Older houses pose a challenge when it comes to heating and cooling systems. Today's methodologies which incorporate zoned systems or separate heating and cooling systems to climatize each level of the property are common place. Older properties follow the guidelines of "accepted" trade practices at the the time the property was built and upgrading ductwork and units to properly condition a property can get quite expensive. When encountering conditions such as this, "seasoned" home inspectors follow rules-of-thumb and common sense to determine if a property needs to be further evaluated by a specialist. Generally speaking, the first rule-of-thumb is compressor sizing. Every 650 sq. ft of house needs approximately a ton of cooling as it takes more energy to cool a house. A 2500 sq. ft. pr...

Bob Corker's interview on CNBC this morning has a lot of good information about the package that the Senate is planning to put to vote today. Bob is a senator from east Tennessee, and the votes from his house counterparts in east Tennessee were all nay. I believe that he would not vote for this bill unless he thought it was good for the general population. Given his background as a very successful business leader, I believe that he knows what he's talking about. www.cnbc.com/id/15840232?video=874208429

As appliances age, it is not unusual for the male terminals to work loose from the molded plugs, and occasionally when they fail, the prongs become embedded in the outlet. Judging by the burn marks on the end of the terminal, it looks as if this appliance had gotten the terminals quite hot from time to time. But what is even hotter is the now bare prong that is left in the "hot" side of the outlet. As this is in a bathroom with metal faucets and connection lines, can we say that overall, this could be a real eye-opener and an electrifying situation should a person brush the terminal and be touching the faucet. No! Thankfully it is in a working GFCI outlet. What I can't understand, is why the home owner left the outlet in this condition... I guess that I'll have to send Bubba over there ...

Any time I get the chance, I love to head to the suburbs of Williamson County's Cool Springs and eat at Buca di Beppo.  I know it's a chain restaurant, but I think it is one of the better ones.  It's one of those places where you can order either a huge meal and eat on it for days, or just get a single portion serving and only eat on it for a couple of days!    Last night my bf and I were celebrating yet another closing (we both love helping people with their home purchases) and went to eat there.  He had the penne arrabiata (spicy sausage with penne and marinara sauce) and I had the chicken parmagiana (Sp?)  We both enjoyed our dishes - I like the way they did the chicken, with just a little bit of prosciutto on the top.  And I LOVE the marinara sauce they serve here.  It seems so fres...

Why is nashville having gas problems? According to the news, here is what I've read.  AAA Middle Tennessee district manager Jim Blott says we should be back to normal by the end of the week, maybe. The Hurricanes disrupted our supply he says. But the rest of the story is more important, and why we are the only ones with this problem. Complicating local supply matters is an Environmental Protection Agency mandate that a five-county Mid-State region that includes Davidson County use specially-blended, low-emission "boutique" gasoline. The reason is to improve on the region's poor air quality, Blott says, adding the requirement is the same as one in California where poor air quality is an issue. Back-to-back Gulf Coast hurricanes - Gustav, which made landfall Sept. 1 near Cocodrie, La., an...

Does it make sense for homeowners to invest in solar power? The Nashville newspaper had an article yesterday that shows the interest that some homeowners have in generating electricity by installing solar panels on the roof of their homes. Also mentioned was the fact that the return on investment is very poor. In Nashville, It would take at least 15 years of savings to pay for the expense. For Nashville real estate, it's not the best way to spend your money.  I would really like to find a cheap way to conserve energy, and I think those days are coming. But I don't think solar panels on a home are the right answer. For a very small percentage of the cost of solar panels, you could invest in better insulation,  better windows and doors (only if you have single pane windows), a high effici...

Sales for Williamson county real estate in August 2008 are as follows. . There were 314 residential and condominium closings reported for the month. This was 32 percent lower than the closings of August 2007.  The median prices for residential homes increased by five percent. Days on the market (DOM) for residential homes increased by 24 days compared to August 2007. Condominium closings increased by 28 percent (11 units). The median prices for condominiums decreased by 2 percent and days on the market also increased by 22 days compared to August 2007. With the volatility of the Mortgage market hopefully at an end, the real estate market should improve for the remainder of the year. Prices have remained stable, but the volume of sales for Franklin tn real estate has decreased. To search...

August housing starts were down to 854,000 according to the U.S. Department of Housing and Urban Development, 35 percent lower than August 2007, and 53 percent lower than the 1,800,000 of August 2006. While the national news media is all over this with negative tones, I would like to point out that we still have more inventory that we can easily sell. And the only way to catch up, is to stop flooding the market with new inventory. This is a step in the right direction. I believe that when the election is over, and we know where we are headed for the next 2 years (congress really controls this country), the buyers of homes will start to come back. Everybody has to live somewhere, and most think that homes are a great investment for the long term. Rates continue to improve, and as invent...

Nashville real estate - What do buyers think about when they are trying to budget for a home purchase? I'm confused myself, because buyers get hammered by the media about how home prices are going down, and the bottom is here, or not here, depending on who is talking. The media doesn't talk about rates, but the reality is that rates on 30 year fixed rate mortgages are down about 10 percent compared to just a few weeks ago. And that's with not having to shop around, or deal with multiple offers. When I talk to buyers in Brentwood and Green Hills, they seem to be more concerned about price, It's usually the opposite in Franklin and Spring Hill. Those buyers are very concerned about rates. I think you should watch both. Rates are as much of a determining factor to your monthly payment as t...

Having been involved with electronics and electrical components for most of my life, I have come to learn that all electrical and electronic equipment runs on smoke. To heck with all the gobble-de-gook, electron theory and big-brained mathematical mumbo-jumbo that electrical items run on electricity. Lets face it folks, once you let the smoke out of something, it just quits working… Period! Did you ever notice, that it seems as if manufactures find the stinkiest smoke that they can find and somehow cram it into the latest and greatest gismo? That being said, someone obviously let all the smoke out of this smoke detector, which IS NOT a good thing. Although they do run on smoke, smoke detectors need this smoke to be able to detect the smoke that may occur in your home to protect you and ...

Franklin tn - It's not what it sounds like, but it was. The factory in Franklin is an old factory bulit before the depression It's been renovated, and turned into retail and office space. Because of it's location just north of downtown Franklin, it's very easy to find, and appears to be a great place to set up shop if your business doesn't really fit in a traditional mall. Since this was originally a factory for stoves, I think it's fitting that the Viking store and cooking school is one of the merchants here.  A link to all of the merchants in the factory is provided here. Merchants at the factory.

Franklin tn real estate - Just in case you buyers aren't paying attention, the media has declared this to be a buyer market. What does that mean? More people want to sell than buyers who want to buy. It also means.  Prices are down from last year, or at worst case no higher than you would have paid 12 month ago.  The selection is good in most neighborhoods, In some areas of Franklin you couldn't even find a house to buy last year, now you at least have a selection.  Interest rates are low, I have been quoted 6 percent on a 30 fixed rate mortgage this week, so that is 10 percent lower than early summer. It likely that soon, prices will start up again (the election will be over soon), and either rates , or home prices, or both will probably start climbing. It's the best chance in years to...

Is Laurel Cove in Franklin beginning to take shape? Elizabeth and I decide to drive out Sunday and take a look. It was a beautiful clear day and laurel cove is away from the normal traffic patterns of Franklin. So it was no surprise that we witnessed 2 Cobra's drive by with a big smile on both drivers faces. The golf course is starting to look like a golf course, instead of a pile of dirt, and I expect that by next spring it will be ready for play. Thanks Greg Norman for bringing another great golf course to Williamson county.
