, Ga, and Tallahassee Fl.Another investment company is looking at the feasability of taking over the project currently. As a side note, we often get many developers coming into town that have developed other complexes in other cities, that seem to think if they've seen one college area they've seen them all.  Considering how low our real estate is compared to the rest of the nati...

The American Business Woman Organization had their 22nd annual symposium at Pebble Creek Country Club last Saturday, March 24th.  An excellent time was had by all.  Many hours of work go into Symposium planning and execution, and it's all for a good cause.  Money raised is used for scholorships to needy and deserving young women. This years Symposium entertainment was provided by Theresa Brennan.  She is a very quick witted Aussie who says that she doesn't talk weird, we listen weird...  She played the piano, sang and spoke about how to rise from the average to the extraordinary.  Our Style Show was well attended and MCed by Mary Bryant.  Mary has been MCing the Style Show for the entire 22 years that it has been on.Vendor booths were very popular as usual.  Many different vendors were t...

Many people come to our area and wonder how the town got it's name.  Very simply before it was a town, it was a railroad stop.  When Texas A&M first opened in the late 1800's there was no town right near it.  The city of Bryan lurked by, but was considered a den of iniquity that the innocent boys needed to stay away from.  Gates were erected around the college and professors and students alike were required to live within these gates.  Most of the gates don't exist today, but are still part of the area when people speak of the "Northgate area".  (Yes, there techinically are a Southgate, Eastgate and Westgate...).  College Station today has no downtown because of the way it was forged.  It was simply the station to drop off the college students at.Wow, how this little railroad stop has g...

That time of year again, lots of condos and single family housing selling to one of our more active groups, parents of students.  I typically close around 60 properties a year, and about 1/3 of that, or 20 purchases, are student properties.  Having a 23 year old boy, a 16 year old girl and a 13 year old boy I understand the concerns and complexities of student housing.#1 Concern:  I'm far away, will my student be safe?  Bryan and College Station are quiet and wonderful communities!  We have condominium communities that offer gates, security, and an active homeowners association; the downside is the high monthly fees.  In single family housing there are many different optionsas well.  I can show you the options and you can discuss crime statistics with the local police department and fin...

This is a reprint of part of an article I wrote for At Home Magazines Special Edition for the Home Builder's Association 2007 Home and Garden Products Show.  Residentially College Station and Bryan both can be expecting quite a bit of grwoth.  One new development, Creek Meadows subdivision, developed by Todd Carnes, is opening just south of Highway 6 on Greens Prairie Road.  Creek Meadows will be a subdivision split into eight sections with two of them, D and E, being duplexes primarily for student housing. These duplexes will be like none we've seen in the area before.  There will be a total of 98 in one section and 94 in the other with all of them being three bedroom, two bath, and will come in four different floor plans.  All of the duplexes will be mixed and matched throughout the st...

One thing has always puzzled me about Bryan/College Station and will, apparently, continue to flumox me for a long time.  That is the unavailability of entertainment venues around the area.  OK, we have a skating rink that is WAY overdue for a remodeling, we have a couple of bowling alleys (one attached to the older skating rink), we have recently gained the Arctic Wolf Ice Skating Rink and we have the Starlight Series at Wolf Pen Ampitheatre.  We do have some excellent community theaters and we have the occasional broadway production coming through here as well, but for our teenagers....nothing!!!This town, you have to understand, was founded by the students, supported by the students and loved by the students.  Enrollment at Texas A&M is almost 50,000 and Blinn Community College adds ...

For this Spring semester at Texas A&M enrollment is up a robust 2%.  That means 826 more students attending, translating into 826 new rooms rented, or 200 plus homes bought, 826 weekly meals out, 826 shiney new rings issued a few years from now and a whole lot of great things coming to College Station. The sky is the limit on this town with it's already excellent growth rate and a homey atmosphere that Ags and residents love.  Currently we have many business interests coming to town and a increased enrollment, both contributing to the growth of this vibrant community.  One of the more exciting trends currently in the area is growth in the higher paying research and development sector.  For many years one of the factors that handicapped our area was low wages and this trend seems to be r...

Parents wanting a condo in a gated community with many amenities about one mile from campus would do well to consider this awesome complex!  Both two and three bedroom units are available, and the complex offers a resort style pool, volleyball court and shuttle route availability.  The association fees are $160/month and cover the maintenance of all common areas, insurance on the building.  The two bedrooms are 1228 square feet and typically sell for under 130K.  There are currently two active three bedrooms, one listed at $154,900, the other at $157,900.  These are 1600 square feet with two different floorplans.  Please call for availability of units for sale.  I do not lease properties. The units themselves are well appointed with laminate wood floors in common areas, two inch faux wo...
