Spring Hill, TN is slated for a new neighborhood development that will double the number of residents in the next 13 years.  According to the Nashville Business Journal, the development called Echelon will feature 3,400 units and it is expected to bring 10,000 residents into the city by 2020.  This will be the first major development on the east side of I-65 at Jim Warren Road.  Echelon will be a traditional neighborhood development (TND) consisting of a town center with living space and retail surrounded by houses.  Other TNDs in middle Tennessee include Lenox Villiage in Nashville and Westhaven in Franklin.  The homes in this community will have rear-entry garages with alleys as well as front porches.  Echelon will also feature a 30-acre commerical town center accompanied by a school ...

 Spring Hill real estate - For those of you who have seem the movie, and hear people say that they got the whole nine yards and didn't know what that means. According to my sources, the belt feed ammo that is used for machine guns, came in lengths of 27 feet. Some targets got the benefit of the whole belt of ammo. or the whole nine yards. I've never shot a 50 cal machine gun, but I imagine that a continuous burst of shots that long would reduce a building into a pile of rubble. What does that have to do with real estate? I feel like my Spring Hill real estate customers aren't giving me their best shot at getting a transaction completed. Instead of the whole 9 yards, I'm getting one shot. The 18-hole "King's Creek" course at the King's Creek Golf Club facility in Spring Hill, Tennessee features 6,807 yards of golf from the longest tees for a par of 70. The course rating is 72.6 and it has a slope rating of 129 on Bermuda grass.  Designed by Arnold Palmer and Ed Seay, the King's Creek golf course opened in 2005.  Ok so much for the basic news, here is the real story, this couse is tough. The creek seems to be in play on almost every hole. And the par 3's all seem to be surrounded by the menacing little body of water.  It's not a long course, but almost every par 4 and 5 is a dog leg, so it doesn't usually help to hit the ball a long way. You wouldn't think that a new construction Spring Hill home that had been finished for months would not be ready for a closing, but the buyers wanted a privacy fence, and as luck would have it, something that should have taken 2 days, managed to get delayed by rain twice. Normally we would be doing a rain dance in this area, but not today. Finally the sun came out, the fence company doubled their manpower, and we were able to close with only a 4 hour delay.  Another case where the builder was bending over backwards to accomodate the cliient, and it almost caused a big problem.  Nashville real estateThe national housing report on new construction was out yesterday, and it was worse than expected with activity down 30 percent over the previous year. The national housing market is struggling, and the news media talks about it every day. Spring Hill TN real estate - We live in an area that seems to have a abundance of open space and farmland. But our community is changing quickly, and those farms are being sold off in smaller pieces. It's shocking to see the prices that these small tracts are bringing, and the expense to actually build a home in rural Williamson county. A quick look at the numbers from recent sales shows that small building tracts over an acre in Spring Hill or Franklin averaged 3.19 acres in 2005, at an average sales price of $122,792. The Tennessean has reported that ground has been broken for a Super Target coming to Spring Hill, Tennessee.  The town of Smyrna has been expecting a Super Target along the I-24/Sam Ridley corridor for the last year or so, but it looks like Spring Hill may beat out Smyrna as the first Middle Tennessee Super Target to be completed.Like the Smyrna development, the Spring Hill Target is expected to also anchor with a Kohl's and a number of other large retailers.  The Tennessean reporter noted that developer GBT "typically brings such retailers as Old Navy, Linens 'N Things, Michael's, Marshall's, Kirkland's, Office Max and Bed Bath & Beyond to its developments."Keep abreast of Smyrna and Middle Tennessee news and real estate here and at my website, http://www.terryrosshomes.com
