Franklin Tennessee - Tennessee's Number 1 Small Town For me, it is no contest;  Franklin is Tennessee's best little town.   It is no wonder visitors fall in love with the Franklin area when they visit downtown.  It is only 3 blocks long and a town square but a casual stroll and a visit to its great little shops will make anyone a believer. For visitors, it begins at Five Points, the reference point from which most Franklinites give directions.  Yes, even Franklin has a Starbucks, but its real charm comes from the shops which are quaint enough to be called "shoppes" and restaurants and historic store fronts. In three short blocks you have choices of two ice cream shops, eight eateries (last count), dozens of retail for clothing, speciality items, art, and antiques.  If you venture a bl...

I was having a discussion with a real estate agent in my area as to why a customer who had placed an order for a home inspection later changed their mind and decided forgo this part of the property transaction. It seemed as if the buyer was talking to the on site real estate agent and the project supervisor and they convinced them that everything was cool with the property, that the codes officials had inspected the property several times during construction, and had gone through it with a "fine toothed comb" before issuing the CO (Certificate of Occupancy) as required by local building departments. To me, this is like having the fox look after the chicken coop. To be brutally frank, many builders do not want pesky home inspectors picking their properties apart as some inspectors feel t...

Williamson county early voting - If you want to avoid the expect long lines on the big day, early voting started Wednesday the 15th and continues through the 30th of October. I know that my mind has been made up for a long time now, and to wait just doesn't make any sense to me.  I feel like this is the most important vote I have ever had. The parties are split so far apart that it's not even a hard choice any more. The working class votes for one party, and the non-workers vote for another. One party wants more taxes for people who have money so that they can give it to the people who don't work. I reallly don't think high taxes for entitlement programs is the American dream, and I don't think it's good for the economy. For locations for early voting in Williamson county, click here. h...

These are really trying times for the real estate industry. With so many real estate agents putting their licenses in retirement, throwing in the towel and calling it quits or working part-time jobs just to make ends meet. Not to mention the other ancillary markets that have been taking it on the chin as well such as the mortgage, title and home inspection industries. With new construction starts at a minimum, project managers are have now replace superintendents on several of the larger developments. One thing that is not down though, is theft on construction sites. With times being tough, there are some elements of our society that think that it is far easier to steal than it is to go out and earn a honest day's wages. It is really sad when $6,000.00 worth of heating and air condition...

Who would have thought that midseason of 2008 the rankings would look more like those of the mid '70s? Old School powerhouses are back in the mix (with the exception of Texas being a recent National Champion) while recent powerhouses like LSU, Tennessee, Ohio State, Auburn, Miami, and even USC (as loaded as they are) have all seemed to lost their swagger. Sure, some of these schools like Ohio State are still in the mix but who really wants to see Ohio State get embarrassed by another SEC school (which by the way, they have never beaten an SEC school) ? This has turned out to be another interesting college football season. Any guesses on who will be in the Title Game this year? Alabama and Texas both has a rough schedule ahead of them and let's face it, ITS COLLEGE FOOTBALL....anything c...

Carriage Park Townhouses - Real Estate - in Franklin TN 37064 Carriage Park is a great condo community in  Franklin TN.  The 102 Victorian style units are two to building. Though it is an overused expression, but this little community is Franklin Tennessee's best kept secret.  Unlike most condo/townhouse communities, Carriage Park townhouses are surrounded by an abundance of land.  Many people find they have larger yards here than are in most single family neighborhoods.  The only difference is the HOA association takes care of the yard work.   The amenities are pool and tennis courts, with lights for evening play.  The community is great for walking and only a couple miles from downtown Franklin.  It is located off Mack Hatcher and adjacent to Polk Place.  The HOA fees are $130 per m...
