Those of you familiar with the Gatlinburg real estate market know that this is a unique pocket in today's world, and it is more positive than lots of other areas.  Century 21 contracts with an independent organization to provide statistical reports for our market.  This month's report (dated July 18) shows that in July the Days on Market (DOM) for Gatlinburg homes for sale dropped from 300 in May to 193 in July, indicating a postive demand for inventory.  Of course this is somewhat of a seasonal market, but this number has been stagnant for months, so seeing a change is significant. In addition, the list-to-sale ratio in Gatlinburg for July  is relatively stable at 92.5%.  This is an important number-- what it means that statistically homes in Gatlinburg have sold for 92.5% of the askin...

I had one of those "ah ha" moments last week that reminded me of why I live here.. we had a gathering scheduled in the Park-- one of our family had gotten a campsite up in Elkmont and we were all coming in for dinner and campfire.  I finished my particularly hectic and challenging  work day about 6 p.m. on a hot summer day.  It was over 90 degrees and humid-- unusual for here and not comfortable.  I drove from the office in Gatlinburg up Campbell Lead, past Sugarlands... and then it started to happen.  First, my news radio with the relentless reports of congressional misbehavior went silent....a few miles later, my cell phone blipped completely off... not just on silent mode, but OFF....then the temperature began to drop....a sprinkle of rain-- and by the time I got to Elmont it was 62 ...

Seeing the devastation of our neighbors in the Chattanooga area of Tennessee and in other southern states,after the string of tornadoes last week, our hearts and prayers go out to those folks who are suffering now.  At the same time, we recognize how lucky we are to have been spared most of the storm here in Sevier County. Local wisdom here is that "A tornado has never touched down in Sevier County"  and I have always believed that. but boy...it was close!  Lying in bed that night with 100 year old hickory and oak trees groaning in the pull and push of the wind around me, and hail popping off the roof, it just made me realize that there is an awful lot in life that we are not in control of.  It just takes faith and persistence to keep moving forward.   There are some parallels to the re...

  The calendar indicates that it is March, and in the Great Smoky Mountains National Park that means one thing: Wildflowers! Nature is a wondrous thing. The wildflowers of Spring have but a short time to complete their cycle of blooming and seed setting before the surrounding forest leafs out and blocks the life-giving rays of the sun from the understory of secondary growth. These are not the delicate blooms of Summer, but rather a hardier lot that can withstand late frosts and even cold snow! You can expect to see Fleabane, Spring Beauty, Dwarf Crested Iris and Trillium of every variety. If you are lucky you might spy a Showy Orchis or Dutchman’s Britches. My family needs to rent a place large enough for 7 people to stay for 3 nights beginning February 18, 2011. I keep checking online and by the time the reservation fee, hot tub fee, local taxes,etc. the prices are more than I can afford am willing to pay. We are tring to attend Winterfest which is a Christian youth conference. We went to a similiar event last year there in Gatlinburg but the motel room was a real dog. The Great Smoky Mountains National Park is situated on the spine of the Southern Appalachians, and receives an average of eighty-five inches of rain per year in the higher elevations. This abundance of moisture not only supports an incredible diversity of plant and animal life, but also provides some dramatic vistas for park visitors. It is not uncommon for travelers to become completely enveloped in clouds and haze as they traverse the high passages by automobile or while hiking along many of the many trails in the park. The question that I am asked most often about the Great Smoky Mountains Nation Park is: When will the Autumn eaves be at their peak color? There is no easy answer because there are many factors that affect fall leaf color in the Great Smoky Mountains Nation Park. Temperature, rainfall, sunlight, elevation and species call all affect not only when the leaves begin to change, but how intense the colors will be and how long they will last. But what I have learned over the thirty years or so that I have been taking photographs in the park is that you can find fall foliage somewhere within the confines of the park anytime from late September through early November.
