November 2022 Market Review in Canyon Creek Austin, TX 78726Latest news in Canyon Creek Home Sales in November 2022What you need to know……How it impacts you……..We don’t have a crystal ball, but we do have experience, data and understanding of how to interpret the data. What we do know it’s frustrating to be positive when you’re bombarded with such negative headlines like “alarming inventory levels.” We have been looking at weeks and sometimes days of inventory and now are looking at months. In Canyon Creek we are experiencing 1 month of inventory. That is significantly lower than the 6 months which is considered a balanced market.November sales were a result of homes that languished on the market (124 days) after considerable price reductions because they were not priced correctly whe...

El Arroyo is an iconic local spot in Austin. They make the best hand-squeezed margaritas and serve Black Angus beef tacos (along with many other Tex- Mex offerings) and have since 1975!A quirky marquee is out front on the corner of West 5th and Campbell. Every day they change their bill board with a new pun (everything imaginable).     They encourage you to submit your pun on their website and of course have permission to post them. It’s one of those “Keep Austin Weird” things that we all in Austin love! They post them on Instagram because everyone loves them. Our own Myrl Jeffcoat follows them as well as Kathy Streib and Endre Barath, Jr.! We all need some laughter or a chuckle each day! It's fun checking out the new pun each day.                                 Hope you enjoy these! Ha...

If you're considering selling your home, you may be wondering whether or not to use a cash home buyer. After all, there are many traditional methods of selling a home, so what are the benefits of using a cash home buyer? In this blog post, we'll outline some of the key reasons why selling to a cash home buyer may be the best solution for you. 1. You Won't Have to Make Any Repairs One of the biggest benefits of selling to a cash home buyer is that you won't have to make any repairs. That's because cash home buyers will buy your home "as-is." This means that they'll take the property off your hands in its current condition - no matter how bad it may be. This can save you thousands of dollars in repairs that you would otherwise have to pay for if you were to sell your home through a tradit...

In fact, according to a recent Realtor.com home seller survey, 95% of sellers who sold their home in the past year got more than they paid for it. Nonetheless, some of the more prominent pandemic trends have changed, so sellers might wish to adjust accordingly to get the best deal possible. The key to s...

Are you looking for a warm, comfortable, fun place to stay? Whether you need a place for your family to sleep when visiting San Antonio or you need a hub for family gatherings, you should book Tiki Taco Casa. This lovely 4 bedroom 2.5 bathroom home is my former residence. I just launched this business and have had my first guest. They were excellent guests who came to visit family who lived in the area. They wrote a fabulous 5 Star Review: It was so spacious for our family Thanksgiving gathering. Cathy was so thoughtful when preparing her home with the essentials. The neighborhood was quiet, peacful, and wonderful to walk around with the family for a stroll. The backyard is great for entertaining and just hanging out. Everything was clean and tidy. i love the uniqueness of this house. T...

Things that I loved the most about Thanksgiving are the times spent with my family and friends. I am truly grateful for my immediate and extended family. It gave me the opportunity to enjoy some quality time and great conversations, and even shared memories from times past. Family has always been very dear to my heart, and I was taught as a young child that families support each other. I used to always look forward to our family reunions every summer, as there was always some new cousins and family members whom I had not previously met. Yes, I am truly grateful for all my family members.  After joining Active Rain in 2011, I am truly grateful for all the friendships and experiences that I gained blogging in this professional community. I never imagined or dreamed that these relationship...

I am not a huge fan of statistics because having taken several courses in my business studies, I know that they can be manipulated in many ways, suiting someone's needs. I also don't like that so many terms are thrown out without knowing what they mean.  But it is important to understand market trends as investors and as real estate agents to help advise our clients.  From a consumer standpoint, we should try to understand, to avoid buying blindly. This report is from the San Antonio Board of Realtors. What you are looking at is a three year analysis of new and existing home sales by year and month, and includes data. I boxed the October data. But what does this all mean, really?Over the 3 years shown, the number of homes that sold (closed listings) dropped from 3,444 to 2,656 for a diff...

