Spring Cleaning TrendsSpring is a time for rebirth and rejuvenation. It’s time to eliminate any accumulation of dust, stale air, grime, or clutter that can breed bacteria and other contaminants. You can easily freshen up with simple tricks while using a system for pacing yourself to avoid becoming overwhelmed. Here are some tips for tidying up and deep cleaning your home as springtime approaches. When you don’t know where to start, think of spring cleaning as a series of phases. The first phase should be to downsize or declutter, the next to surface clean, and finally, to deep clean. Within those phases, you should begin by creating a checklist. Start by going from room to room to see which areas need the most decluttering and last cleaned a while ago. Then start with the following:Organ...

Interest Rates hovering over 6% is attracting new Homebuyers?!It seemed like just a few months ago that homebuyers were lamenting over the fact that borrowing money isn't relatively "free" anymore.  Well, interest rates over 7% for 30 Yr. Fixed Rate Loans in October 2022 gave perspective to many Homebuyers and helped them to take "the leap" and go to contract this January when rates dropped to just above 6%.Looking at February's Home Sales in the Austin-Round Rock Metropolitan Statistical Area (MSA) and comparing it to January's statistics published by the Austin Board of Realtors (ABOR), shows that Closed Home Sale numbers had increased by 472 transactions for a total of 2,106 Closed Sales.  That is a 28% jump in transactions in a one month period! Homebuyers must have had the foresigh...

Leverage Your Equity When You Sell Your House One of the benefits of being a homeowner is that you build equity over time. By selling your house, that equity can be used toward purchasing your next home. But before you can put it to use, you should understand exactly what equity is and how it grows. Bankrate explains it like this: Home equity is the portion of your home youve paid off in other words, your stake in the property as opposed to the lenders. In practical terms, home equity is the appraised value of your home minus any outstanding mortgage and loan balances. Majority of Americans Have a Large Amount of EquityIf you've owned your home for a while, you've likely built up some equity and you may not even realize how much. Based on data from the U.S. Census Bureau and ATTOM, the ...

Once you’ve made the decision to sell your house and have hired a real estate agent to help, they’ll ask how much access to your home you want to give potential buyers. Your answer matters more now than it did in recent years. Here’s why. At the height of the buying frenzy seen during the pandemic, there was a rise in the number of homebuyers who put offers on houses sight unseen. That happened for three reasons: Extremely low housing inventory A lot of competition from other buyers wanting to take advantage of historically low mortgage rates And general wariness of in-person home tours during a pandemic Today, the market’s changing, and buyers can usually be more selective and take more time to explore their options. So, in order to show your house and sell it efficiently, you’ll want...

An Expert Gives You Clarity in Todays Housing Market The housing market has been going through shifts lately. Thats why its so important to work with an industry professional who can be your guide throughout the process.A real estate expert uses their knowledge of what's really happening with home prices, housing supply, expert projections, and more to give you the best advice. Someone who can provide clarity like that is critical right now. Jay Thompson, Real Estate Industry Consultant, explains: Housing market headlines are everywhere. Many are quite sensational, ending with exclamation points or predicting impending doom for the industry. Clickbait, the sensationalizing of headlines and content, has been an issue since the dawn of the internet, and housing news is not immune to it. U...

El Arroyo is an iconic local spot in Austin. They make the best hand-squeezed margaritas and serve Black Angus beef tacos (along with many other Tex- Mex offerings) and have since 1975!A quirky marquee is out front on the corner of West 5th and Campbell. Every day they change their bill board with a new pun (everything imaginable).     They encourage you to submit your pun on their website and of course have permission to post them. It’s one of those “Keep Austin Weird” things that we all in Austin love! They post them on Instagram because everyone loves them. Our own Myrl Jeffcoat follows them as well as Kathy Streib and Endre Barath, Jr. ! We all need some laughter or a chuckle each day! It's fun checking out the new pun each day.                                 Hope you enjoy these! H...

It’s been a fabulous 31 years since my owners built this Scott Felder popular “Woodway” plan. The sellers loved living only a block away from the prestigious Canyon Creek Elementary! With 2 small children this was a big draw plus having all the bedrooms up. Trail Head Park is located just around the corner so a real plus for the family.   They’ve taken such good care of me over the years. I’m ready for you to move in and pay attention to me in the style I’ve grown accustomed to. My lovely, majestic trees have been well maintained and fond memories are whispering throughout my desirable, open floor plan and on the stone patio where many memorable gatherings were held.   So much to discover in my 2 stories with three living areas and spacious 4 bedrooms. I’ve been updated on a regular bas...

Balancing Your Wants and Needs as a Homebuyer This Spring Though there are more homes for sale now than there were at this time last year, there's still an undersupply with fewer houses available than in more normal, pre-pandemic years. The Monthly Housing Market Trends Report from realtor.com puts it this way: While the number of homes for sale is increasing, it is still 43.2% lower than it was before the pandemic in 2017 to 2019. This means that there are still fewer homes available to buy on a typical day than there were a few years ago.The current housing shortage has an impact on how you search for a home this spring. With limited options on the market, buyers who consider what's a necessity versus what's a nice-to-have will be more successful in their home search. The first step? G...
