  As the broker and owner of a company with almost 20 agents, I have mulled over the topic of buyer's representation agreements with fellow brokers and Realtors for years.  Not to toot my own horn (well, maybe a little), but I have represented buyers in almost every area of Austin and central Texas, in every conceivable price range (from a $15,000 lot to a $4.1 million ranch property).  I typically represent more buyers than sellers (probably 75% or so).    So, you are probably wondering, how does Jason present his buyer's representation contracts?  I'm guessing that if you aren't wondering this, you probably wouldn't have made it past the title of this post.  Well, the short answer is: I don't.  You heard me right.  I have never made it a habit to require someone to sign a document to ...

In Windridge 5 homes sold during the first 8 months of 2007 for an average price of $380,800 which was $152.26 per square foot.  Last year through August, 7 properties sold averaging $372,521 which is $131.22 per square foot.  This represents a 2% increase in price.Currently there are 2 homes on the market for an average price of $351,500 - or $143.06 per square foot.Mary "B" - Austin Real Estate

In Barrington Oaks 32 homes sold during the first 8 months of 2006 for an average price of $184,342 which was $99.81 per square foot.  This year through August, 25 properties have sold averaging $213,165 which is $115.54 per square foot.  This represents almost a 16% increase in price, which is most impressive.Currently there are 8 homes on the market for an average price of $247,918 - or $123.77 per square foot.Mary "B" - Austin Real Estate

In Oak Forest, 34 homes have sold during the first 8 months of 2007 for an average sales price of $261,249.  This represents $131.61 per square foot.Last year through August there were 30 homes sold at an average sales price of $249,252 which reflected a price per square foot of $123.70.  This represents an increase of about 5% over last year.Currently there are 9 homes on the market for an average price of $282,722 - which is $143.81 per square foot.Mary "B" - Austin Real Estate

North Austin is the largest section of Austin Proper. Over the years Austin has grown north rapidly. Maybe this is because of the ease in which developers could access land along the 183 and I35 corridors. North Austin has grown into Round Rock and Cedar Park almost seamlessly. This has offered a great demand for shopping and entertainment int he North Austin area. With developments like the Arboretum, Gateway and the Domain North Austin seems to have a great deal to offer consumers.

East Austin, wow what a change. With all that is going on in East Austin it appears to be quite abit different than just a few years ago. The East 11th St project has had quite an impact on the real estate around it. One can drive through the area and see a great deal that is new to the areas. The Mueller Airport redevelopment offered its share of impact on the East side of I35 as well. The residential phase of the development has started and will be opening soon.

Austin is known for its night life. If it's dining, club hopping or theater Austin has it. The one of these things that I would like to point out is the Austin Theater. These are things that we've discovered after years of living here.  Austin has so many things to see and do and lots of great places to live and work.  We consider Austin beautiful, relaxing, eclectic, fun and interesting.  Austinites are friendly and love to share what they've discovered. There are some fantastic restaurants in and around the city.  Some are well known and others are little out of the way places that only the locals know about.  It's the same with shopping.  We have huge shopping malls, but there are so many little specialty stores tucked away just waiting to be discovered.  Entertainment is available all over the city.  Live music is the norm on 6th Street and in the downtown Austin area, but all around town you'll find museums, parks, theater, lakes and so much more ...

Strange title, right?  OK, so I baited you.  The real question is how can I build if my land is in the new Lake Travis floodplain?  Here is one way I just found today. This is in Graveyard Point.  Anyone who knows Lake Travis knows that Graveyard Point is one of the first areas to flood when the lake gets over a certain level.  In fact, many Graveyard Point homes are still airing out from our last round of flooding.Graveyard Point sits pretty low in terms of elevation.  Building on land inside the floodplain has to start with the first level of the house one foot above the floodplain.  In the case of this house, you can see just how high that is compared to where dry ground is.   In this shot, you can see the level of Lake Travis in relation to the main level of the house.  Lake Travis ...

I lOVE Kayaking.  It's one of the most relaxing things to do.  My husband and I go to town lake in Austin as often as possible, and try to get our friends to go too, but most of the ones who live here, don't want to try it, and are missing out indeed. Because whenever we have guests in from out of town, we always take them out there.  It's just another one of the charming things about ATX, the fact that you can go out and rent a Kayak for about $20/hour, or $30 for the whole day at the Texas Rowing Center, which is what we usually do.  We've tried the two person Kayaks, but have learned that you have to be totally in sync with your partner in order to go in a straight line, otherwise you'll end up going in Circles...like we did this day :pNot a happy day :(So needless to say, we've deci...
