Unexpected Tips for Better Home StagingPutting a home on the market can be a stressful experience. Sometimes it seems like homes sell almost before you can get them listed, while others appear to languish due to shifts in the economy and buyer enthusiasm. Fortunately, there are ways that you can increase the likelihood of your home selling even if the market isn’t at its best. One of these options is to improve your home staging so that potential buyers will be wowed by the property and want to make it their own. Some people view home staging as simply making sure that everything is neat and orderly so that buyers can see the home at its best. While this is important, it’s not the only thing that you can do to improve the appeal of your home. Here are a few unexpected ways that you can m...

Why Achieving the Dream of Homeownership Can Be More Difficult for Some AmericansToday we take time to honor and recognize the past and present experiences of Black Americans. When it comes to real estate specifically, equitable access to housing has come a long way, but the path to homeownership is still steeper for households of color. The Gap in Homeownership Rate in AmericaIts a more challenging journey to achieve homeownership for some buyers, as shown by the measurable gap between the overall average U.S. homeownership rate and that of non-white groups. Today, Census data shows the lowest homeownership rate persists in the Black community (see graph below):This graph clearly indicates there's a gap that still exists in the percentage of people in each community who are able to achi...

Everyone seems to have a prediction of what is happening and where things are headed. I don't have any more predictions right now, other than I believe in Austin, and the economic engine we have going right now with businesses and people continuing to move here.  There are a lot of factors playing into our current market conditions (which I discussed in last month's overview), and believe they will continue to influence the market.I have also noticed Austin feels crazy quiet right now. The other night I was rushing to see my daughter play basketball in Tarrytown, and I was able to fly down MOPAC at 6pm. There was absolutely no traffic on a road that is generally stop n go at that hour.  That doesn't mean all buyers are out of town, but it feels like more people are on the road early in ...

The Most Fabulous Northwest Coldwell Banker office made sure our perky Shawn Hancock received her favorite Chic Fil A nuggets for her farewell luncheon! We’ve learned over the years that is the way to her heart! We are going to miss her smiling face; can do attitude and the wonderful technology support she has provided us all over the years. We are not saying good-bye but see you later! She might even be available for some private technology sessions. Who knows! This sums up our Shawn Hancock:“My mission in life is not merely to survive, but to thrive; and to do so with some passion, some compassion, some humor, and some style.”   Maya Angelou

The Average Homeowner Gained 64K in Equity over the Past Year If you own a home, your net worth likely just got a big boost thanks to rising home equity. Equity is the current value of your home minus what you owe on the loan. And today, based on recent home price appreciation, you're building that equity far faster than you may expect here's how it works.Because there's an ongoing imbalance between the number of homes available for sale and the number of buyers looking to make a purchase, home prices are on the rise. That means your home is worth more in todays market because its in high demand. As Patrick Dodd, President and CEO of CoreLogic, explains:Price growth is the key ingredient for the creation of home equity wealth. . . . This has led to the largest one-year gain in average h...

There are MANY reasons why you should  watch the fireworks at Addison's Kaboom Town, one of the nation's top rated fireworks shows in the country. If you are in the North Texas area on July 3rd, you can watch from inside Addison Circle Park if you have free tickets, or at one of the many Addison restaurants with outdoor seating, or along many of Addison's streets. The Addison Police and Fire Departments have created this amusing video, reminding everyone that setting off your own fireworks isn't a good idea.  Watch it!Have a safe and happy 4th of July, everyone! Enjoy!

It’s been a fabulous 19 years since my owners purchased this David Weekly popular “Overbrook" plan.” They loved the corner .22-acre lot, 3 car tandem garage and downstairs primary bedroom and bath.    Turning over the keys to a family moving from Dallas was a joy! The buyers fell in love with this light filled, open layout, vaulted ceiling in the family room and the extended patio perfect to relax with family and friends.    This young family said they want to raise their little ones and stay in this house another 19 years just like the seller. Being second owners of this priceless, well maintain home was of true value and why they bid over list price to obtain this home.   I love it when a home purchase is a perfect fit for both the seller and the buyer. The buyer’s agent was great to ...

More Smart Ways to Automate Your HomeIn the early days of home automation, getting your home set up typically required buying a central hub that your devices could connect to and coordinating everything from there. In some cases, you might have even needed multiple hubs, since not all devices worked on the same network. While automation hubs and alternate networks still exist, these days most automation is done using your home’s Wi-Fi network and digital assistants such as Alexa or Google Assistant. With smart home automation having come so far in recent years, there may be more options available to automate your home than you realized. While the specific automation that you use depends on how your home is set up and your own personal preferences, it’s worth it to explore a few different...

Its birthday month for son John Dunham!  His sister Melissa, I and our lovely host Rachel Potgieter, Independence Title, had lunch at one of John’s favorite restaurants: Clark's Oyster Bar on 6th street in Austin. A great way to celebrate John's birthday! They are known for the VERY best lobster rolls and they live up to all the hype! Their oysters are also famous and are sooooo delicious! Cheers John....June is your month! "Do not go where the path may lead, go instead where there is no path and leave a trail."   Ralph Waldo Emerson

Homeownership Is a Great Hedge Against the Impact of Rising InflationIf you're following along with the news today, you've heard about rising inflation. Today, inflation is at a 40-year high. According to the National Association of Home Builders (NAHB):Consumer prices accelerated again in May as shelter, energy and food prices continued to surge at the fastest pace in decades. This marked the third straight month for inflation above an 8% rate and was the largest year-over-year gain since December 1981.With inflation rising, you're likely feeling it impact your day-to-day life as prices go up for gas, groceries, and more. These climbing consumer costs can put a pinch on your wallet and make you re-evaluate any big purchases you have planned to ensure they're still worthwhile. If you've ...

A big "thank you" to Mark Don McInnes, Sandpoint-Idaho, and Endre Barath, Jr. , for graciously hosting this June Challenge. This is my third entry and my finish! I have so enjoyed reading everyone's posts about Ole' Glory, flying all over our country. The good old USA celebrates the Fourth of July or Independence Day on July 4th and have since 1941. It’s a federal holiday that we observe and are proud to recognize. The celebrations and tradition started back in the 18th century with the American Revolution. The Continental Congress on July 2nd, 1776 voted in favor of independence and on July 4th delegates from the 13 colonies adopted the Declaration of Independence that was drafted by Thomas Jefferson. The birth of American independence has been celebrated since 1776 on July 4th. I love t...

Our American Flag has been a reason for hope. The beauty of the flag is layered deeply in people's emotions. Memoirs, poems, lyrics, and stories have been written about Old Glory. The flag invites us to follow what is good for the sake of lasting freedom. Soldiers have fought with pride for the flag. For those families who lost loved ones, their lives were altered and humbled when their bodies were covered by the American Flag. Respectfully, Flower Mound property owners display their flags and my chosen one for this challenge intro was not far from where I live. The Flower Mound Post Office has its pair of Forever Flying Flags. I pass them daily. Prisoners of war lost their dignity but those who survived never lost hope. The survivors of war brought back the gift of peace and hope for F...
