I get this question a lot lately, are home prices starting to come down in Franklin. It's a good question, and the data seems to indicate that maybe, but very slowly. Franklin home prices are still considerably higher than they were at this time last year with the median sales price up 16% year over year. However, the number of homes sold for July of 2021 was 260, compared to just 155 this year, a reduction of 41%.  For the first time in many months, we have more homes available to sell that we sold in the previous month. Usually when this happens we start to see price reductions and competition for buyers instead of multiple offers for every home. The absorption rate is down to 2 months, not a good sign for buyers as they will be in multiple offer situations on many of the better listings. The average price of homes sold was not the same however, with average prices for the first quarter up 11.6% to $436,975. When should I list my home in Franklin TN ?They really want to know when they will the best price if they decide to sell.  I think this is the number one question I get from people these days, and you need information to have a good answer. But in most cases, it's a two part question, because most people have to buy a home when they sell. As you can see from this chart, the most sales occur in spring and early summer, however, that doesm't mean that the prices go down when the volume decreases, it just means that not as many homes are available for purchase.
