I HAVE BEEN WATCHING THE "WAFFLING" THAT HAS BEEN TAKING PLACE... regarding the $8,000. FTHB Tax Credit and I must say that I am seeing some shear stupidity beginning to surface.  I am no philosopher, but I have been through enough real estate and economic cycles to know a storm brewing when I see one.  First we need to understand the basic premise that "nothing is FREE!" and that if it looks to good to be true, it probably is. SO LET'S TAKE A LOOK AT THIS $8,000. TAX CREDIT THINGY... First it's FREE, then it's a loan, then it's FREE, then it's part of a stimulus package...okay...I am starting to get dizzy here...I feel like I am watching a really pathetic tennis match!  So we are all on the same page...it is $8,000. and it is FREE...well sort of...then comes the NAR Mid Year Meeting ...

Canyon Lake, Texas....This is where we live. We do most things someone would normally do on a lake like swim, ski, boating, fishing, sailing and all the fun things that go along with visiting or even living at this beautiful lake. If you are new to the area or anticipate moving to the area this lake is maintained by the Corp. of Engineers. The dam is an earthen dam and was introduced for water and flood control. I wanted to share Bobber The Water Safety Dog with you. It will be well worth your time and fun to share with your children. It won't be long before visitors and residents will come to visit the lake. I thought it best to introduce Bobber now.  http://www.bobber.info Hit Enter - Cartoon offers New Bone 4 which is excellent This is great if you have children and want a way to ex...

We need to do more to help stop area fires in Comal County Texas Have you wondered why we have a burn ban in place in Comal County. We had a reminder this weekend when two large brush fires burned hundredsn of acres. Quite costly. The fires which simmered Sunday along FM 306 next to Post Road could be seen from Loop 410 and Blanco Rd. in San Antonio. Many residents came out to assit the numerous firefighters by spraying their own and their neighbos' lawns as the flames crept closer to their property. Citizens must be cautioned of the extreme drought conditions we are facing and must be aware that the smallest ember or spark can start a major wildfire which means prperty loss, wildlife loss and possibly human loss. Here are some reminders of things we need to do hlep prevent these grass ...

Hello All.. This is my attempt to keep everyone in Bulverde informed and current on all things in our beautiful community. I look at this as an open forum that is available to communicate, inform and educate the citizens of things going on in and around Bulverde Texas. You can post meetings, events, schedules.. Talk about politics. Debate issues (let's keep it clean though). Make announcements about family, friends or business. Anything that you feel is of value to the community or just you. Since I have never done one of these, it will be a learning experience with alot of trial and error, so please be patient. I will be passing around the site info, as I meet with people daily and I would hope you would do the same. The more active the Blog gets, the better it is. Thanks for your help...

Carl’s Blog For this day, June 28th, 2007 If you've never had a home inspection, you would probably be surprised by how thorough it can and should be. Inspectors are required in the state of Texas to be licensed. A home inspection should take at least two hours, and may stretch to four hours or longer depending on the size and condition of the house. The inspector will look at every area of the home both structural and mechanical and extend to the sprinkler system, pool, spa, hot tub if chosen to have inspected by the client. The cost of an inspection is between $250 and $350, depending on square footage, number of A/C’s and other areas such as swimming pool, septic system, water well and other items the buyer would want inspected. The Inspectors report will cover the condition of the ...

Don't skimp when it comes to booking your home inspector. You get what you pay for. The cost of hiring an  inspector is insignificant when it comes down to finding  items that were not identified prior to the new owner moving into the home. Why? Because they failed to get the inspection or they did not qualify the inspector's qualifications. Take time to learn the inspector's experience level. Find out if they have E&O Insurance, what memberships, reporting system, license (required in Texas). Feel comfortable with your inspector. As an inspector, when someone calls and the first words are "I want a cheap inspection" I know I need to spend a few minutes explaining the service we offer. Our time and education is just as important as the next guy or gal. We have come a long way in educati...

Home inspections cost about a few hundred dollars, depending on the size of the house and location.  You may find the cost of inspection high, but it is money well spent. There is no such thing as a perfect house. In some cases the inspector will pick up on code violations the builder may miss. There are many things to inspect beginning with foundation and up.  As for the Seller, prepare, prepare, prepare before you put your home on the market. The inspector may pick up on some items in need of attention. You want your home completely ready when you put it on the market. Your home is an investment and a very large investment at that. Therefore it should be worth the expense to have a professional evaluate the property. Serving San Antonio, TX and surrounding counties since 1994 Carl Win...
