The other day I posted about the Greater Knoxville Parade of Homes, and as part of my coverage, today I bring you the showcased home at The Village at Bearden. Worley Builders, Inc. provides affordable living in West Knoxville. The Village at Bearden is a small community, convenient to shopping, restaurants, and downtown Knoxville. Because there is only one entrance in and out, with sidewalks, it is a very family friendly neighborhood.   There are seven different models to choose from, ranging in base price (before options) of $110,900 to $147,900. The showcased home is the "Evansbrook" model, a 3 bedroom, 2 bath home, with about 1260 square feet of living space. If you are looking for affordable living in West Knoxville, do stop by The Village at Bearden and take a look at their showca...

Today I'd like to visit Brittany Place, Knoxville, TN. A nice, family oriented subdivision in West Knoxville, Brittany Place is close to shopping, restaurants, and schools -- public school system is zoned for West Hills elementary, Bearden Middle School and Bearden High School. It is convenient to downtown Knoxville, I-40, Middlebrook Pike and Kingston Pike. Brittany Place is comprised of single family homes, many of which are two story, with a few one-level homes. Homes range between 2500 - 4000 square feet, with 3 or more bedrooms. There are 91 properties, with only one entrance to limit traffic volume. There is a Homeowners Association. The fees are paid annually. According to the association, these fees maintain the front entrance (pictured above). You can find some more information...

If you want to do something special with the kiddos, or you are always young at heart, today is the second day of the Tennessee Valley Fair. I rarely watch the news anymore as it has become overrun with negative stories and reports.     I think what kind of impression someone would have of our country if the only source of information they had access to was the news?  I am quite certain they would get the impression that our country and the average Americans life was nothing short of a horror story.  Sure there are disasters and bad things that happen, but there is also a lot of good and many reasons to celebrate. As a local full time REALTOR®, I often get asked, “so how bad is the market right now?”  Most people seem to think it is absolutely horrible; by to people talk you would think almost everyone out there is hanging by a financial thread. Therefore, I thought it is time to report some good, positive news for once.  Fo...

SHOUT OUT TO KATHY CAYLOR, REALTOR AND PHOTOGRAPHER EXTRAORDINAIRE !!! Check out her website www.KathyCaylor.com Over the past couple of months HOME STYLE AND STAGING has had the pleasure of working with Kathy Caylor, ( I understand she found me here on ActiveRain, which I am most thankful !!!) Kathy and I worked on a project and within weeks the house was SOLD...now I would like to think ( and yes, I will take some credit here ) that I had something to do with this...However, she worked hard listing the home, setting up the website for the listing , and she did the photos. Awesome is the only word I can use to describe the photos that she took. I was the one that went from room to room setting up the staging and she would come in take the photos to make what I had done look amazing. Th...

The Knoxville Real Estate Market has no doubt seen better times and the past few years, while they have been a bit rocky, are not nearly as bad as one would think.  Homes indeed are still selling, and Buyers in Knox County TN are still paying an average of 95% of list price for real estate in Knox County. In July 2011 361 single family homes sold in Knoxville TN that were located in Knox County.  The average listed home price that sold during July 2011 was $215,679 and the average closed price was $204,874, showing that homes are selling at 95% of list price.   The Knox County TN Condo/Planned Unit Development Market had 57 sales in July 2011. Early this morning we received a phone call from a person we have never met before that was interviewing Knoxville REALTORS® to sell their Knoxville TN Home.  The conversation went something like this: Seller: "I really want to sell my home, what is the lowest commission you will offer.  I want to go with the REALTOR® that will give me the lowest commission." After questioning this person a little more I find out:  1)  That their home has been on the market for over 2 years and with 4 different listing periods/agents.  2) That they really want/need to sell their home.  3) The last 4 agents were picked ONLY because they offered them the lowest commission. I then state "well you have tried 4 times now to base your decision solely on commission and you still have not gotten the results you...

BEFORE AND AFTER...WITH A TWIST !!! HOME STYLE AND STAGING recently did a staging where the owner had done some of the staging before I was asked to come into the project. So this Before and After is BEFORE what the owner did, and the AFTER is what HOME STYLE AND STAGING was able to do with the space, this I feel is why staging should be left to the professionals. Got to hand it to them, they did try, more than I can say for some.     BEFORE: PROVIDED BY THE OWNER                             AFTER: PROVIDED BY HOME STYLE AND STAGING Comments, anyone ?  I moved the chairs from the corner to center of wall, took away some pillows, added rug, and you can't see but moved the prints on the wall closer together. This small room is off to the left when you enter the foyer, needed to stage so...

We've been posting common questions we get from prospective and current clients about short sales on our Facebook Page (Knoxville Short Sales) and website blog (www.knoxvilleforeclosurehelp.com) for quite some time.  Now that we are on ActiveRain, we will start posting them here as well. Recent Question:  Why should I pursue a short sale with my lender(s)? Our Response: We start asking questions! Are you trying to avoid a probable foreclosure?  Are you trying to protect your credit and ability to purchase another home as quickly as possible?  If credit is not an issue for you, are you trying to avoid having your lender file a deficiency judgment against you?  Have you been trying to sell your house, but have been unsuccessful because you have no equity in it and can't lower the price?  ...

My Take:   The bottom line is that mortgage servicers and investors don't have much incentive to do loan modifications. I always tell clients that the irony of loan modifications is that the people who can actually qualify for a loan modification, don't actually need one. The reality is that short sales have proven to be a MUCH more effective way for people to avoid a foreclosure than a loan modification. Congressional Panel Report Says Foreclosure Mitigation "Largely Failed" 03/16/2011 By: Joy Leopold, DSNews.com The final report released on Wednesday by the Congressional Oversight Panel (COP) regarding the programs and uses of money under the Troubled Asset Relief Program (TARP) paid special attention to foreclosure mediation programs, particularly the Home Affordable Modification Pro...

Moving from one house to another is always a challenge, but it doesn’t have to be a nightmare.  Here are some simple tips on how to get it done with minimal stress and strain. ·         Look at all the alternatives: hiring a moving company, for example, versus renting a truck and doing it yourself.  Whichever alternative makes most sense for you, get bids from more than one vendor. ·         A few days before the moving company is scheduled to arrive or you’re supposed to pick up your rental truck, call to confirm that everything is on track to happen when it’s supposed to. ·         Prepare your change of address cards in advance and send them out as soon as it’s appropriate to do so.  The post office, utilities, companies and people you do business with, city hall, friends, ...

Knoxville's Hellen and Ellen of the Love Kitchen to be on Oprah We are so proud of our very own Helen Ashe and Ellen Turner the 82-year-old twin sisters who have run the "Love Kitchen" in Knoxville, Tennessee, which feeds the hungry every day. Terry Morrow has a nice article about it in the Knoxville News-Sentinel. And, here is an article on Knoxnews.com about the appearance on Oprah, too. http://www.knoxnews.com/news/2011/feb/16/kitchens-twins-rewarded-labor-love-oprah/ It will be on Channel 6 at 4 p.m., February 17, 2011. I love one quote by Ms. Ashe, talking about Oprah, "She's as common as a shoe," referring to how comfortable and happy they were to be with Oprah. These women highlight how this whole community is. I just love living here. You should move here. It's OnePlaceOnEarth w...
