 The town of Smyrna, Tennessee has installed new traffic lights with advance warning flashers (AWF) at several intersections. These new lights are located in several locations including Old Nashville Highway at Rocky Fork Road, Lowry Street at Nolan Drive and Lowry Street at Aviation Parkway. "Studies have shown that accidents have been reduced by them. Drivers pay more attention to it, " said David King, the town's public works director, as reported in the Daily News Journal. These new traffic lights are intended to curb red-light runners. I know it certainly got my attention but not in the way intended. Please see below. The Smyrna High School bulldogs versus the Lavergne High School Wolverines game played on Friday was the battle of northern Rutherford county. It was a game of epic proportions that furthered a great rivalry. This was my first time at a Smyrna vs Lavergne game as this is my son's first year at Smyrna. We just moved to Smyrna from Nashville this summer. There had been a great deal of hype about the game and the rivalry so we just had to check it out for ourselves. I was more excited than my 16-year-old. The local Smyrna section of the Tennessean newspaper had devoted several pages to coverage of the game and rivalry. The Daily News Journal reports that Smyrna will soon have a second Publix grocery store.  The current store is located on the Sam Ridley Parkway side (north) of Smyrna.  That's where Smyrna's recent real estate boom has been focused.The new store will be on the south side of Smyrna, at the corner of Almaville Road and Lee Victory.  Smyrna has seen a great deal of residential real estate development at the Lee Victory exit, but the commercial development has been slower to follow on that side of town.  A Publix at that location will be the closest store for many new Smyrna residents living along Almaville Road and into the town of Almaville.You can check out the current home listings available in the area by logging in to my MLS search tool at http://www.terryrosshomes.com.

The Oaks is located down Weakley Lane, just before the boat ramps at Percy Priest Lake.  Smyrna's newest walking trail passes by The Oaks on its way down to the lake.  The Oaks is a gated community of custom homes that, as its name implies, has an abundance of established trees.  The Oaks is between Corp of Engineer property at the lake and Reserves training property.  Many home sites back up to Corp or Reserves property.

After all of the residential real estate sales in Smyrna, TN, recently, the commercial development is now following in bang-up fashion.  December 2006 commercial building permits for Smyrna were three times those in nearby Murfreesboro.  The town of Smyrna issued $6.8M in residential building permits and $13M in non-residential building permits for December 2006.In comparison, Murfreesboro issued $10.8M in residential permits and $2.6M in nonresidential.  In Rutherford County's unincorporated areas, $9.7M in residential and $457,331 in nonresidential permits were issued.After the real estate growth we've seen in Smyrna, Tennessee, it's no surprise that the commercial construction is following.  The community can support a great deal more than we have commercially at the moment.  It's no...

We've gotten an update from the horse's mouth on the Business Condos USA development in Smyrna, TN.Jim Brady with Business Condos reports that the property closed on Dec 1, 2006. Mr. Brady goes on to say that they have a great new franchisee in Nashville. Also per Mr. Brady, he anticipates Business Condos USA will start to "go vertical" sometime this summer.  They're working with Malco Theatres on an adjoining site for construction of a 14 screen theatre for the Smyrna market. All in all, more great commercial real estate development news for Smyrna, TN.  This is a type of retail development that we don't have at the moment, and one that is arriving in the midst of some spectacular growth in the Sam Ridley corridor.  Our thanks to Mr. Brady for letting spreading the news on the timeline...

The Nashville Business Journal's recent article about the purchase of 86 acres in Smyrna, TN, by Colonial Properties included an interesting mention of residential development that hasn't been mentioned in other published discussions of the upcoming development.The article quotes Craig Wesemeyer, senior vice president of retail development at Colonial.  Mr. Wesemeyer confirms that the project will include a Super Target and mentions there will be three other "mid-boxes" along with a department store.  We're assuming the department store is the Kohl's that has been mentioned, and one of the three mid-boxes would be the already-mentioned Staples.  The most interesting new item was the "residential component" mentioned by Wesemeyer.  It's said to be a high-end development with a clubhouse ...

Nearly eight months ago, the Nashville Business Journal reported that Smyrna would be seeing development along Sam Ridley Parkway in the form of a new shopping center built by Business Condos USA.  The Journal reported that construction would begin in five months, with a nine-month construction period.  That would make the Business Condos USA construction wrapping up in August of this year.  We're watching for this development to take shape, but no doubt recent weather issues may have slowed construction timeframes.UPDATE:  See our more recent post for updated news on the exciting Business Condos USA timeframe for commercial development in Smyrna, Tennessee!