Considering Adding a Firepit This Year? There are few things that carry the feel of fall like sitting by a fire on a cool autumn night. Of course, not everyone lives somewhere where they can just build a bonfire or even set up a little campfire at a moment’s notice. Fortunately, there are options available for those who want the ambiance and experience of sitting by the fire without the hassle and liabilities that go along with building bigger fires. The best option is installing a firepit in your yard or even on your deck for those days you want to just relax by the fire. Not all firepits are created equal, however. While you could pick up a cheap firepit somewhere and just set it up, if you really want to maximize the experience and get the most out of it, then you’ll want to do a bit m...

I am truly grateful for my office! When I started real estate in 2005 I had sold and bought a home with a RE/MAX agent. I went to real estate school and was solicited by many companies but I knew in my heart I was going to my local RE/MAX.  So I stepped out in faith joined the firm and never looked back.  As a RE/MAX agent I have access to other agents all over the world! I have definitely taken advantage of the technology offered including leads, an amazing website,  training & motivational speakers and recognition offered by the RE/MAX brand.  The RE/MAX balloon is in the top 10 recognized symbols in the world! Sure I could be my own broker and probably save money but I do think being part of a big brokerage has helped me sell homes and obtain a referral base. My husband I purchased t...

I love it when our NW Coldwell Banker Advisory Board takes on a project and gets it done! We met last Monday morning and several members volunteered to make calls narrowing down projects in need where we could make a difference. We are in the middle of our Toys for Tots campaign but wanted to take on another local group of families to help make a brighter Christmas.Foundation Communities still needs families to be adopted to receive Christmas presents. We now are helping make holidays brighter for two families. One has five members and the other six. They have specific gift cards they want per family members. A task we can get behind and make happen quickly.           One member brought in a pre-lighted 4 foot Christmas tree with the cutest hat topper! We brought in decorations, decorat...

The current population for the Town of Flower Mound as of 2022 Census Records is approximately 78, 214.  Flower Mound is not as big as Dallas or Fort Worth but there is still a lot of mail being delivered through the Flower Mound, United States Post Office. If you live here long enough, just about everyone knows you by name or will at least smile, hold the door, or say hello.  Across the street from the Post Office is the Legacy Learning Center. The Staff sees the growth of children from infants to School Age where the Learning Centers picks up where child development is needed most in social, physical, mental, and educational growth development. Field trips are a big reason why children are enrolled. Some exciting road trips may take students to other areas outside of Flower Mound such...

Home Equity: A Source of Strength for Homeowners TodayExperts agree there's no chance of a large-scale foreclosure crisis like we saw back in 2008, and that's good news for the housing market. As Mark Fleming, Chief Economist at First American, says:. . . don't expect a housing bust like the mid-2000s, as lending standards in this housing cycle have been much tighter and homeowners have historically high levels of home equity, so there likely wont be a surge in foreclosures.Data from the Mortgage Bankers Association (MBA) helps tell this story. It shows the overall percentage of homeowners at risk is decreasing significantly with time (see graph below):But even though the volume of homeowners at risk is very low, there is still a small percentage of homeowners who may be coming face to ...

Home Appraisal Myths BustedMost things to do with buying or selling a home can be pretty stressful, from finding the house of your dreams, to securing the financing, all the way through to closing. But for most transactions, everything, absolutely everything, hinges on the home appraisal. This is probably why so many myths and misconceptions have grown up around the process. We’re here to help you sort the truth from the stories. Myth #1: Home Appraisals and Home Inspections Are the Same This couldn’t be further from the truth. The sole purpose of a home appraisal is to determine the value of the home, in that moment, in those market conditions, in the shape that home is currently in. A home inspection, on the other hand, determines the condition of the home, along with any major defect...
